Commercial fit-out in Islington means customer-facing units on busy streets: a cafe or restaurant on Upper Street or at the Angel, a salon or clinic on the Holloway Road frontages, a specialist shop in Camden Passage or on Fonthill Road. Units here can sit in a conservation area or a designated shopping area, so the shopfront, the shutter and the use class need as much attention as the counter and the floor. We fit out shell and existing units, strip and refit tired ones, and build to the consents you or your designer hold.
For Islington, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Islington: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Islington's shopping streets and the units they hold
Islington's commercial units are spread along its main roads and old streets rather than gathered in one retail park. Upper Street and the Angel carry restaurants, bars and shops. The Mercers Road/Tavistock Terrace conservation area comprises largely commercial frontages along Holloway Road with residential side streets behind, so a unit there often has flats directly above and a quiet street at the back for deliveries. Clerkenwell adds showrooms and cafes at street level.
Two Islington shopping streets have their own status. Camden Passage and Fonthill Road are Specialist Shopping Areas covered by the Class E to residential Article 4 Directions. For a tenant fitting out a unit there, that designation protects the commercial use of the frontage rather than easing a change to housing. A fit-out that keeps an active shop window and a trading ground floor works with the policy, and small specialist units suit display joinery more than open plan.
Historic shopfronts and security shutters in Islington
Islington Policy R3 requires historic shopfronts and features to be retained in development within a designated Town Centre. If your unit is inside one and still has an old fascia, pilasters, console brackets or a timber stallriser, the fit-out plan should keep and repair them rather than box them in. We record what survives before strip out, protect it during the works and repair it with matching timber and mouldings. A new shopfront that changes the building's appearance needs planning permission, an illuminated sign generally needs advertisement consent, and in a listed building listed building consent covers works inside as well as out.
Security is the other shopfront question in Islington. The Urban Design Guide says security shutters should always be placed internally and be an open mesh or grille, and that permission will not be granted for external security shutters unless exceptional circumstances can be demonstrated. For a tenant, that means designing the shutter into the ceiling void or a bulkhead behind the glass from the start, with power and a manual override, instead of planning a roller box on the fascia.
Use class, takeaways and kitchens in an Islington unit
Many Islington fit-outs need no change of use at all, because shops, cafes, restaurants, clinics, salons and gyms all sit in Class E, unless a planning condition on the unit limits it. A hot food takeaway, a pub or a bar is sui generis, so moving to one of those needs planning permission, which you or your agent apply for. Check the lawful use and any conditions on the unit before signing the lease, because the fit-out drawings depend on the answer.
Food units carry the heaviest services in an Islington fit-out. A cooking kitchen needs extraction and odour control, and the duct route through a terrace with flats above is usually the hardest thing to agree with the landlord and the planners. Where hot food is prepared commercially, the drain needs a grease separator or other effective grease removal under Approved Document H, and gas appliances need interlocked ventilation. We coordinate the specialist extraction and gas contractors so their work sits inside one programme.
Trading streets, deliveries and neighbours above an Islington shop
Fitting out a unit on an Islington high street means working beside businesses that are still trading and under flats that are lived in. Islington only allows noisy construction work between 8am and 6pm on weekdays and 8am to 1pm on Saturdays unless the council gives prior approval, so breaking out floors and cutting in services must fit that window. We agree quieter evening tasks, such as decoration, with the landlord and neighbours rather than assuming them.
Deliveries and hoardings need planning too. Islington requires a licence for any temporary obstruction on the public highway, including hoardings and building materials, and on red routes such as Holloway Road, Upper Street and City Road Transport for London must also give permission. A shopfront replacement on Upper Street therefore has two approvals before a hoarding goes up. We schedule counters, shopfront glass and kitchen equipment for delivery windows the route allows.

