Kitchen Extensions Angel

Rear, side return and wraparound kitchen extensions in Angel, the room, the services and the kitchen built as one job.

A kitchen extension in Angel is a job for the smaller share of the stock. The VOA count puts 84% of homes here as flats and 16% as houses, and 15% of all homes are terraced houses, against 1% semi-detached or detached. So the project is usually a single-storey room behind a terrace, often in the lightwell beside the back addition, or a ground floor flat extension with full planning permission. We build the new room, put the steel into the old rear wall and fit the kitchen as one programme.

In Angel, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Angel: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

Where an Angel terrace has room for a kitchen

On an Angel terrace the space usually comes from the lightwell or from the garden beyond the back addition. Islington's Urban Design Guide says there will normally be scope for ground floor extensions within a lightwell or beyond the existing back addition, provided enough useable garden is kept. On a house with a closet wing, the lightwell is the narrow strip between the wing and the party wall, which is where a side infill kitchen goes.

The same guide sets a test your designer will draw before anything else. If the centre of a neighbour's main rear window falls within a 45 degree angle of the end of your proposed extension, the depth is likely to have an unacceptable impact. On tight Angel plots with rear windows close together, that line often fixes how far the kitchen can run, so the layout of units and the island follows the depth rather than the other way round.

Housing in Angel

Of the 19,540 homes the valuation list records in Angel, 52% were built before 1919, 3% between the wars and 44% since 1945; 84% are flats and 16% are houses. Since most homes here are flats, only a ground floor flat in Angel with its own garden can extend its kitchen.

The Angel conservation area and a glazed rear room

If your house is inside the Angel conservation area, the design guidelines limit height before they limit style. The area (CA18) was designated on 28/04/1981 and its guidelines were adopted in January 2002. They say full width rear extensions higher than one storey, or half width rear extensions higher than two storeys, will not normally be permitted, so a full width kitchen extension here is planned as a single storey room.

Within that envelope the borough is open to a modern finish. The Urban Design Guide says single storey rear extensions may suit high quality contemporary design, such as contrasting materials or a lightweight glazed form. For an Angel kitchen that can mean a slim framed glass box or a glazed roof against the old brick, which puts the cost into the glazing package, the roof light upstands and the flashing detail at the party wall.

Flats and maisonettes in Angel need full planning permission

A ground floor flat or maisonette in Angel has no permitted development route to a kitchen extension. Householder permitted development rules for extensions apply to houses only, not to flats and maisonettes, and Islington says you need full planning permission to add an extension or conservatory to a flat. With 84% of homes in Angel being flats, this is the first point to settle before any design work is paid for.

In practice a flat owner needs more than the planning consent before a start date. The lease normally requires the freeholder's written consent for structural work and for building on land the flat may only lease, and a clear arrangement with the flat above about access and noise saves disputes later. We price the build from the approved drawings and set the programme around the consent conditions. The owner or their designer makes the application; we build to what is approved and supply the method and sequence the freeholder may ask to see.

Steel, drains and building control on an Angel kitchen job

Opening the rear wall of an Angel terrace into the new kitchen needs steel, sized by the structural engineer we appoint and set on padstones. Where that steel bears into a party wall, the Party Wall Act 1996 applies. Islington's building control page says to notify your neighbours at least six weeks before the work starts, but the Act sets a longer notice for work to the party wall itself, so serve notices as soon as the engineer's drawings exist. You, as the building owner, serve them, and Islington says it has no part in any Party Wall Agreement.

Building control comes next, and the drains can decide the route. Islington will not accept a building notice for work over existing sewers and drains, which can apply behind a terrace where the run leaves the back of the house. That job goes through full plans or a registered building control approver. Islington must process full plans within five weeks, or two months if agreed. The sink usually moves towards the new back wall, so we confirm the drain run early, then lay the new connections and the underfloor services before the slab goes down.

  • Airbrick ducts to keep existing timber floors ventilated
  • Utility rooms and larders at the back of the extension

FAQ

Frequently Asked Questions about Kitchen Extensions Angel

What drives the cost of kitchen extensions in an Angel home?

Three things drive the cost of kitchen extensions in an Angel home within £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative): how much structure is involved, access at the N1 address, and making good afterwards. The biggest variable is usually hidden: where the drain runs under the Angel garden decides both the footprint and where the new sink can go. GS Renovation prices each of the three separately rather than averaging across Islington.

Can a kitchen be extended under permitted development in Angel?

Only if it is a house, and only within limits. Under national rules a single-storey rear extension on a terraced or semi-detached house can go three metres beyond the original rear wall, and no more than four metres high. Outside designated land such as a conservation area, the prior approval route raises the depth to six metres. An Article 4 direction or a planning condition can remove these rights, so check the house's planning history. A flat or maisonette has no householder permitted development rights, so a ground floor flat always needs a planning application.

How tall can a rear kitchen extension be in the Angel conservation area?

Plan for a single storey if the extension runs the full width. The Angel conservation area design guidelines say full width rear extensions higher than one storey, or half width rear extensions higher than two storeys, will not normally be permitted. A kitchen at ground level with a flat or glazed roof sits inside that limit, and your designer can then spend the effort on light and detail.

Does a side infill kitchen in Angel need planning permission?

Yes if the house is in a conservation area, and always for a flat. Under national rules every side extension on Article 2(3) designated land, which includes a conservation area, needs householder planning permission. Islington has 42 conservation areas, so check the map for your street early and build the decision time into the programme before booking trades.

Will a neighbour's window limit the depth of an Angel kitchen extension?

It can. Islington's Urban Design Guide applies a 45 degree test from the centre of the neighbour's main rear window to the end of the extension, and a depth that crosses that line is likely to have an unacceptable impact. Ask your designer to draw the line on the site plan before you settle the kitchen layout.

Can the kitchen extension on an Angel house be mostly glass?

It can, and Islington's own guidance allows for it. The Urban Design Guide says single storey rear extensions may suit high quality contemporary design, such as contrasting materials or a lightweight glazed form. The trade off is heat loss and solar gain: a large glazed area has to satisfy the Part L energy calculation for the extension, which your designer checks before the glazing is ordered.

How long does Islington take to approve building regulations plans?

Islington has a statutory obligation to process full plans applications within five weeks, or two months if agreed. We prefer an approved drawing before the steel and the glazing are ordered, because both have lead times of their own and a change after approval can push the whole kitchen programme back.

Do you fit the kitchen as well as build the extension in Angel?

Yes. The kitchen is part of the same programme, so the drainage, the electrics and the floor build up are set out for your final unit layout before the plaster goes on. A registered electrician certifies the new circuits, and any gas work is done by a registered gas engineer.

What happens to the garden when we extend at the back?

You lose the footprint of the new room and some working space while the job runs. Materials and waste need somewhere to sit, and a skip in the road needs Islington's licence for a temporary obstruction on the public highway. On a terrace with no side access everything comes through the house, so we protect the hall and plan deliveries in small loads to keep the route clear.
