Commercial fit-out in Haringey is centre and parade work. The borough's town centre network is one metropolitan centre, six district centres including a new centre at Tottenham Hale, and 38 local shopping centres. The units that come up are shops, cafes, salons, clinics and small gym studios in existing frontages, some with flats above. We strip out, rebuild the interior and the shopfront to the approved drawings, and work to the rules Haringey sets for frontages, shutters, canopies and uses.
For Haringey, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Haringey: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Where shop and cafe fit-outs happen across Haringey's centres
Haringey's customer-facing units sit in its centres and parades. Crouch End and Muswell Hill are both conservation areas, and a unit there may sit in a period parade with flats above, where a fit-out shares a party wall and sometimes a staircase with residents. To the east, the Tottenham High Road Historic Corridor takes in five conservation areas along the main road, North Tottenham, Scotland Green, Bruce Grove, Tottenham Green and Seven Sisters/Page Green, so older frontages there carry the same care.
That mix shapes the build. A cafe needs extract ducting routed to the rear without passing through someone's home, a clinic needs sound separation from the flat overhead, and a shop needs its stock room and toilet fitted into a narrow back addition. We survey the upper floors and the services in the building before pricing, so the ducting, drainage and fire separation are agreed with the landlord and the residents' freeholder before the strip-out starts.
Class E changes of use and the Haringey frontage rules
Haringey notes that most typical high street uses, including shops, cafes, offices and gyms, fall in Class E, and changing between them does not need planning permission. That lets a vacant shop become a salon, a studio or a clinic without a change of use application. A hot food takeaway, a pub or a bar sits outside Class E as a sui generis use, so that change does need permission. Haringey adds that an application may still be needed for associated building works, ventilation or signage.
In Haringey's Primary Shopping Frontages, Policy DM42 says non-retail ground floor units should not exceed 35% across the whole frontage. On those parades a non-retail use can be limited by what its neighbours already do, so check the frontage before signing a lease on a unit you plan to turn into something other than a shop. We build once the use and the consents are settled, and keep the interior layout flexible where a later change is likely.
Shopfronts, shutters and canopies in Haringey
Haringey Policy DM8 says security shutters should be open mesh and, wherever possible, located internally. A solid roller shutter on the outside of the fascia is what the policy steers away from. We plan for an internal mesh grille behind the glass, with the box concealed in the ceiling void and the frame detailed to take it. That has to be decided when the shopfront is drawn, because it sets the depth of the head and how the glazing is fixed.
Canopies follow the same policy. Haringey accepts retractable shopfront canopies of an appropriate design with sufficient clearance, but not canopies fixed in the down position. A new shopfront is also building control work, and Haringey lists a charge for a new shop front up to 10m, so that application goes in alongside the planning drawings. In a conservation area the new frontage and any illuminated sign, which needs advertisement consent, are judged against the street's character. If the building is listed, alterations to the shopfront or the interior also need listed building consent.
Kitchens, access and fire safety in a Haringey unit
A cafe or restaurant fit-out in Haringey is shaped first by its kitchen. Extraction and odour control need a route for the duct, usually up the rear elevation, and Haringey says ventilation can need a planning application even when the use is already allowed. Where food is served, a grease trap or other grease management on the drainage keeps fats out of the sewer, and building within 3 metres of a public sewer needs build over permission from Thames Water before work starts.
The rest is building regulations. Part M covers a level or ramped entrance and an accessible WC where the layout allows, and Part B covers the means of escape and fire separation from the flats above. Counters, display and flooring are chosen for trading wear, and lighting is set for the goods. Noisy strip-out stays within Haringey's hours of 8am to 6pm on weekdays and 8am to 1pm on Saturdays, timed around the quieter trading periods next door. Deliveries are timed around the parade's loading.

FAQ
Frequently Asked Questions about Commercial Fit-Out Haringey
Why do shop fit-out quotes in Haringey differ?
They rarely price the same scope. One includes the extract route, the grease trap, an accessible WC and making good to the landlord's specification; another leaves them out. The published UK guide of £1,500 to £3,000 per square metre for a retail refurbishment (MyBuilder, 2026) is a starting point, not a Haringey price. Compare quotes against one written scope.
Does turning a Haringey shop into a cafe or salon need planning permission?
The change of use usually does not, if both uses are in Class E. Haringey notes that most typical high street uses, including shops, cafes, offices and gyms, fall in that class. A hot food takeaway is outside Class E and needs permission. A planning application may still be needed for the associated building works, ventilation or signage, which often applies to a cafe with an extract flue.
Are external roller shutters allowed on a Haringey shopfront?
Solid external shutters go against Haringey's policy. Policy DM8 says security shutters should be open mesh and, wherever possible, located internally. Plan for an internal mesh grille behind the glass when the shopfront is designed, so the frame and head are built to take it, and expect planning to resist a solid shutter box fixed to the fascia.
Can a shop in Haringey have a fixed canopy?
Not one fixed in the down position. Haringey Policy DM8 accepts retractable shopfront canopies of an appropriate design with enough clearance above the pavement. We fit the canopy box into the fascia so it retracts cleanly and does not clash with the signage, and set its height so the clearance holds when it is fully open.
Does a new shopfront need building control approval in Haringey?
Usually, yes. Haringey Building Control lists charges for a new shop front up to 10m, by plan and inspection or by building notice. The approval covers the structure over the opening, safety glazing, access and the means of escape. The application should go in with the shopfront drawings so the fabrication date is not held up.
What is a Primary Shopping Frontage in Haringey?
It is a protected run of shops where Policy DM42 says non-retail ground floor units should not exceed 35% across the whole frontage. That can limit a non-retail use on some parades, so check the frontage before taking a lease on a unit you plan to use as something other than a shop.
Does a Haringey restaurant near a public sewer need Thames Water consent?
Yes, if the building work is within 3 metres of a public sewer. Haringey building control says build over permission from Thames Water must be obtained before starting. A kitchen fit-out with new drainage close to a sewer can trigger it, so the sewer records are checked when the drainage is designed.
How do you handle a fit-out beneath residential flats?
We survey the flats above and the shared services before pricing, then plan the ducting, drainage and fire separation so that pipes and ducts stay out of the homes wherever the building allows. Noisy stripping out is grouped into agreed days, and the freeholder and residents know the programme in advance, with a named contact on site for any problem.
Can a small clinic or salon fit-out run while neighbours stay open?
Yes. We keep hoarding tidy, deliver outside busy trading hours where the street allows, and keep dust behind sealed screens. Services are isolated at the unit and planned so that next door keeps power and water. Fire alarm links to the rest of the building are kept live, or covered by an agreed watch, while the unit is being rewired.
