Office Fit-Out Shoreditch

Office fit-outs for small and medium office suites in Shoreditch, partitions, ceilings, lighting and small power for your office, with the IT and specialist trades coordinated.

Office fit-out in Shoreditch means studios, small and medium suites and small single floors in low-rise buildings, in a district that Hackney is planning for more workspace. The Future Shoreditch area action plan identifies 15 opportunity sites that could deliver around 200,000 sq m of office floorspace. For a business, the job is turning a shell or a tired floor into a working office: partitions, ceilings, lighting, power, meeting rooms and a tea point. We build it to your designer's layout, your landlord's licence and the building regulations for non-domestic work.

For Shoreditch, the construction part of an office fit-out is published at £70 to £120 per sq ft as a UK guide, and an all-in London office fit-out at £148 to £359 per sq ft (Oktra and Cushman and Wakefield, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Shoreditch: we build the office partitions, ceilings, lighting and finishes as one contract and coordinate the IT supplier and specialist trades around them.

Category A and Category B in a Shoreditch office

Category A is the landlord's base fit-out, and Category B is what makes it your office. A Cat A floor in Shoreditch typically arrives with a ceiling, a raised floor or finished screed, lighting, heating and cooling, and toilets in the core. Cat B adds the rest: partitions and glazed screens, meeting rooms, the kitchenette, the reception, furniture power, feature lighting, acoustic treatment and your finishes. Agree the split in writing before the lease is signed.

Knowing which you are taking avoids paying twice. If the landlord's Cat A ceiling grid and lighting will be moved for your partitions, ask whether the floor can be let without them. On a studio floor with exposed services, the Cat B work is mostly about sound and power, because hard surfaces carry noise between desks. We coordinate data cabling with your IT supplier so floor boxes and wall outlets land where the desks go in a Shoreditch layout.

Building control and fire safety for Shoreditch offices

An office fit-out in Shoreditch is non-domestic building work, and building control assesses it on fire, access and energy. On the Tower Hamlets side of Shoreditch, that council's building control service handles it. Hackney Building Control asks applicants to confirm whether the building is subject to the Regulatory Reform (Fire Safety) Order 2005, which applies to all buildings other than private dwellings. New partitions change the escape routes, so travel distances, fire doors, emergency lighting and alarm coverage are rechecked against Part B. Those checks come before the partitions are ordered.

Part M applies to the parts you alter, which must not leave access worse than before, and Part L covers the efficiency of new lighting and controls. As a commercial client you also have duties of your own under the CDM Regulations, including allowing enough time and, where more than one contractor is involved, appointing a principal designer and a principal contractor in writing. We fire stop service penetrations as we go and photograph them, so your fire risk assessor has the record at handover in Shoreditch.

Working in an occupied Shoreditch office building

Fitting out a floor in a busy Shoreditch building means sharing the lifts, the loading and the noise limits with other tenants. Hackney allows noisy work only 8am to 6pm Monday to Friday and 8am to 1pm on Saturdays, with none on Sundays or bank holidays, and it counts refurbishment as construction noise. Those are Hackney's rules; a building on the Tower Hamlets side of Shoreditch follows Tower Hamlets, which needs approval before any noisy Saturday work. So cutting, drilling and strip out happen in the day, and quiet work such as second fix and decoration can follow under the building's rules.

The landlord's licence for alterations sets further conditions: approved drawings, working hours inside the building, lift protection and who signs off at the end. At lease end, the same Shoreditch landlord may serve a dilapidations schedule, and reinstatement means removing your partitions, cabling and finishes back to the shell described in the lease. We price reinstatement from that schedule and clear the floor through a registered waste carrier. The dates are agreed with the landlord first.

Future Shoreditch and the office stock around you

Shoreditch is being planned as a place of work, and that shapes what a fit-out is for. Hackney says the area will be shaped by the Future Shoreditch area action plan, submitted for examination with hearing sessions expected in autumn 2026. Its 15 opportunity sites could together deliver around 500 homes and 200,000 sq m of office floorspace. If those sites come forward, an occupier will have more new floors to choose from, many let as a shell or Cat A.

