Plot shape sets what open plan can be in the town centre

Epping High Street retains distinctive burgage plots, with frontages onto the High Street and long thin plots running back to a rear access lane, Hemnall Street. A long, narrow footprint gives you a front to back axis rather than a wide square room. The useful move in that shape is a single spine opening running with the plot, not a broad side to side one that fights it.

The Epping Conservation Area Character Appraisal also records that historic buildings on the High Street have narrow plot widths, while the more modern buildings have wider frontages. Width decides span, span decides beam depth, and beam depth decides whether the ceiling line can stay flush or has to step down.

The housing outside the centre is a different problem

At the 2021 census, Epping Lindsey and Thornwood Common ward contained 2,922 households, of which 1,172 were semi detached, 634 terraced and 611 detached. A semi detached house has a party wall on one side, which fixes where a beam end can bear and brings the Party Wall etc. Act into the programme. Estate houses have their own plan form
