Kitchen Extensions Hoxton

Rear, side return and wraparound kitchen extensions in Hoxton, the room, the services and the kitchen built as one job.

A kitchen extension in Hoxton is a job for the small number of houses in N1, not the blocks around them. The VOA figures put 98% of Hoxton homes in flats and 2% in houses, and it records those houses as terraced. So the realistic projects are rear and side infill extensions on the few Victorian terraces, built to Hackney's own extension guidance, with the steel, drainage and new kitchen run as one programme.

In Hoxton, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Hoxton: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

Which Hoxton homes can take a kitchen extension at all

Only the houses can extend under permitted development, and in Hoxton that means the terraces. National rules give householder permitted development rights to houses only, not to flats and maisonettes, so a ground floor flat with a garden needs a full planning application for any extension. With 98% of Hoxton homes recorded as flats, the first question on a survey is whether the building is a single house on the title or a house that was split up years ago.

That check changes the whole route. A terraced house that still has its permitted development rights may extend three metres at the rear without planning, and a lawful development certificate from Hackney confirms it. A flat owner needs planning permission, the freeholder's consent under the lease and proof that the garden is actually demised to that flat. We price the build once the route is clear, because the drawings and the programme follow from it.

A listed building is the exception: work that affects its character, inside or out, including an extension or taking out a wall or chimney breast, needs listed building consent from Hackney Council, and doing it without consent is a criminal offence.

Housing in Hoxton

By the valuation list's count, Hoxton holds about 9,920 homes, 2% houses and 98% flats; by age, 8% were built before 1919, 4% between the wars and 81% since 1945. Since most homes here are flats, only a ground floor flat in Hoxton with its own garden can extend its kitchen.

How Hackney's extension guidance shapes a Hoxton terrace kitchen

Hackney's residential extensions and alterations SPD, adopted in December 2025 and in effect from January 2026, sets the shape. The draft version says a single storey rear extension to a terraced house should be no deeper than 3m from the original rear wall, and that the extension must leave at least 50% of the original rear garden. On a short Hoxton plot the garden rule can bind before the depth rule does.

Two further tests decide the profile. The draft SPD applies a 45 degree line from the centre of the nearest ground floor habitable room window next door, and it asks for a roof visibly lower than the sills of the first floor windows. For a Hoxton kitchen that usually means a low parapet or a shallow pitched roof over a slim steel, and ceiling heights planned from the outside in rather than from the kitchen layout outwards.

Side returns, wraparounds and the Hoxton Street Conservation Area

Full width and side return infills are the natural fit for Hoxton's Victorian terraces. The draft SPD says full width rear extensions will normally be acceptable, but that projecting past the side wall of the original house will not normally be acceptable. Inside a conservation area it will generally be possible to infill beside a rear projection, but not to wrap around it where that is not the established character.

That matters on the streets inside the Hoxton Street Conservation Area, first designated in 1983 and described by Hackney as a historic thoroughfare and marketplace. National rules also say every side extension on designated land such as a conservation area needs householder planning permission. So a Hoxton side return inside the boundary goes through planning even when it is modest, and the brick, roof finish and rear glazing are chosen to sit with the terrace behind it.

Roof lights, drainage and building control for a Hoxton extension

Roof glazing on a Hoxton kitchen extension should be planned around Hackney's roof light guidance. The draft SPD says new or replacement roof lights should not exceed 600 mm in width and, in conservation areas, should sit flush with the roof. A single wide glazed roof is therefore harder to justify, so the designer often shows a run of narrow flush units spaced to the joists, with more light through the rear doors.

Below ground, the drain behind a London terrace is often shared with the neighbours, and a shared run can count as a public sewer. Hackney Building Control will not accept a building notice where the work is within 3 metres of or over a public sewer; a full plans application is needed instead. We find the drainage before the design is fixed, so the sewer search, any build over agreement and the full plans approval sit in the programme before the ground is broken.

FAQ

Frequently Asked Questions about Kitchen Extensions Hoxton

What is included in your kitchen extensions price in Hoxton?

Every kitchen extensions quotation for a Hoxton property lists the structural work, the following trades, the Hackney Council building control inspections and the making good, inside £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative). Site protection and the daily clear-up at N1 are included. The scope is written against what decides the job, because where the drain runs under the Hoxton garden decides both the footprint and where the new sink can go.

Can a ground floor flat in Hoxton have a kitchen extension?

Yes, but only with planning permission. Householder permitted development rules cover houses and not flats or maisonettes, so a Hoxton flat has no automatic right to extend. Your lease will normally also require the freeholder's written consent. We build to the approved drawings once planning and the licence to alter are in place, and we programme the work around the flats above.

How deep can a rear kitchen extension on a Hoxton terrace go?

Three metres from the original rear wall is the figure in both sets of rules. Permitted development allows three metres on any house other than a detached one, and the draft Hackney SPD says single storey rear extensions to terrace houses should be no deeper than 3m. Going further needs either prior approval under the larger extension scheme, which is not available in a conservation area, or a planning application judged against Hackney's 3m guidance and the garden rule.

Does the Hoxton Street Conservation Area limit what can be built at the back?

Yes, in two ways. Any side extension on designated land needs householder planning permission, and the draft SPD says that inside conservation areas you can generally infill beside a rear projection but not wrap around it where that is not the established character. Roof lights there should also sit flush with the roof.

How much of the garden must a Hoxton kitchen extension leave?

At least half of it. Hackney's draft residential extensions SPD says any extension will need to retain at least 50% of the original rear garden. On a short terrace plot that can be tighter than the depth limit, so we measure the garden at the survey and check both figures before the design is drawn up.

Can a Hoxton kitchen extension have a large glass roof?

It is harder to get approved. The draft SPD says new or replacement roof lights should not exceed 600 mm in width, and in conservation areas they should sit flush with the roof. A series of narrow roof lights between the joists, with larger rear doors, is the usual way to get light into the kitchen within that guidance.

Why might a Hoxton kitchen extension need a full plans application?

The drains are a common reason. Hackney Building Control does not accept a building notice where the proposal is within 3 metres of or over a public sewer, and asks for a full plans application instead. Rear extensions to terraces often sit close to a shared sewer, so we check the drainage records early.

Can the kitchen be fitted in the same programme as the extension?

Yes, and that is how we run it. The new floor, first fix plumbing and wiring go in while the shell is still open, then plastering, the floor finish, the units, worktops and appliances follow in sequence. A registered electrician certifies the new circuits, and an engineer on the Gas Safe Register connects any gas hob.

Is a conservatory a good alternative to a Hoxton kitchen extension?

Hackney's draft guidance generally advises against one. The draft SPD says conservatories carry a significant risk of overheating in summer, are not generally recommended, and must follow the same single storey rear extension guidance. A solid roofed extension with flush roof lights gives a kitchen you can use all year in Hoxton.