Class MA would nationally let an owner turn Class E space into homes through prior approval. Hackney's Article 4 Directions for the Central Activities Zone, City Fringe and Hackney town centres have removed that right there since 27 April 2023. On the Tower Hamlets side, that council's own Class E to homes direction has applied in certain parts of the borough since 18 August 2022. For a tenant this is only context: a floor inside those areas tends to stay in office use between leases.

FAQ

Frequently Asked Questions about Office Fit-Out Shoreditch

Why do office fit-out quotes in Shoreditch vary so much?

Because the scope differs. One quote covers only partitions and ceilings; another includes fire alarm changes, lighting, data containment, the tea point and out-of-hours working. Published guides give £70 to £120 per square foot for the construction element (Oktra, 2026). Compare quotes against the same written scope.

What is the difference between Cat A and Cat B in a Shoreditch office?

Cat A is the landlord's base finish: ceilings, lighting, heating and cooling, floors and toilets. Cat B is the tenant's layer on top: partitions, meeting rooms, kitchenette, reception, power to desks and finishes. In Shoreditch, ask the landlord which Cat A items you can drop if your layout will replace them. New floors from the Future Shoreditch opportunity sites may come to market at either level.

Does an office fit-out in Shoreditch need building control approval?

Usually yes, because new partitions, escape routes, fire doors and lighting are non-domestic building work. Hackney runs its own building control service. An office is covered by the Regulatory Reform (Fire Safety) Order 2005, so a building notice cannot be used; the route is full plans or a registered building control approver. On the Tower Hamlets side, that council's building control service is used instead. Your designer prepares the full plans application; we supply the method statement and programme and arrange the inspections.

Does a Shoreditch office fit-out need an accessible WC?

Where the fit-out provides new WCs, Approved Document M expects a wheelchair-accessible toilet among them. Altering existing toilets does not by itself require one, but the work must not leave access worse than before. In an older Shoreditch warehouse floor where the landlord's core toilets are small, your designer may need to place an accessible WC within your own area, so it goes on the layout before the partitions are ordered. Because an office falls under the Fire Safety Order, the WC is shown on a full plans application rather than a building notice.

Can office fit-out work in Shoreditch be done at night?

Only the quiet parts. Hackney limits noisy construction work to 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with none on Sundays or bank holidays. On the Tower Hamlets side, Saturday noisy work needs that council's approval first. Strip out, cutting and drilling therefore happen in the day. Your building's own rules may allow quiet second fix and decoration later, and we plan to both.

Is more office space coming to Shoreditch?

Hackney is planning for it. The Future Shoreditch area action plan identifies 15 opportunity sites that could together deliver around 200,000 sq m of office floorspace, and it was submitted for examination with hearing sessions expected in autumn 2026. A fit-out in an existing Shoreditch building is not directly affected by the plan.

What duties does a business have when it commissions an office fit-out?

Under the CDM Regulations a commercial client has duties of its own. Where more than one contractor is involved, it appoints a principal designer and a principal contractor in writing. It also allows enough time and resources, and passes on information about the building, such as asbestos surveys. We work as the contractor under those duties, keep the construction phase plan and hand over the health and safety file content.

Who deals with the landlord's consent for a Shoreditch office fit-out?

The tenant, usually through their solicitor or designer, applies for the landlord's licence for alterations with the drawings. The licence sets working hours, lift and loading rules, and inspection by the landlord's surveyor. We provide the method statement, programme and contractor details the Shoreditch landlord or building manager asks for.

Can you strip a Shoreditch office back to shell at lease end?

Yes. We remove partitions, ceilings, cabling and finishes to the shell described in the lease, make good the landlord's fabric and clear the waste through a registered waste carrier. The landlord's surveyor issues the dilapidations schedule, and we price and programme against it so the floor is handed back on time.
