RSJ and Steel Beam Installation Watford

Steel beam installation, RSJ and structural alterations in Watford. Trusted, professional, 30+ years' hands-on experience.

GS Renovation installs RSJs in Watford houses, working to calculations produced by the structural engineer we appoint. Watford Borough Council names steelwork as one of its building control inspection stages, so the beam and its bearings have to be seen before anything covers them. Founder Abdelaaziz Saaid brings over 30 years of hands-on experience to how that sequence is run.

Steelwork is a named building control inspection stage in Watford

Watford Borough Council lists steelwork as one of its named building control inspection stages, alongside foundations, damp proof course, oversite, drainage, floor joists, roof carcass, insulation and completion. Building control here is provided in partnership with St Albans District Council, which works across both areas. Site visits are carried out between 10:30am and 3pm, Monday to Friday. That is a narrow window, so we plan the exposed stage of the work around it rather than boarding the steel in and hoping.

The consent route is worth settling before the props go in. For load bearing wall removal in Watford the full plans route is charged in two parts, a plan charge of £257 and an inspection charge of £150. Full plans has the engineer's design checked before work starts, which is worth having where the wall is carrying more than one thing. We coordinate the application and book the inspections either way.

What the beam bears onto depends on where in Watford you are

Ground and bearings change across the borough, so the design has to be site specific. British Geological Survey 1:50 000 mapping puts Oxhey in WD19 on Lambeth Group bedrock, a mixture of clay, sand and gravel, with no superficial deposit mapped over it. At Watford Heath the mapped bedrock is the London Clay Formation, not chalk, so foundation assumptions taken from central Watford do not carry across. Where a beam needs a new pier or pad beneath it, that difference reaches the design.

A steel is only as good as what it lands on. We expose the bearing, the engineer specifies the padstone or the pier, and we rebuild in engineering brick or concrete where the existing masonry will not take a concentrated point load. Props go in from a solid base, the wall comes down in stages, the beam is seated, and the props are struck in the order the engineer sets out. Fire protection goes on the steel before sign off, not after.

Openings in Watford's terraced houses and their outriggers

Watford's older terraced streets are narrow and deep. The council's Character of Area Study gives plot sizes of 4 to 5 metres by 25 metres for the late 19th to early 20th century terraces, and records outriggers to the rear as characteristic of them. That gives two obvious openings: the wall between the two ground floor rooms, and the wall between the back room and the outrigger. They are not the same job. The second cuts into a return that may carry the outrigger roof as well as a floor.

We do not decide which walls are structural. The engineer we appoint inspects, establishes what the wall carries and designs the support, and we build to that. Where the opening reaches the wall you share with next door, cutting a bearing pocket into it is notifiable under the Party Wall etc. Act 1996. Serving that notice is your duty as building owner. Ours is to have the structural detail ready for your surveyor and to sequence the work so the notice period is not what delays your start.

FAQ

Frequently Asked Questions about RSJ and Steel Beam Installation Watford

How much should RSJ and steel beam installation in Watford cost?

Only a survey answers that honestly. Two Watford houses of the same size can differ once RSJ and steel beam installation is scoped, so we look at the WD17 property first, then price the structure, the trades and the Watford Borough Council approvals as separate lines you can compare. That written quotation is what GS Renovation stands behind across Watford and Rickmansworth. Nothing is owed for the WD17 survey if you decide against going ahead with RSJ and steel beam installation in Watford. As a rough guide, RSJ and steel beam installation in London runs roughly £1,500 to £4,000 for the beam itself on a single straightforward opening, covering supply, installation and building control sign-off; a full knock-through including taking the wall out, the structural engineer's fee and making good more typically comes to £2,500 to £6,500 or more (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Does the structural engineer come back to check the beam, or is the council inspection enough?

They are two separate checks. The engineer we appoint can be asked to inspect the beam against their own calculations, which is a check on workmanship. That is not the same as the council's steelwork inspection, which is a check on compliance with the Building Regulations. One does not replace the other, and neither is a substitute for the completion certificate. We arrange the visits so the bearings are still open for both, then close up once.

Our house is on Lower High Street near Bushey Arches. Does the ground there affect an RSJ?

It affects what the beam lands on rather than the beam itself. British Geological Survey mapping puts the superficial deposit along Lower High Street towards Bushey Arches as Alluvium, a soft clay, silt, sand and gravel deposit laid down by the River Colne. Where an opening puts a concentrated load onto a new pier, the engineer we appoint checks what is under the existing footing before sizing anything. A trial hole answers that, and the map does not.

Can we stay in the house while the steel goes in?

That is a decision about dust, services and access rather than about consent. Watford Borough Council does not require a demolition notice for the demolition of an internal part of an occupied building, so living there does not change the paperwork. What changes is the sequence. We seal the working area, keep one route through the house, and agree which days the water, gas or electricity are off before the props go in.

Our address is on Langley Road, where an Article 4 direction applies. Does that stop an internal beam?

No. The direction covering 10 to 56 Langley Road withdraws Classes A, C and D of Part 1 of Schedule 2, which the council describes as extensions, roof alterations and porches. An internal opening between two rooms is none of those, so it stays a Building Regulations matter. What the direction does catch is an extension, a roof alteration or a porch added at the same time. The council's Article 4 finder lists the record for your address.