The GS Renovation Difference in Islington
A shop, cafe or clinic has to open on a date, so the fit-out is planned backwards from it: consents, long-lead items such as shopfront joinery, extraction and counters, then strip out, first fix, floors, ceilings, finishes and snagging. We give you a programme and a written quotation after a site visit, agree working hours with the landlord and neighbours, and coordinate the specialist trades. A registered electrician certifies the installation, and we hand over the building control paperwork your landlord and insurer ask for.

- Handover file with the certificates your insurer and landlord will ask for
- Shopfront, sign and extract consents checked before anything is ordered

FAQ
Frequently Asked Questions about Commercial Fit-Out Islington
Why do shop fit-out quotes in Islington differ?
They rarely price the same scope. One includes the extract route, the grease trap, an accessible WC and making good to the landlord's specification; another leaves them out. The published UK guide of £1,500 to £3,000 per square metre for a retail refurbishment (MyBuilder, 2026) is a starting point, not a Islington price. Compare quotes against one written scope.
Can an external roller shutter go on an Islington shopfront?
Rarely. Islington's Urban Design Guide says permission will not be granted for external security shutters unless exceptional circumstances can be demonstrated, and that shutters should always be placed internally as an open mesh or grille. We design the shutter in behind the glass, with its housing hidden in the ceiling or a bulkhead, so the frontage keeps its window display at night.
Must an old shopfront be kept during an Islington fit-out?
If the unit is within a designated Town Centre, yes. Islington Policy R3 requires historic shopfronts and features to be retained in development there. That covers fascias, pilasters, consoles and stallrisers that survive behind later cladding. We open up carefully, record what we find and repair it, and the new signage and lighting are then designed to sit on the historic frame.
Does a shop or cafe fit-out in Islington need building regulations approval?
If the work affects escape routes, accessible entrances or WCs, drainage, ventilation or structure, yes. In a narrow Islington unit, Part M means altered work must not leave access worse than before. Altering an existing toilet does not by itself mean it must become a wheelchair-accessible WC, and a reworked entrance is built to Approved Document M as far as the building allows. Part B means a clear escape from the back of the kitchen or shop to the street. Islington Council issues its completion certificate once the works are satisfactory and the fees are paid.
Can a cafe unit in Islington become a takeaway without planning permission?
No. A cafe or restaurant sits in Class E, but a hot food takeaway is sui generis, so the change needs planning permission, which you or your agent apply for. Extraction, odour control and opening hours are then usually conditions of the consent. We build the kitchen, extraction route and grease drainage to the approved drawings.
What if a shop in Islington is later converted to a home?
Islington Policy DH7 says shops converted to residential use, including through permitted development, must retain the shopfront fenestration and natural surveillance of the street. So the glazed frontage stays even when the use changes. If you are fitting out a unit now with that possibility in mind, keep the shopfront structure sound and avoid blocking it with solid partitions.
Does a shop in Camden Passage or Fonthill Road have special status?
Yes. Islington treats Camden Passage and Fonthill Road as Specialist Shopping Areas, and both are covered by the Class E to residential Article 4 Directions. That withdraws the permitted route from a commercial unit to a home there, which protects the shop use. A fit-out that keeps the unit trading at street level fits that policy.
Can the brick shopfront surround in an Islington conservation area be painted?
Check first. In Islington's Article 4 conservation areas you may need planning permission for minor alterations such as painting brickwork on the outside of a property. Painted timber shopfronts are normal, but the brick piers and upper facade are a different matter. We repaint joinery to the approved colours and leave the brick untouched unless consent covers it.
What sort of commercial fit-out work do you take on?
Small customer-facing units: shops, cafes, restaurants, salons, clinics and studios. That includes strip out of a previous tenant's fit-out, counters and display joinery, floors that suit trading, suspended ceilings, lighting, accessible WCs and shopfront repair. Specialist systems such as commercial extraction, fire alarms and sprinklers are installed by specialist contractors we coordinate. We price from a site visit and a clear specification.
