Safe load-bearing wall removal with steel beam support in Tring. Trusted, professional, 30+ years' hands-on experience.
Removing a load bearing wall means moving its load into a beam, and in Tring that wall may be brick, may be older than the frontage, and may be shared with the house next door. A structural engineer we appoint sizes the replacement and we build to those calculations. Indicative London ranges, MyBuilder and Checkatrade, 2026, put a full knock-through including wall removal, engineer fee and making good at £2,500 to £6,500 and above.

Old enough to change the method. HMRC's council tax stock figures at 31 March 2025 record 1,310 dwellings built before 1900 across the three census areas covering Tring and its immediate villages, with a further 180 built between 1900 and 1918. On those figures roughly one Tring home in five predates the First World War. In the Tring West and Long Marston area, which takes in Western Road and the streets of the western conservation area, 740 of 2,950 dwellings were built before 1900.
A wall of that age is not a standard build. Lime mortar, uneven bearings and a wall that turns out to be carrying more than one floor all change the beam and the propping. We open up first, so the engineer has something real to calculate from.
Brick. The appraisal gives the principal building material of the western character area as brick in a dark red to brownish colour, generally left bare so that the Flemish bond masonry can be seen. Dacorum's appraisal lists that area as Albert Street, Old Weavers Place, Chapel Street, Charles Street, Henry Street, Langdon Street, Queen Street, Stanley Gardens and West Passage. It adds the west end of Park Road, the west end of Upper High Street and the east end of Western Road.
It describes the houses there as small, two bays wide and two storeys high, standing in terrace rows of about half a dozen dwellings. A two bay house leaves little room either side of a new opening. The pier between the opening and the flank wall has to be checked by the engineer, not assumed.
It is post war. Dacorum's appraisal records that after the Second World War large areas north of the historic town were developed for housing, north of the line formed by Station Road, High Street and Aylesbury Road. That development spread east and west of the historic quarter. HMRC's 2025 figures give 1,280 of 2,180 dwellings in the Tring North area as built between 1955 and 1982, against 190 before 1900.
A house from that period may have a block internal wall, a trussed roof, or a spine wall carrying the first floor. That is a different calculation from a Victorian terrace. The same drawing does not do for both.
Building regulations approval and planning consent are separate things. Inside Tring conservation area, total or substantial demolition of an unlisted building over 115 cubic metres requires consent from Dacorum Borough Council, which the appraisal calls conservation area consent. Internal wall removal in a house that stays standing is a building control matter instead. Applications for Tring go to Hertfordshire Building Control at 4th Floor, Campus West, Welwyn Garden City, Hertfordshire AL8 6BX, telephone 01438 879990, or through the Planning Portal.
The wall in front of you decides the job, and Tring gives you two very different walls depending on which part of the town the house is in. Pre 1900 brickwork in the western streets behaves nothing like the post war construction north of the High Street line, so we price what is there rather than a standard scope. We appoint the structural engineer and build to the calculations. We never produce them ourselves. Quotations are free and without obligation, and we are fully insured.

FAQ
Location itself is not a line on our quotation. Two Hertfordshire homes of the same age and construction get similar load-bearing wall removal figures, and what separates them is condition and access at the HP23 address. GS Renovation does not charge Tring homeowners a premium for the address, and there is no travel surcharge within Tring. The survey establishes the rest. Ring 07472 424 226 with the HP23 postcode and we will confirm before quoting. As a rough guide, load-bearing wall removal in London runs roughly £2,500 to £6,500 or more for a complete single opening, covering the engineer's calculations, the steel beam, propping, removal and making good; the beam element on its own is roughly £1,500 to £4,000 (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.
By opening it up and looking, not by tapping it. In the two bay, two storey terraces the appraisal describes west of Langdon Street, that dividing wall can carry first floor joists, a purlin, or the wall standing above it. Frontages there are flat, with sash windows set in flat arch openings, and they tell you nothing about the inside. The engineer confirms the load path from what is exposed, then sizes the replacement.
Three statutory listed buildings stand in that whole character area: the King's Arms in King Street, the Church of St Martha in Park Road, and numbers 92 and 94 Western Road. If your address is not one of them, listed building consent is not the question, and internal wall removal is building regulations work. The area still sits inside the conservation area, which governs what changes on the outside.
It can, because removing a wall concentrates a spread load into two points. British Geological Survey mapping records Head, described as clay, silt, sand and gravel, as the superficial deposit at the central High Street, Brook Street, Station Road, Grove Road and Dundale Road. At other sampled streets chalk is mapped at the surface. A trial hole beside the bearing tells the engineer what the existing footing sits on before a pad is designed.
Inside Tring conservation area, yes, above a set height. Consent is required to demolish any wall over 1 metre high facing a highway, waterway or open space, and any wall over 2 metres high elsewhere. That reaches the brick boundary walls around the older rear yards. It is a separate application from the building regulations side of the internal work, so we flag it before a skip is booked.
Check the boundary first. Fifty cottages built to William Huckvale's designs for the Rothschild estate were presented to Tring Urban District Council, and not all of them stand inside the conservation area. Outside that boundary, conservation area controls do not apply and internal wall removal is a building regulations matter. Inside it, anything that shows from the street needs checking against the controls before the work is priced.
