House Refurbishment Angel

Whole-house refurbishments in Angel, every floor of the house renewed from the roof down, in the right order.

Only 16% of homes in Angel are houses and 84% are flats, on VOA figures that cover the wider Angel, Barnsbury East, Barnsbury West and Pentonville area, and almost all of those houses are terraces. So the whole house we renew in Angel is almost always a terrace, often Georgian, and the job is fabric: wiring, pipework, plaster, floors, sashes and the roof, done to a house that keeps its plan.

For Angel, published UK figures put a three-bed house refurbishment at £43,530 to £110,350, and London houses usually cost more, with a London architect allowing £1,800 to £2,200 per square metre before VAT (Checkatrade and Bradley Van Der Straeten Architects, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Angel: we renew the wiring, pipework, heating, plaster, floors and joinery of the whole house under one contract, and a registered electrician certifies the rewire.

What a pre-1919 Angel terrace asks of a refurbishment

With 52% of homes in Angel built before 1919, the refurbishment question is often how much old material to keep. Solid brick walls laid in lime need to breathe, and gypsum or cement over them traps moisture. We cut out failed cement repointing and patch with lime, replace lath and plaster only where it has lost its key, and leave sound ceilings and cornices in place rather than boarding over them. Lime also needs drying time, which we build into the programme.

Only 3% of Angel homes date from between the wars and 44% from after 1945, and with houses just 16% of all homes, most of that post-war stock has to be flats. That leaves the pre-1919 terrace as the house job that comes up here. Its floors are softwood boards on joists that have been notched by every previous plumber and electrician. We lift boards along the service runs, check the joist ends in the party walls for rot, and sister or replace any that have been cut too deep before new pipes go in. Cutting new joist bearings into a party wall needs a party wall notice under the Party Wall etc. Act 1996, so the building owner serves notice first.

Housing in Angel

Angel has about 19,540 homes on the Council Tax list: 52% pre-1919, 3% interwar and 44% post-war, with flats making up 84% and houses 16%. Where most homes in Angel are flats, a whole house is refurbished as one building, with a single intake for the services and one roof to keep sound, which matters here because most homes are flats.

Windows, doors and the Article 4 rule on an Angel house

The front of an Angel house is where refurbishment meets planning. Islington has removed permitted development rights in 40 of its 42 conservation areas by Article 4 direction, and a house covered by one needs householder planning permission to install or replace windows or doors on the front. Painting the outside brickwork can need permission too. So a like-for-like sash repair is the usual starting point, and new sashes are matched to the originals in section and glazing bar.

Angel has its own conservation area, CA18, designated on 28/04/1981 with design guidelines adopted in January 2002. For a refurbishment we treat the front elevation, the roofline and the railings as things to repair rather than change, and do the renewal behind them. Where a listed house is involved, listed building consent covers works inside as well as out, and the owner or their designer obtains it before we open up. A locally listed house needs no listed building consent, though the usual planning controls apply.

The order of works in a lived-in or empty Angel house

A whole-house refurbishment in Angel runs in five stages: strip out, first fix, plaster, second fix and finish. Strip out lifts the boards, takes off failed plaster and exposes the old cable and pipe runs. First fix puts in the new rewire, the replumb and the heating pipework while the walls are open. A registered electrician tests and certifies the circuits, and a registered gas engineer connects and commissions the boiler. Plaster goes on only once the first fix has been checked.

An empty house, bought dated or being prepared for sale or probate, can be worked floor by floor at full pace. A house you live in has to be phased: one floor stays habitable with a working kitchen point and bathroom while the others are stripped, and the rewire is split so power stays on where you sleep. That adds weeks to an Angel job, and we show the difference in the programme before you choose.

Skips, scaffold and parking outside an Angel terrace

An Angel terrace has no drive to take a skip or scaffold, so the street needs a plan before the roof and chimney repairs can start. Islington requires a licence for scaffolding, gantries, hoardings and building materials on the public highway, and asks for scaffold applications at least 10 working days ahead. On a red route such as Upper Street or City Road, the permission comes from Transport for London. We book the scaffold for the roof, gutter and stack work the survey calls for. Rebuilding a chimney stack shared with next door is party wall work, and the building owner serves that notice.

Noisy work runs from 8am to 6pm on weekdays and 8am to 1pm on Saturdays unless Islington gives prior approval, so the stripping and chasing on an Angel house sit inside those hours. A skip on the road needs its own licence, charged by the calendar month, and a parking bay suspension for the skip or a delivery needs applying for at least 14 days before it starts on most bays. Those dates are fixed in the programme at the start.

FAQ

Frequently Asked Questions about House Refurbishment Angel

Why do house refurbishment quotes in Angel differ so much?

Because they rarely price the same work. One quote includes making good, the electrician's certificate for the rewire and the Gas Safe sign-off on a new boiler; another leaves them as extras. Published UK figures of £43,530 to £110,350 for a three-bed house (Checkatrade, 2026) are a floor for London work. Compare Angel quotes line by line rather than by the total.

Can the front sash windows be replaced on an Angel house?

Check for an Article 4 direction first. Islington says a house covered by one needs householder planning permission to install or replace windows or doors on the front. It has removed permitted development rights in 40 of its 42 conservation areas this way. Repairing, re-cording and draught proofing the existing sashes is usually the quicker route, and we price both options.

How much of Angel's housing is houses rather than flats?

About 16% of homes are houses and 84% are flats, on VOA figures for the wider Angel, Barnsbury East, Barnsbury West and Pentonville area. Almost all of the houses are terraces. A whole-house refurbishment here is almost always a terrace, and the flat work is a separate service with its own lease issues.

Does a rewire of an Angel house need building control?

A full rewire is notifiable under Part P, but a registered electrician can certify it through their own competent person scheme, which then notifies building control. That keeps the rewire off the plans route. We programme it at first fix, while boards are up and walls are open, and the certificate is handed to you at the end.

What hours can builders work on an Angel house?

Islington allows noisy construction work from 8am to 6pm Monday to Friday and 8am to 1pm on Saturdays, unless the council gives prior approval. We put stripping, chasing and breaking out into those hours and leave quieter fixing and decorating for later in the day, with nothing noisy on a Sunday.

How far ahead should scaffold be booked for an Angel roof repair?

Allow at least 10 working days, which is how far in advance Islington asks for scaffolding licence applications. On a red route such as Upper Street, Transport for London gives the permission instead. We order the scaffold once the survey confirms the roof, gutter or chimney stack work, so the roofer is not waiting.

Is the Angel conservation area a reason not to refurbish a house?

No. The Angel conservation area, CA18, has design guidelines adopted in January 2002, and they shape what you change on the outside. Internal renewal of wiring, plaster, floors and heating goes ahead as normal on an unlisted house. The effect is on windows, doors, roofs and brickwork, which we repair to match.

Can we stay in the house during the refurbishment?

Yes, if the work is phased. One floor is kept habitable while another is stripped, with a temporary kitchen point and a working bathroom. Dust screens and floor protection go up at the start. Living in adds time to the programme, and we show both versions so you can compare an empty-house start with a phased one.

What does a landlord re-letting a whole house need from the refurbishment?

A lettable EPC above all. Since 1 April 2020 landlords cannot let or continue to let a property covered by the MEES Regulations with an EPC rating below E without a valid exemption, and that includes existing tenancies. On a solid-walled house we plan loft and floor insulation, heating controls and draught proofing into the works so the rating improves while the house is open.
