Commercial Fit-Out Shoreditch

Shop, cafe, restaurant, salon and clinic fit-outs in Shoreditch, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Shoreditch is shops, cafes, bars, restaurants, salons and studios facing the street, from Shoreditch High Street to the small units near Columbia Road Flower Market and Brick Lane. Columbia Road and Brick Lane sit over the boundary in Tower Hamlets, so the Hackney rules here apply to the Hackney side. There, a new shopfront is judged against the commercial SPD that took effect in January 2026, and parts of the area are conservation area. We build counters, services and shopfronts to your approved design.

For Shoreditch, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Shoreditch: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Shopfronts and signs under Hackney's newer commercial SPD

A Shoreditch shopfront is now designed against Hackney's commercial extensions and alterations SPD, adopted in December 2025, which replaces the 2006 shopfront design guidance. The document covers shopfront design, shopfront alterations after a change of use, and advertisements, so it applies when a cafe takes over a former shop as much as when a new unit opens. Your designer draws to it; the owner or their agent applies for any planning permission.

In general law, a new shopfront that alters the building's appearance needs planning permission, and an illuminated or projecting sign usually needs advertisement consent. Roller shutters, awnings and external plant are frequent points of discussion on a Shoreditch frontage. We make the shopfront from the approved drawings, set up any hoarding under a highways licence, and fit the new frontage in a short closure so the unit is secure each night.

Conservation areas and listed frontages in Shoreditch

Parts of Shoreditch trade inside conservation areas, which changes what an external alteration needs. The South Shoreditch and Shoreditch High Street Conservation Areas were both first designated in 1991 and merged in 2009. In a Hackney conservation area planning permission may be needed for alterations that would not normally need it, so a sign, a shutter or an extract duct on a rear wall is checked before it is ordered.

Period frontages often keep pilasters, a fascia, a cornice and a stallriser under later cladding. Opening up during the strip out can reveal them, and the approved design may ask for them to be repaired rather than covered. Hackney has around 1,300 listed buildings, and a unit in one needs listed building consent for internal as well as external changes. The owner or their designer confirms the status of the Shoreditch address first.

Use classes, extraction and a Shoreditch food unit

Check the planning use of a Shoreditch unit before you design the kitchen. Class E covers shops, cafes, restaurants, clinics, gyms and offices, so moving between those uses is generally not a change of use unless a condition restricts it. A hot food takeaway, a pub or a bar is sui generis, so changing to one needs planning permission, which the owner or their agent applies for. The answer sets the ventilation, power and fire strategy.

Cooking brings extraction and odour control, and in a street with flats above the shops, the flue route and the fan noise decide whether a scheme works. Where hot food is prepared commercially, the kitchen drain needs a grease separator or other effective grease removal under Approved Document H. Hackney says a building notice cannot be used where the work is within 3 metres of or over a public sewer, so a full plans application follows. We build the extract and drainage to the approved Shoreditch design.

Access, fire escape and fitting out beside trading Shoreditch neighbours

A customer-facing unit in Shoreditch has to let people in easily and out safely. Part M applies to the entrance and any toilets you alter or provide, which must not leave access worse than before, and Part B sets the escape routes, fire doors, emergency lighting and alarm. Where the unit has flats above, the fire separation between the two uses is detailed with care and every service penetration is fire stopped before it is boarded. A shop or restaurant is covered by the Fire Safety Order, so the route is full plans, not a building notice. As a business client you keep your own duties under the CDM Regulations, and where more than one contractor works on the unit you appoint a principal designer and a principal contractor in writing.

The programme has to live with the street. Neighbouring shops keep trading, deliveries share the kerb, and residents above expect quiet evenings. Hackney confines noisy construction to weekday daytime and Saturday mornings, with no noisy work on Sundays or bank holidays. We schedule strip out and cutting early, then shopfitting, then finishes, and we keep the pavement clear so the Shoreditch parade stays open. Deliveries are booked outside the neighbours' busiest trading hours.

The GS Renovation Difference in Shoreditch

A shop or restaurant fit-out in Shoreditch runs against an opening date and a rent that has already started. We price from your approved design after a site visit and set a written programme with strip out, services, shopfront installation, inspections and finishes in order. One point of contact deals with the landlord, the trades and building control, and you receive the certificates and fire stopping records at handover. The owner or their designer holds the planning, advertisement and licensing applications; we build to what is approved.

FAQ

Frequently Asked Questions about Commercial Fit-Out Shoreditch

How much does a shop or cafe fit-out cost in Shoreditch?

Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026), and London units usually cost more. For a Shoreditch unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.

Which guidance covers a new shopfront in Shoreditch now?

Hackney's commercial extensions and alterations SPD, adopted in December 2025 and in effect from January 2026. It replaced the 2006 shopfront design guidance and covers shopfront design, alterations after a change of use, and advertisements. Your designer should work from it rather than the older guide.

Can a Shoreditch shop become a cafe without planning permission?

Generally yes, because shops, cafes and restaurants all sit in Class E, unless a planning condition restricts the unit. The fit-out may still need building regulations approval, and a new extract duct or shopfront can need planning permission in its own right, particularly in a conservation area. The owner or their agent checks the unit's planning history first.

Does a takeaway or bar in Shoreditch need planning permission?

Yes, for the change of use. Hot food takeaways, pubs and bars are sui generis, outside Class E, so moving to one needs planning permission. Extraction, odour control and hours are usually central to the application. We build the kitchen and ventilation once the approved design is in place.

Is a Shoreditch High Street unit in a conservation area?

Some frontages on the Hackney side are. The South Shoreditch and Shoreditch High Street Conservation Areas were first designated in 1991 and merged in 2009, and South Shoreditch was extended in 2019. In a Hackney conservation area, alterations that would not normally need permission can need it, so signs and shutters are checked first.

Do Hackney rules apply to a unit on Brick Lane or Columbia Road?

Not always. Brick Lane and Columbia Road Flower Market lie in or beside Shoreditch, but they lie over the boundary in Tower Hamlets, which sets its own shopfront, licensing and highways rules. The owner or their designer confirms the council for the exact address before the drawings are prepared.

Why does sewer position matter for a Shoreditch restaurant fit-out?

Because it changes the building control route. Hackney says a building notice cannot be used where the proposal is within 3 metres of or over a public sewer, and a full plans application is needed instead. New kitchen drainage and grease separators in a Shoreditch unit often sit near the sewer connection, so the application type is settled early.

Is more retail space planned in Shoreditch?

Hackney's Future Shoreditch area action plan identifies 15 opportunity sites that could together deliver around 15,000 sq m of retail and community floorspace, alongside homes and offices. The plan is still at examination, so a unit being fitted out today works to the current SPD and conservation rules, not to the plan's future sites.

Can you fit out a unit with flats above it?

Yes, with extra care on fire separation, sound and working hours. The floor between the unit and the flats is checked for fire resistance, service penetrations are fire stopped, and extraction is routed and silenced so neighbours are not affected. We give the residents' managing agent the programme and keep the noisiest work to the permitted daytime hours.
