House refurbishment in Hackney is a job for a smaller share of the borough's buildings than people expect. Only 17% of homes here are houses, and 16% are terraced houses, so the house you are refurbishing is almost certainly a terrace. 35% of Hackney homes were built before 1919, and in a house of that age refurbishment means renewing old wiring, pipework, plaster, floors and sash windows throughout, without moving walls or adding rooms.
For Hackney, published UK figures put a three-bed house refurbishment at £43,530 to £110,350, and London houses usually cost more, with a London architect allowing £1,800 to £2,200 per square metre before VAT (Checkatrade and Bradley Van Der Straeten Architects, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Hackney: we renew the wiring, pipework, heating, plaster, floors and joinery of the whole house under one contract, and a registered electrician certifies the rewire.

What a Victorian Hackney terrace needs when it is refurbished
A pre-1919 Hackney house needs the refurbishment sequenced around breathable walls, old services and timber floors. Stripping out a house of that age often finds lath and plaster ceilings, lime mortar, rubber or early PVC cable and lead or iron pipework. The strip-out tells us which ceilings can be kept and which have to come down, and that decision drives the programme more than any finish does. We photograph what we find and agree each repair with you before it is priced.
We repair lime work with lime rather than gypsum and cement, so the walls can still dry out. Old wiring is replaced in full and certified by a registered electrician, and old supply pipework is renewed while floors are up. Where a terrace has a back addition, that is often where damp, poor drainage and tired kitchens meet, so it tends to be the first room we open up and the last we finish.
Housing in Hackney
Of the 120,710 homes the valuation list records in Hackney, 35% were built before 1919, 8% between the wars and 56% since 1945; 83% are flats and 17% are houses. Most homes here are flats, and a whole house in Hackney is refurbished as one building, roof down.
Windows, doors and roofs under Hackney Article 4 Directions
On some Hackney streets the outside of a house cannot be changed freely during a refurbishment. The De Beauvoir conservation area Article 4 Direction, made on 7 July 2008 and approved on 27 November 2008, requires planning permission for alterations to windows, front doors, railings and additions to the roof of a dwelling house. The St Mark's direction dates from the same days, although not every property in that conservation area is affected, so the address has to be checked first.
Further north, a direction over part of the Shacklewell Green Conservation Area has been effective since 22 October 2019 and removes Classes A to H of Part 1 for the listed streets. Hackney has also made directions for the Brownswood, Beck Road and Well Street conservation areas covering small works and renewable energy systems around a house. For a house in any of these places, we price sash repair and like for like joinery first, and the owner or their designer seeks consent where a change is wanted.
Hackney noise hours, skips and parking for a house on a street
Hackney limits noisy refurbishment work to 8am to 6pm Monday to Friday and 8am to 1pm on Saturdays, with none on Sundays or bank holidays. Hackney says construction noise includes demolition and refurbishment, so the strip-out, chasing and drilling all sit inside those hours. We plan the loud days early in the week and leave the quiet trades, such as decorating and second fix, for the Saturday slots. Neighbours then know when the noise will stop each day.
Street space needs booking ahead. Hackney issues skip licences for a maximum of four weeks, only through registered, approved skip companies, and a skip in a controlled parking zone needs approval at least 7 working days before the licence starts. A suspended parking bay also needs at least 7 working days' notice. Scaffold for chimney or roof repairs on the pavement needs a highways licence applied for at least 10 working days ahead, so we book all three with the start date.
Living in or moving out during a Hackney house refurbishment
A Hackney house refurbishment runs faster and cleaner when the house is empty. With the family out, we strip every floor at once, run first fix for the rewire, replumb and new heating through the whole house together, then plaster, second fix and finish. Where the owners stay, we phase it floor by floor, keep one bathroom and a working kitchen live, and seal each finished room off from the dust of the next one.
Building control needs to know when the work starts. Hackney Building Control says it is a statutory requirement to notify it at least 48 hours before work begins, and its inspection days are Monday, Tuesday and Thursday. Where the refurbishment renews a thermal element, such as a roof covering or a large area of wall plaster, insulation to Part L may be required, and we plan the inspections around those days so the next trade is not left waiting.

FAQ
Frequently Asked Questions about House Refurbishment Hackney
What should I budget for a full house refurbishment in Hackney?
Start from the published UK range of £43,530 to £110,350 for a three-bed house (Checkatrade, 2026) and expect a London house to sit higher. Add a contingency for what only shows once plaster and floors are opened. The itemised quote after the Hackney survey shows each trade separately, so the work can be phased if the total is more than you want to spend at once.
Can sash windows be replaced in a De Beauvoir house?
The De Beauvoir conservation area Article 4 Direction requires planning permission for alterations to windows, front doors, railings and additions to the roof of a dwelling house. So replacing sashes on a house the direction covers needs planning permission first, and the new windows should follow the approved drawings. Repairing and draughtproofing the existing sashes is often the simpler route during a refurbishment.
How long can a skip stay outside a Hackney house?
Hackney issues skip licences for a maximum of four weeks, and only registered, approved skip companies can apply. In a controlled parking zone the council needs approval at least 7 working days before the licence starts, and elsewhere it is 3 working days. On a longer strip-out we plan exchanges or a new licence rather than letting it lapse.
How do you check if a Hackney house is listed or locally listed?
Check before any work to windows, plaster or joinery. Hackney Council says there are around 1,300 listed buildings in the borough, on the list Historic England keeps, and its local list of heritage assets, adopted in 2012, has 516 entries. Listed building consent covers internal work too, so the owner confirms the status and any consent before we strip anything out.
Does a Hackney house refurbishment need building control?
For parts of it, yes. Structural repairs, new or replaced roof coverings over a large area and renewed thermal elements need building regulations approval, which Hackney Council's own building control service handles through full plans, building notice or regularisation applications. A rewire or a new boiler is usually notified by the registered electrician or Gas Safe engineer through their own scheme. Hackney's domestic service also offers a dedicated surveyor and free pre-application advice.
What order does a whole house refurbishment follow?
Strip out first, then repairs to structure, roof and damp, then first fix for electrics, plumbing and heating while floors and walls are open. Plastering follows, then second fix, joinery, kitchen and bathroom fitting, and decoration last. Keeping to that order means nothing finished has to be cut open again for a cable or pipe.
How long does building control take to confirm a Hackney inspection?
Hackney Building Control says it confirms inspection appointments within 24 hours of a request for domestic building work, and its inspection days are Monday, Tuesday and Thursday. We request visits ahead of the stage being ready, so the plasterer is not kept off site waiting for a first fix sign-off.
What paperwork follows a Hackney house refurbishment?
Hackney Building Control requires a notice of completion within five days of the work being completed, and the completion certificate follows its final inspection. The electrical certificate comes from the registered electrician and the gas paperwork from the Gas Safe engineer who did the gas work. We gather these into one file at handover, ready for a sale or a mortgage valuation.
Can a probate or pre-sale property be refurbished quickly?
Yes, where the scope is kept to what a buyer or valuer will notice: clearance, repairs to damp and plaster, a safe electrical installation, a working kitchen and bathroom, and redecoration. We agree the list with the executor or seller, programme the trades back to back, and hand over keys with the certificates ready for the sale file.
