Every trade under one contract across Shoreditch and E2. Structural work, extensions, kitchens and bathrooms, building control handled for you.
Renovations in Shoreditch mean working inside buildings that were never houses. The E2 streets running back from Shoreditch High Street towards Arnold Circus and Brick Lane are full of former furniture workshops, printworks and garment factories that were shelled out and sold as flats, with newer blocks filling the gaps between them. Almost all of it is leasehold, framed in concrete or steel, and run by a managing agent with rules about noise, lifts and waste. GS Renovation plans around those rules instead of arguing with them. Our founder Abdelaaziz Saaid brings over 30 years of hands-on experience to every site, and the company is fully insured on every job it takes.
In a converted warehouse the building is held up by a frame, so the walls dividing your rooms are usually carrying nothing but themselves. That sounds like freedom, and up to a point it is. Stud partitions come out easily, a kitchen can travel across the plan, and a mezzanine can be reworked where the head height allows. What stays put is the frame: columns, downstand beams, bracing and the core wrapped around the stair and lift. So do the risers, which carry soil, water and ventilation for every flat in the stack. We survey all of that before a layout is agreed, because a design that assumes a column will vanish is a design that gets redrawn.
Where an opening through something structural is genuinely wanted, or a new floor level is being formed, a structural engineer is appointed to design it and we build to that design. We are a contractor, so we never produce the calculations ourselves. Loadings in these buildings are often generous, because the floors were sized for machinery and stacked stock, but generous is not the same as measured. Concrete frames need scanning before anything is drilled so reinforcement is not cut through, and steel frames need connections made exactly as they are detailed. Building control sits with us too, from the application through to the inspections on site.
Nearly every flat between Hoxton Square and the Columbia Road Flower Market end of E2 is leasehold, and the lease will normally demand the freeholder's written licence to alter before anything structural or anything affecting the demise is touched. That process runs alongside building control rather than replacing it, and it needs starting early because agents work to their own timescales. We can supply the method statements, insurance evidence and programme that a managing agent usually asks for. Permitted development rights do not apply to flats at all, so any change to the outside of the building is a planning question for Hackney Council rather than something that can be assumed from what a neighbouring house has done.
Logistics here are a discipline of their own. Deliveries arrive on streets that are busy from mid morning, loading bays are shared with bars and shops, and most blocks restrict working hours and insist that materials and waste move by service lift rather than through the main entrance. Protection to communal flooring and lift cars is expected and we allow for it in the programme. Where a skip cannot legally stand, we bag waste and book collections at fixed times. One named project manager keeps the agent, the residents below and you hearing the same version of the schedule.

FAQ
Usually yes, provided it is a partition rather than part of the frame. Converted warehouses carry their loads through columns, beams and the stair core, so most internal walls are non-structural and can be removed cleanly. The exceptions matter, though, and we establish which is which by survey before any layout is agreed. If an opening does affect the structure, we appoint a structural engineer and construct exactly what they specify.
Yes, for almost anything beyond redecoration. Leases in E2 conversions typically require a written licence to alter for structural work, for moving bathrooms or kitchens, and for changes to floor finishes that affect sound transmission. Apply early, because the freeholder may want their own surveyor to review the proposals. We provide the drawings, insurance details and method statements that support the application.
By concentrating the noisy work into agreed windows and telling neighbours in advance when those windows fall. Breaking out floor screeds, chasing walls and cutting steel are the loud stages, and they are short if they are properly sequenced. Most blocks set permitted working hours in the lease or house rules, and we build the programme around them rather than asking for exceptions once we are on site.
Yes, and they are among the most common jobs we do in E2. The constraint is almost always the riser and the existing drainage line, because a soil connection cannot be moved far without losing the fall it needs. We check what is achievable before the design is fixed, coordinate the trades, and give a five year guarantee on the installations we carry out. Quotations are free and carry no obligation.
