The Watford Residential Design Guide was adopted as a Supplementary Planning Document on 23 July 2014 and amended in August 2016. It states that rear extensions should not exceed a depth of 3 metres for a terraced house, including an end of terrace, 3.5 metres for a semi-detached house and 4 metres for a detached house. Depth is measured from the original rear wall of the property, excluding bay windows and porches. The word original matters where anything has been added before.
The guide adds that second extensions, canopies or conservatories added to existing extensions will not be allowed if, added to any original extension, they exceed the 3 metre and 3.5 metre allowances. It also asks for rear extensions to detached or semi-detached properties to be set away from the property boundaries by at least 1 metre, to maintain side access to rear gardens. Both points change what is worth drawing, so they belong at the sketch stage.
Watford Borough Council runs a searchable Article 4 directions finder, and it lists more than one hundred separate records covering named streets, groups of house numbers and individual properties. The council is the local planning authority for Watford, and it adopted the Watford Local Plan 2021 to 2038 on 17 October 2022. At Watford Heath in the south of the borough the mapped bedrock is the London Clay Formation, not chalk, so foundation assumptions taken from central Watford do not carry across. The engineer designs to what the trial hole finds rather than to the map.
