A kitchen extension in Highbury starts from a small pool of houses. The VOA count gives 79% of homes as flats and 21% as houses, with 18% of all homes terraced houses. A house job here is a single storey room behind a Victorian terrace near Highbury Fields, while a flat owner begins with a full planning application. We build the shell, set the steel into the old back wall and fit the kitchen as one programme.
In Highbury, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Highbury: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

Side or rear inside the Highbury Fields conservation area
Inside the Highbury Fields conservation area the kitchen goes at the back of the house, not the side. The area (CA5) was designated on 07/01/1969 and last amended on 05/02/1990, and its design guidelines were adopted in January 2002. They say that, apart from properties listed in Schedule 5.6, planning permission for side extensions will not be granted. Unless your house is on that schedule, the brief to your designer starts from a rear room.
The same guidelines limit height as well as position. Full width rear extensions higher than one storey, or half width rear extensions higher than two storeys, will not normally be permitted. For a kitchen inside CA5 that points to a single storey across the full width, with anything taller kept to half the width. We price the structure, roof and glazing against the envelope your drawings settle on, so design time is not spent on a shape the guidelines already rule out.
Housing in Highbury
For Highbury the Council Tax list gives about 7,960 homes; by type 79% flats and 21% houses, by age 37% post-war, 4% interwar and 55% older than 1919. Since most homes here are flats, only a ground floor flat in Highbury with its own garden can extend its kitchen.
What permitted development allows a Highbury house or flat
Permitted development still applies to a Highbury house in a conservation area, but in a narrower form. National rules let a single storey rear extension run up to three metres beyond the original rear wall of a terraced or semi-detached house, four metres for a detached one, and no higher than four metres. On Article 2(3) designated land, such as a conservation area, every side extension needs householder planning permission, and the larger prior approval limits do not apply there. Islington's article 4 directions and any planning conditions can remove more, so the address sets the consent route before any design work.
Householder permitted development for extensions applies to houses only, not to flats and maisonettes. Islington Council says you need full planning permission to add an extension or conservatory to a flat. If you own a ground floor flat in a converted Highbury terrace with the garden in your title, the kitchen extension is a planning application from day one, and the freeholder's consent under your lease runs alongside it. We fix the start date once both are in hand.
Drains, steel and building control on a Highbury kitchen
The drains can decide the building control route for a Highbury kitchen extension. Islington Council says a building notice cannot be used when building over existing sewers and drains, or for residential premises with common areas. A rear kitchen on a Victorian terrace can sit over the old run to the sewer, and a converted house with a shared hall has common areas, so either one rules out a building notice. The job then goes on full plans with the council or through a registered building control approver, and a build over a public sewer also needs the water company's agreement.
Islington has a statutory obligation to process full plans applications within five weeks, or two months if agreed, and that period goes into the programme ahead of the start. The drawings then carry the drain diversion or build-over detail and the steel that the structural engineer we appoint specifies for the new opening in the old rear wall. The inspector sees foundations, drainage and steel before they are covered in a Highbury kitchen, and the fit-out waits for those visits.
Glass, roof lights and the kitchen fit-out in one Highbury programme
A single storey rear room is where Islington is open to a modern finish. Its Urban Design Guide treats that kind of extension as a place where contemporary design can work, naming contrasting materials and a lightweight glazed form. Behind a Highbury terrace that can mean a glazed roof along the party wall, a slim framed rear screen, or brick matched to the house with a dark frame, and each choice moves the cost into a different package.
We run the kitchen fit-out inside the same programme as the shell. Units, worktops and appliances are ordered against the build dates, first fix plumbing and wiring go in before the floor screed, and the worktop is templated once the units are set on plastered walls. A registered electrician certifies the new circuits, and the glazed area is checked against Part L for heat loss before the frames are ordered. With one team on both halves of a Highbury kitchen, the floor level, drain falls and unit runs are set out together.

Why Highbury Homeowners Choose GS Renovation
You would use GS for a Highbury kitchen extension because one team carries the job from the dug garden to the working kitchen. The founder, Abdelaaziz Saaid, has more than thirty years of hands-on building work behind him and walks the house before we price it. We build to the consent and drawings your designer secures, appoint the structural engineer for the steel, and give you a written programme showing the inspections, the glazing lead time and the fit-out in order.
- Materials priced at options, so you choose the finish
- Boiler flue, soil pipe and gully moved off the rear wall in the right order
- Rooflights set out against the engineer's steel layout

FAQ
Frequently Asked Questions about Kitchen Extensions Highbury
Can you quote kitchen extensions for an N5 property over the phone?
A rough steer on kitchen extensions in Highbury is possible by phone; a quotation is not. The steer is £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative), and the figure waits until the N5 property has been seen, because late Victorian or Edwardian construction rarely matches the assumption. The call also covers the approvals: the planning route, permitted development or an application to Islington Council, and an Islington Council building control foundation inspection. Ring 07472 424 226 or email info@gsrenovationltd.co.uk.
Can a Highbury house in the Highbury Fields conservation area have a side kitchen extension?
Only if the property is listed in Schedule 5.6 of the design guidelines. The Highbury Fields conservation area guidelines say that, apart from those properties, planning permission for side extensions will not be granted. For other houses the kitchen is designed as a rear extension, and your designer can confirm from the schedule which case applies before any drawings are paid for.
How tall can a rear kitchen extension be in the Highbury Fields conservation area?
Full width rear extensions higher than one storey, or half width rear extensions higher than two storeys, will not normally be permitted under the conservation area guidelines. A full width kitchen is therefore planned as a single storey, and a taller element stays within half the width. The guidelines were adopted in January 2002 and still set the envelope your designer works to.
Does a Highbury garden flat need planning permission for a kitchen extension?
Yes. Islington Council says you need full planning permission to add an extension or conservatory to a flat, and householder permitted development for extensions covers houses only, not flats and maisonettes. You will also need the freeholder's consent under your lease. We start once both are in place and build to the approved drawings.
How far can a Highbury terrace extend at the back without planning permission?
Up to three metres beyond the original rear wall of a terraced house, and no higher than four metres, under national permitted development. Outside designated land a prior approval route allows up to six metres, but not in a conservation area. There, every side extension needs householder permission, and Islington's article 4 directions in 40 of its 42 conservation areas remove some further rights, so check the address and any planning conditions first.
Why might a Highbury kitchen extension need full plans rather than a building notice?
Islington Council says a building notice cannot be used when building over existing sewers and drains or for residential premises with common areas. A rear extension over the old drain run, or one on a converted house with a shared hallway, goes on full plans. The engineer's steel and the drainage detail are then approved before work starts.
Who serves the party wall notices for a Highbury kitchen extension?
You do, as the building owner, or a party wall surveyor acting for you. The Party Wall etc. Act applies where the work cuts into or builds on the party wall, or excavates close to and below a neighbour's foundations, which a rear extension on a terrace can do. Islington Council says it is not involved in the preparation, review or monitoring of any party wall agreement. We give your surveyor the drawings and dates, and start the affected work once the Act allows.
Can the family keep living at home while the kitchen extension is built?
Usually yes, with a temporary kitchen set up in another room. The rear wall stays closed until the new shell is weathertight, and the opening is made in one planned stage with the steel ready. The loss of water and power is kept to short, notified windows, and dust screens protect the rest of the house.
When does the new kitchen go in during an extension build?
After the shell is weathertight, the floor is screeded and the walls are plastered. First fix plumbing and wiring go in before the screed, the units are set once the plaster is dry, and the worktop is templated from the fitted units. Ordering the kitchen against the build dates keeps the gap between trades short.
