What Watford charges to sign off a chimney breast removal
The joint Watford and St Albans building control charges dated 28 January 2026 list chimney breast removal at £420 on a building notice, £257 plus £150 on full plans, and £498 for regularisation. Full plans splits into a plan charge and an inspection charge, and it has the design checked before work starts. Regularisation is the route for a breast that came out without consent, and it is the highest of the three charges.
For the building work itself, indicative ranges put removal on one floor with gallows brackets accepted at £1,500 to £2,500, and £2,200 to £3,250 where a steel beam is needed instead. Over two floors the range is £3,000 to £5,000 (indicative London ranges, MyBuilder and Checkatrade, 2026). Whether a gallows bracket detail is acceptable is settled by the engineer and the inspector, never by us.
Notices and the inspection window
Watford Borough Council does not require a demolition notice for the demolition of an internal part of an occupied building. Taking a breast out of the house you live in therefore sits under the Building Regulations rather than under a demolition application. The stack above the roof is a different question, and so is the wall you share with a neighbour.
The council asks for 48 hours notice of a completion inspection so that its surveyors can review the relevant information before the site visit. Build that into the programme, because the beam and its bearings should still be visible when the inspector arrives. Where the breast sits within a party wall, cutting into that wall is notifiable under the Party Wall etc. Act 1996, and the notice is served by you as building owner rather than by us.
Chimneys are a recorded feature of Watford's older streets
The council's own Character of Area Study records the walling of Watford's late Victorian and Edwardian terraces as yellow stock or red brick, with pitched roofs and brick chimneys. It notes pebbledash, render and painted brick as later introductions. On the 1920s Harebreaks Estate the same study records brick chimneys as standard, with plain red brick, rendered, painted brick or pebbledash walls and plain tiled roofs. The chimney is part of what the council has written down about these streets.
In the conservation areas it is stated more directly still. The Nascot Conservation Area Appraisal describes the dominant urban form as terraces of two storey brick buildings with pitched roofs, and names chimneys as an important feature on Church Road. The Estcourt appraisal records London stocks as the predominant facing brick, with red brick used for decoration such as window arches, and brick chimneys as common. In those streets, taking a stack off the roof is a planning question before it is a structural one.
Conservation areas and where demolition control bites
Watford has ten conservation areas: Civic Core, Estcourt, Grove Mill Lane, High Street and King Street, Macdonnell Gardens, Nascot, Oxhey, St Mary's, The Square and Watford Heath. If your house sits in one of them, removing a stack above roof level changes the appearance of the building and has to be checked with the council before it is priced.
Individual addresses can be tighter again. At 3, 30, 34 and 42 Nascot Wood Road an Article 4 direction withdraws Class A of Part 31 of Schedule 2, so demolition at those addresses needs planning permission. An internal breast removal with the stack retained above is a different proposition from stripping the stack out through the roof. We will not price the second as though it were the first.
