Buckinghamshire Council has been the unitary local planning authority for Aylesbury since 1 April 2020, replacing Aylesbury Vale District Council, which no longer exists. Planning, heritage advice and building control now sit with the one authority. If older paperwork or a neighbour's approval names the district council, it is out of date.
The council's Heritage Team runs a chargeable pre application service. It can be used to check the suitability of repair work and whether planning permission is needed for a proposed alteration inside the conservation area. The conservation area was re-examined for the appraisal adopted in July 2026
The adopted appraisal divides the Aylesbury Conservation Area into ten character areas. They are 01 St Mary's, 02 Historic Residential Core, 03 Modern Residential Development, 04 Ripon and Granville Streets and 05 Public Squares and Commercial Streets. The other five are 06 Civic Centre, 07 Canal and Highbridge, 08 Modern Landmarks, 09 Walton and 10 Wendover Road.
The boundaries were last reviewed in 2004 before the review carried out for that appraisal. The 2026 review added the late nineteenth and early twentieth century terraces at High Bridge Walk, Albion Street and Coronation Villas along the canal. If your property is one of those, the consent position is not what it was, so we check the current boundary rather than an older map.
What needs permission inside the area, and what is still to be settled
The appraisal lists changes to roof shape, including the installation of new dormer windows and chimneys, among the works needing planning permission inside the conservation area. An alteration that shows above the eaves is therefore a planning question as well as an engineering one, and the two are best put in that order.
On Article 4 Directions the appraisal states that, should the council choose to make any new one, the process would be undertaken at a future date, separate from the adoption of the appraisal. The position can therefore change. We check what is in force at the time we quote rather than working from what applied on an earlier job.
North and west of the centre the bedrock is Kimmeridge Clay
British Geological Survey 1:50,000 mapping puts Quarrendon, Elmhurst, Buckingham Park, Fairford Leys, Berryfields and Haydon Hill on Kimmeridge Clay Formation mudstone. BGS describes the formation onshore as mudstones, calcareous or kerogen rich or silty or sandy, with thin siltstone and cementstone beds, and locally sands and silts.
That description covers a range of material rather than one.
