Commercial Fit-Out Dalston

Shop, cafe, restaurant, salon and clinic fit-outs in Dalston, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Dalston means customer-facing units: a shop, cafe, restaurant, salon or clinic at street level, on or near Kingsland High Street or around Ridley Road Market and Gillett Square. Many sit in older buildings with flats above, inside or beside the Dalston conservation area. We fit out the counters, floors, lighting, WCs and services, and build the shopfront to the drawings your designer has agreed under Hackney's commercial guidance and the rules of the local conservation areas.

For Dalston, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Dalston: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Shopfronts and signs in Dalston under Hackney's commercial SPD

A new shopfront or sign in Dalston is judged against Hackney's commercial extensions and alterations SPD, adopted in December 2025 and in effect from January 2026. It replaced the 2006 shopfront design guidance, so older approvals on a neighbouring unit are not a safe model. The SPD covers shopfront design, shopfront alterations after a change of use, and advertisements, which is where a small fit-out on a Dalston high street usually meets the planning system.

A shopfront change that materially alters the outside of the building needs planning permission, and an illuminated sign generally needs advertisement consent. For you as the tenant, that means the fascia depth, stallriser, glazing pattern, shutters and illumination are drawn and agreed before joinery is ordered. We build the frame, fascia and entrance to the approved drawing, set out the level threshold and door widths, and leave the sign fixings and cable routes ready for the sign maker. Where only the inside of the Dalston unit changes, the shopfront can often stay as it is.

Working inside the Dalston and Dalston Lane conservation areas

Dalston conservation area was designated on 20 July 2016 and is centred on Kingsland High Street, the line of the Roman Ermine Street. Dalston Lane (West) conservation area was first designated in 2005 and extended westwards on 23 January 2017. A unit in either area is part of a historic street frontage, so the external works get closer scrutiny than the internal fit-out. Materials, colours and the proportions of the frontage are part of that judgement.

In practice we separate the job into two parts. The inside of the unit, the counters, ceilings, services and finishes, can usually start once building control is in place and no change of use or listed building consent is outstanding. The outside, meaning the shopfront, any extraction flue, roller shutters and plant on the rear wall, waits for the approved details. Keeping those parts apart lets a Dalston tenant start trading sooner without building anything outside that may need changing later.

Use classes, takeaways and kitchen extraction for Dalston food units

Moving between uses inside Class E, such as a shop becoming a cafe, restaurant, clinic or gym studio, is not development unless a planning condition or an Article 4 direction restricts it. A hot food takeaway, a pub or a bar is sui generis, so changing a unit to one of those needs planning permission. Check the planning history of the unit before signing the lease, because a condition on an earlier permission can limit opening hours or uses. That check is for your designer or planning consultant, and the fit-out follows whatever it confirms.

Food units bring the heaviest services. A cooking kitchen needs extraction and odour control, and a flue on the rear wall changes the outside of the building, so it waits for its own approval. Drainage from sinks and dishwashers passes through a grease trap before it reaches the sewer. Ridley Road is also under review: Hackney consulted from January to March 2026 on a proposed non-immediate Article 4 Direction for Ridley Road, Dalston, and expects a final decision in early 2027. If you are taking a unit near the market, ask your designer or planning consultant how the proposal could affect it before you sign.

Trading hours, deliveries and flats above a Dalston shop

A Dalston parade keeps trading while a unit is fitted out, so the programme is built around the street. Noisy work such as breaking out floors and cutting in drainage runs from 8am to 6pm on weekdays and until 1pm on Saturdays under Hackney's rules, with nothing on Sundays. Hoarding or materials on the pavement need a Hackney highways licence, applied for at least 10 working days ahead. Deliveries are timed before the neighbouring shops open, and waste leaves the same day rather than sitting on the pavement.

Where a flat sits above the shop, the fit-out has to protect the people living there. Fire separation between the unit and the flat, and the flat's escape route past the shop, are built to Part B and cannot be cut through for new services without being made good. Part M sets the standard for an accessible entrance and, where one is provided, an accessible WC. The landlord's consent for the works is needed first, and as a commercial client you have client duties of your own under the CDM Regulations for the Dalston site.

FAQ

Frequently Asked Questions about Commercial Fit-Out Dalston

How much does a shop or cafe fit-out cost in Dalston?

Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026), and London units usually cost more. For a Dalston unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.

Does a new shopfront in Dalston need to follow Hackney's commercial SPD?

Yes. Hackney's commercial extensions and alterations SPD came into effect in January 2026 and guides shopfront design, alterations after a change of use, and advertisements. It replaced the 2006 shopfront guidance, so the design should be checked against the current document rather than copied from a neighbouring unit.

Can a Dalston cafe become a hot food takeaway without planning permission?

No. A hot food takeaway is sui generis, outside Class E, so the change needs planning permission. Moving between uses within Class E, such as a shop becoming a cafe or a clinic, is not development unless a condition on the unit restricts it. Your designer or planning consultant should confirm the position before the lease is signed.

What is happening with the Article 4 proposal for Ridley Road in Dalston?

Hackney consulted from January to March 2026 on a proposed non-immediate Article 4 Direction for Ridley Road, Dalston. Hackney expects a final decision in early 2027. Until then, anyone planning a change of use for a unit there should take advice on how the proposal could affect it.

Does a Dalston restaurant need approval for a kitchen extraction flue?

Normally, yes, because a flue changes the outside of the building. In the Dalston conservation area, centred on Kingsland High Street, external works get closer attention, so the flue route, height and finish are drawn and agreed first. The internal kitchen can often be built while that approval is pending.

Can a shop fit-out on Kingsland High Street carry on at weekends?

On Saturday mornings, for noisy work. Hackney allows noisy construction from 8am to 1pm on Saturdays and 8am to 6pm on weekdays, and none on Sundays or bank holidays. Quiet tasks such as stocking shelves or fixing displays can be planned around the neighbouring traders and the flats above.

Does a Dalston shop need an accessible entrance after a fit-out?

Not automatically, but the fit-out must not leave the unit less accessible than it was. The access regulations, Part M, apply to the new work itself. Renewing a shopfront is the natural time to set a level or ramped threshold and a door wide enough for a wheelchair. Where the unit provides a customer WC, an accessible layout is the standard to aim for.

Do hoardings outside a Dalston shop unit need a licence?

Yes. Hackney needs a highways licence for scaffolding, hoarding, building materials or containers on the public highway, applied for at least 10 working days ahead. The site visit fee is non-refundable but is credited against the total, so the application goes in as soon as the start date is fixed.

Can the inside of the unit start before the shopfront is approved?

Often, yes. Internal counters, ceilings, services and finishes can proceed once building control is in place and any change of use is settled, while the shopfront, shutters and external plant wait for their approval. Programming the two separately lets you open sooner without committing to external work that might need to change.
