Commercial Fit-Out Epping

Shop, cafe, restaurant, salon and clinic fit-outs in Epping, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Epping means the shops, cafes, salons and clinics along the High Street, in the town the Local Plan names as one of the district's two town centres with Loughton High Road. The units are small and some sit in old buildings behind listed 18th-century frontages, so the shopfront, the shutter and the planning use count as much as the counter and the floor. We strip out and fit the unit to the consent the landlord or your designer holds, and hand over ready to trade.

For Epping, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m² (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Epping: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

How the Epping frontage rules affect the unit you lease

Before signing for a unit in Epping, check which frontage it sits in. The council has designated a Primary Shopping Area and Primary and Secondary Commercial, Business and Service Frontages in the town. In Epping Town Centre at least 70% of ground floor Primary frontage and at least 20% of ground floor Secondary frontage must stay in Use Class E. Shops, cafes, clinics, gyms and offices all fall within Class E, so moving between those uses does not normally need planning permission, unless a condition on the unit restricts it.

The pressure point is a use outside Class E, such as a hot food takeaway or a drinking establishment, both sui generis, in a Primary frontage. That is a planning question for the owner or tenant and their agent, and it needs settling before fit-out drawings are finalised. Our part is to build the layout the permitted use needs: an extract route for a cafe kitchen, treatment rooms with basins for a clinic, or a salon's wash points and the drainage behind them.

Shopfronts and shutters on Epping High Street

A new shopfront in Epping has to meet Local Plan Policy DM14, which seeks to keep traditional shopfronts and requires any replacement to relate positively to the host building. The conservation area appraisal notes that the historic High Street buildings have narrow plot widths and the modern ones wider frontages, so a single fascia running across two historic plots reads wrongly. Where an older shopfront survives under later boarding, we open it up carefully so it can be repaired rather than ripped out.

Security needs planning early. DM14 wants shutters to be open mesh and, wherever possible, inside the glass, and the council says permission is unlikely for roller shuttering on the outside of a building, with any unavoidable shutter box normally sitting internally. One answer in Epping is laminated glass plus an internal open mesh grille, with the box hidden above the window head. Illuminated or projecting signs can need advertisement consent, which the tenant or their designer applies for before the sign is made.

Kitchens, drains and the entrance in an Epping shop unit

Food changes a fit-out in Epping more than any other use. A cafe or restaurant kitchen needs an extract route to a point where fumes and odour disperse without reaching the flats above, and on the High Street the owner's designer settles where a duct can run and show before we price it. Thames Water is the sewerage undertaker for the district, so a grease trap or separator on the kitchen drain protects the shared sewer and keeps the unit's own drains running.

Access is the other early decision. Old Epping buildings often have a step at the door and a narrow shop floor, and Part M asks for a reasonable approach to the entrance and an accessible WC where the building allows one. We measure the threshold and the rear of the unit first, because a ramp inside the door, a level threshold or a WC at the back each take floor space from the trading area and fix where the counter can go.

Trading, deliveries and the flats above an Epping unit

A fit-out on Epping High Street runs among neighbours who are trading and living next door. The burgage plots run back from the street to the rear lane of Hemnall Street, and where a unit has rear access we bring deliveries and take waste out that way. Loud stripping out belongs in the council's normal construction hours of 8am to 6pm on weekdays and 8am to 1pm on Saturday, never on Sundays or Bank Holidays.

Where a unit has flats over it, dust, noise and services are managed for people at home as well as the shop next door. We seal the ceiling void, agree times for switching off shared supplies, and keep the stair to the flats clear. The landlord's consent and fit-out guide set the rules inside the unit. As a commercial client you have CDM duties of your own, and we give you the construction phase plan and programme that help you meet them in Epping.

Working With GS Renovation in Epping

A shop or cafe fit-out is judged by the opening date, so we plan backwards from it. We price from your drawings or a walk round the unit, give you a fixed programme, and coordinate the electricians, the shopfront joiner and any specialist kitchen extraction contractor as one team. Where the landlord has a fit-out guide, we work to it and give the landlord the drawings and method statements they ask for. At handover you get the certificates for the electrics, fire alarm and emergency lighting from the registered trades who installed them.

  • Waste cleared as we go, not left piled up outside

FAQ

Frequently Asked Questions about Commercial Fit-Out Epping

Why do shop fit-out quotes in Epping differ?

They rarely price the same scope. One includes the extract route, the grease trap, an accessible WC and making good to the landlord's specification; another leaves them out. The published UK guide of £1,500 to £3,000 per square metre for a retail refurbishment (MyBuilder, 2026) is a starting point, not a Epping price. Compare quotes against one written scope.

Can a shop unit in Epping town centre become a cafe or clinic?

Yes, without planning permission for the use unless a condition on the unit restricts it, because shops, cafes, clinics and gyms all sit in Use Class E. In Epping Town Centre at least 70% of ground floor Primary frontage and at least 20% of Secondary frontage must stay in Class E. A move outside Class E is a planning question to settle before the fit-out is priced.

Will the council allow an external roller shutter on an Epping shop?

Unlikely. Epping Forest District Council says permission is unlikely to be granted for any roller shuttering on the outside of a building, and that an unavoidable shutter box should normally sit internally. Policy DM14 asks for shutters to be open mesh and, wherever possible, internal. Laminated glass with an internal open mesh grille is one way to meet both the policy and an insurer's security terms.

Can the shopfront on an older Epping building be replaced?

Yes, if the replacement relates positively to the host building. Policy DM14 seeks the retention of traditional shopfronts, so where one survives, repair comes first. A new shopfront normally needs planning permission, because it changes the look of the building. Where a modern shopfront is being replaced, the new design should follow the plot width, fascia depth and materials of the building above it. On a listed building the owner will also need listed building consent before we start.

Can a shop in Epping be fitted out as a hot food takeaway?

Only with planning permission, because a hot food takeaway is sui generis, outside Use Class E. In a Primary frontage, the policy requirement that at least 70% of ground floor frontage stays in Class E is part of that decision. The owner or their agent settles it first; we then build the kitchen, extraction and drainage to the approved scheme.

Does a cafe fit-out in Epping need a grease trap?

It should have one wherever food is prepared on site. Thames Water maintains the shared foul and surface water sewers across the Epping Forest district, and fat poured into a drain sets and blocks both the unit's pipes and the sewer. We fit the trap where it can be emptied without lifting the kitchen floor, and leave the emptying schedule with you.

How are deliveries handled during a fit-out on Epping High Street?

From the back where the unit allows. The High Street's long plots run back to Hemnall Street, a rear access lane, so materials and waste can move without blocking the shop door or the pavement. Where there is no rear access, deliveries are timed for quiet trading hours and loaded straight in, never left on the footway.

What size of commercial job do you take on?

Work at the scale the town actually has: a single shop or cafe unit, a salon, a clinic or a small gym studio. We handle the strip out, counters, partitions, ceilings, flooring, lighting, small power, washrooms and the shopfront. For specialist systems such as commercial kitchen extraction or fire alarm design, we bring in specialists and coordinate them under our programme.

What sets the programme for a shop or cafe fit-out in Epping?

The consents and the kitchen, more than the fit-out trades. A new shopfront, a sign that needs advertisement consent or work to one of the 47 listed buildings on the High Street has to be approved before anything is made. After that the stages run strip out, first fix, partitions and ceilings, second fix, flooring, counters, decoration, then commissioning and snagging. A cafe with extraction takes longer than a cosmetic refresh of a shop.
