Structural alterations, new openings and steel support in Tring. Trusted, professional, 30+ years' hands-on experience.
Structural alteration in Tring runs on two tracks at once: what the structure needs, and what Dacorum Borough Council will consent to. The conservation area brings extra control to the addresses inside it, and permitted development rights have been withdrawn at named properties on top of that. We appoint the structural engineer, build to the calculations, and coordinate the building control side.

It depends first on whether the address sits inside Tring conservation area. Dacorum Borough Council designated that area on 6 October 1969. The boundary was reviewed and amended on 16 February 1978, and a further amendment was adopted on 27 November 2019, so an old plan is not a reliable guide to where the line runs now. Historic environment policy sits in Dacorum's Core Strategy of September 2013, at Section 17, Policy CS27.
Inside the boundary, work that would be permitted development elsewhere needs an application. We check the boundary position for the specific address before anything is priced.
Dacorum's Tring appraisal states at section 9.0 that Article 4 directions withdrawing permitted development rights already exist at 1 to 18 King Street, together with Hamilton House, Kosicote and Hope Cottages. The same section lists numbers 94, 96, 102, 104, 106 and 108 High Street, and Linwood and Farleigh in Park Road.
The council's own published Article 4 directions page tells a different story. The only direction it lists for Tring covers land at Icknield Way, made on 15 July 2022 and confirmed on 21 November 2022. Two sources, two lists, which is reason enough to check your own address against both rather than assume the position from a neighbour's job.
Appendix 1 of the Tring appraisal states a total of 54 statutory listed buildings inside the conservation area, although the schedule itself sets out 55 separate entries, several of which cover more than one property. The parish church of St Peter and St Paul is the only Grade I listed building scheduled there. The Clock House and The Mansion on Mansion Drive are the only two listed Grade II star.
Listed building consent is a separate application from planning permission, and it reaches internal structural work. We are contractors, not architects, surveyors or heritage consultants, so where a listed building is involved you appoint the right consultant and we build to what is approved.
The bedrock formation changes within Tring. British Geological Survey 1:50,000 mapping gives the Zig Zag Chalk Formation beneath the High Street, Akeman Street, King Street, Western Road, Park Road, Miswell Lane and Station Road. At Icknield Way on the northern edge it gives the West Melbury Marly Chalk Formation, an older and marlier chalk. The superficial deposits layer returned no polygon at Akeman Street, King Street, Western Road, the west end of Park Road or Miswell Lane, so chalk is mapped at the surface there.
Where an alteration puts new load into the ground, the foundation is designed from what is found on site. Underpinning, new pads and widened footings are all engineer's work, and we build to the design rather than around it.
Structural alteration in Tring turns on the address as much as on the structure. The conservation area boundary has moved twice since 1969, and permitted development rights have been withdrawn at named properties rather than across whole streets, so the position at your house is something to check rather than assume. We appoint the structural engineer and build to the calculations they issue. We never produce structural calculations, and we hold no trade body accreditation. We are fully insured and registered in England, company number 14611254.

FAQ
There is no going rate worth quoting, because scope varies more than the market does. A simple structural alterations job near HP23 and a complicated one elsewhere in Tring are different pieces of work. GS Renovation surveys and prices each on its merits, with the Dacorum Borough Council element shown separately. Ring 07472 424 226 for an honest steer on your period, Georgian and listed property, or email info@gsrenovationltd.co.uk with the HP23 address and we will book a free survey. As a rough guide, structural alterations in London ranges from roughly £1,500 for a simple opening to £15,000 or more where underpinning or major works are involved (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.
Inside the conservation area, a roof alteration that protrudes more than 150mm beyond the plane of the original roof needs planning permission. So does anything leaving part of the roof higher than the highest part of the original. A dormer protrudes well past the roof plane, so it is an application rather than permitted development. The structural design for the new floor and the trimming of rafters is a separate building regulations matter.
The adopted development plan is the Core Strategy of 2013, the Site Allocations document of 2017 and saved policies from the 2004 Local Plan. Dacorum's emerging Local Plan to 2041 is under examination by independent Planning Inspectors, so the policy position is in transition. That matters for anything borderline, because a scheme decided now and the same scheme decided after adoption can be weighed differently. We are contractors, not planning consultants.
Inside the conservation area, yes. No part of the exterior of a house may be clad or rendered in stone, artificial stone, pebble dash, render, timber, plastic or tiles without planning permission from Dacorum Borough Council. That catches external wall insulation, which arrives as a render finish. Where insulation is the aim and permission is not forthcoming, the alternative is internal, and it changes room sizes and window reveals.
It is a non designated heritage asset, which is not the same as being listed. Dacorum has identified twenty buildings of local importance inside Tring conservation area, counting a terrace or group as one entry. There is no separate consent to apply for, but the council weighs the effect on that building when it decides a planning application. Internal structural work in an unlisted house remains a building regulations matter.
No. The appraisal divides it into character areas. The section west of Langdon Street occupies rather more than a third of the whole and is assessed separately as its own character area. The west end of the High Street was developed in the late nineteenth and early twentieth centuries, so it has no burgage plots and its street fronts are wider. What suits one part is judged against the character of that part.
