Going open plan means taking out a wall, replacing its load path with a beam, and rethinking heat, light and drainage in the same job. Which Tring streets sit inside the conservation area boundary

Chapel Street, Queen Street, Langdon Street, King Street, Albert Street and Akeman Street all do. The 1978 boundary extension brought in all properties fronting those streets, together with what the appraisal describes as the majority of properties fronting the southern side of Western Road.

Inside the boundary, planning permission is required for any extension of more than one storey that would extend beyond the rear wall of the original house. An open plan layout that arrives with a rear extension therefore needs the planning position settled first and the structural design second.

The plot shape decides where the space can go

In Tring it runs backwards rather than sideways. Dacorum's management proposals identify the way small buildings run down the plot rather than across it as a very important part of the conservation area's character, to be carefully considered in any proposed development. On the central High Street, between the parish church and the Frogmore Street and Akeman Street crossroads, buildings sit on medieval burgage plots with narrow street fronts and long rear yards.

The same proposals ask that the scale, form and massing of rear extensions, alterations and outbuildings be respected and where possible reflected in future work, particularly to the rear of buildings fronting the High Street or Akeman Street. A long thin plot suits a run of connected spaces better than one square room, which is a design decision worth making before the beam is sized.

What kind of house you are opening up

Terraced, more than any other single type. Terraced houses are the largest single dwelling type across the three Tring areas, at 2,260 of 7,420 properties, ahead of 1,870 semi-detached and 1,680 detached. The balance flips across the town. In Tring East, Wigginton and Aldbury there are 860 detached houses to 400 terraced, while Tring North has 880 terraced to 270 detached.

A terraced knock-through brings party walls into the job, along with access for steel and a tighter propping plan. A detached house gives room for both. The engineering principle does not change, but the method and the price do.

Who approves the structural work

Building control, and it is not the borough council. Applications for Tring go to Hertfordshire Building Control at 4th Floor, Campus West, Welwyn Garden City, Hertfordshire AL8 6BX, telephone 01438 879990, or through the Planning Portal. We coordinate the application and the inspection visits so the steel is signed off before it disappears behind plasterboard.

That is the part building control looks hardest at. Taking out the wall between hall and living room opens the stairway into the room, and the escape route from the first floor then runs through it. Hertfordshire Building Control decides what compensating measures it accepts, since Dacorum does not run its own service. Interlinked alarms, a protected route to a final exit or an escape window are the options put forward. We raise it at design stage.

Can the house be opened into an outbuilding at the back of the yard?

It depends what the outbuilding is and what it stands on. The appraisal describes the rear yards behind the central High Street as bounded by brick walls and occupied by a long series of outbuildings. Bringing one into the house makes it habitable space, so it needs a floor, insulation, damp proofing and a structural connection that building control inspects. The engineer looks at its walls and footings before any of that is priced.

Do you need permission for bifold doors in a rear wall inside the conservation area?

Confirm the position with Dacorum for your address before ordering. The works the appraisal lists as needing permission inside Tring conservation area are cladding and rendering, chimneys and flues on elevations fronting a highway, roof alterations beyond 150mm, extensions, demolition and works to trees. A new opening in a rear elevation is not on that list. Article 4 directions have withdrawn rights at named properties, and a listed building is a separate consent question.
