Structural alterations, new openings and steel support in Dunstable. Trusted, professional, 30+ years' hands-on experience.
Structural alterations covers anything that changes how a building carries load: beams, piers, new openings, removals and rebuilds. Work of that kind needs a structural engineer's calculations and a building control application. We appoint and coordinate the engineer and build to what they issue, and we do not produce calculations ourselves. This page sets out who you deal with in Dunstable and what the routes are.

Central Bedfordshire Council is a unitary authority and the local planning authority for Dunstable. Dunstable Town Council is not the planning authority, so a query put there will not move a structural application forward. The council also runs its own building control service, reachable on building.control@centralbedfordshire.gov.uk and 0300 300 8635.
One authority for both sides of the job is a practical advantage. Where an alteration needs planning consent as well as building regulations approval, the two applications go to the same body. We make the building control application, arrange the inspections, and keep the engineer's drawings and the work on site in step with each other.
That is Dunstable Conservation Area, reference CA43, one of 61 conservation areas across Central Bedfordshire. It measures about 900 metres north to south and about 820 metres east to west. Whether your property sits inside that boundary is the first thing to establish, because it changes what consent an alteration needs.
The town plan explains where the older fabric sits. Dunstable's street plan is a Roman crossroads, where Watling Street crosses the Icknield Way, giving High Street North, High Street South, West Street and Church Street. Watling Street through the town centre is now the A5183 and the A505, not the A5, which runs on the Dunstable Northern Bypass to the north.
Central Bedfordshire Council requires at least six weeks' notice before demolition works. That is a long lead time, and it belongs in the programme at the start rather than at the point the machine is booked. Where an alteration involves taking a building, or part of one, down, we give the notice and work to the date.
Anything unsafe has a separate route. The council publishes a dangerous structures number, 0300 300 8635 during office hours and 0300 300 8098 outside office hours. If you have a wall that has moved, a bulging bay, or a propped opening that was never signed off, those numbers exist for that. We can survey it and bring the engineer in.
British Geological Survey 1:50,000 mapping gives Zig Zag Chalk around Brewers Hill Road, and on into Houghton Regis beyond it. That formation belongs to the Grey Chalk Subgroup. The BGS describes it as mostly firm, pale grey to off white blocky chalk, with a lower part of rhythmic alternations of marls and marly chalks.
Marls and marly chalks are softer than the chalk around them. Where a new pier, pad or underpin is going in, the engineer wants to know which band is actually under the bearing. We dig the trial hole, record what it shows and hand it over, rather than working from the published map alone.
Structural work fails on coordination as readily as on engineering. We appoint the structural engineer, obtain the calculations, submit to Central Bedfordshire Council's building control service, and sequence the propping, the steel and the making good around the inspection dates. You deal with one person throughout, rather than with an engineer, a builder and a surveyor who each point at the others. The calculations are always the engineer's, because we are a contractor and not an engineering practice. FAQ
Work from a scoped quotation, never from a headline rate. Once we have surveyed the LU5 property we can tell a Dunstable homeowner what structural alterations genuinely involves there, including the making good that interwar semi-detached construction usually needs. GS Renovation itemises every line so the budget you set actually holds. Homeowners right across Dunstable get the same treatment. Email info@gsrenovationltd.co.uk with the LU5 address and we will book a free Dunstable survey. As a rough guide, structural alterations in London ranges from roughly £1,500 for a simple opening to £15,000 or more where underpinning or major works are involved (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.
The list comes from your job rather than from the council website. Central Bedfordshire prepares an inspection service plan when the building control application is made, and that plan sets out the stages you have to notify. There is no fixed published list to work from. The plan is written against the scheme actually submitted, calculations included, so it follows your beams and bearings. We read it before work starts and programme around it.
The bedrock is chalk, but the answer depends on what sits between it and the foundation. British Geological Survey mapping gives the Holywell Nodular Chalk Formation beneath the crossroads and the Priory Church, described as hard nodular chalks with thin flaser marls and shell debris in part. The BGS puts that formation at 25 to 35 metres thick, thinning to 10 to 15 metres in the Chilterns. Depth to it is a trial hole question.
Surface water does, river flooding does not. The Environment Agency's Flood Map for Planning places the Watling Street and Icknield Way crossroads outside Flood Zone 2 and Flood Zone 3. The same crossroads sits inside the agency's surface water flood extent for a 1 per cent annual chance event. Dropping a floor level, or forming a threshold below the old one, changes where water would go, so levels and drainage are settled before the slab is broken.
The council allows itself 8 weeks to decide a minor application and 13 weeks for a major one, and a householder alteration is a minor one. Inside that period, statutory consultation runs for 21 to 28 days, which is when neighbours and consultees comment. The clock starts once the application is valid rather than the day it is sent. Building regulations work is prepared alongside, so the two do not run end to end.
For a Dunstable address yes, but the postcode alone does not settle it. LU6 covers Dunstable, Totternhoe, Kensworth, Eaton Bray, Studham and Whipsnade in Central Bedfordshire, Edlesborough parish in Buckinghamshire, and reaches Hertfordshire at a single postcode in Markyate. So an LU6 property a few miles out can be applying to a different authority with different policies. We confirm the authority from the address before anything is drawn or submitted.
