Commercial Fit-Out Redbridge

Shop, cafe, restaurant, salon and clinic fit-outs in Redbridge, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Redbridge means customer-facing units: a shop changing trade, a cafe, a salon, a clinic or a small gym studio. They sit in and around Ilford and on the borough's local high streets and parades. Offices are a separate service. We strip out, rebuild the counter, service and display areas, run new power, water and drainage, and hand back a unit ready to trade, built to Redbridge's shopfront policy, the building regulations and your landlord's consent.

For Redbridge, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Redbridge: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Redbridge high streets, parades and the units on them

The London Plan classifies larger town centres as International, Metropolitan, Major and District centres, with Local and Neighbourhood centres designated in each borough's Local Plan. Redbridge's Local Plan policies refer to Metropolitan, District and Local Centres. The London Plan also asks boroughs to use targeted Article 4 Directions, where justified, to stop shops turning into homes where that would weaken a town centre. Whether one covers a particular Redbridge parade is a question for the council before you sign.

A common unit is a parade shop: narrow, deep and entered through one front door, with a back room, a yard or rear access, and often a flat above. Materials, waste and trades share that single route, so the strip-out, services, ceiling and floor are sequenced to keep it clear. Before any layout is fixed we check where the waste can run, how much electrical capacity the unit has, and whether a kitchen extract can reach the roof, because those three decide what a Redbridge unit can become.

Shopfronts, shutters and signs under Redbridge policy LP28

Redbridge Local Plan policy LP28 supports shopfronts that use appropriate lighting and security shutters so they do not become dark, unwelcoming frontages at night. That is the test your shopfront drawing is read against. A solid roller shutter that blanks the whole frontage after closing sits badly with it. An open-mesh or perforated shutter, or a grille set behind the glass, lets the display and lighting show through, and your designer should show the type on the drawing.

Plan the frontage with the fit-out. The shutter box, fascia sign and any lit lettering need power and fixings inside the unit, so the electrician runs those circuits at first fix. A new shopfront that materially changes how a Redbridge building looks needs planning permission, a new external shutter generally does too, and an illuminated sign usually needs advertisement consent. You or your designer apply, and we order the glazing and shutter early, because those items often set the opening date.

Use classes, takeaways and kitchen extraction in Redbridge

Class E covers shops, cafes, restaurants, clinics, gyms and offices, so a Redbridge unit can usually move between those uses without a change of use application. Hot food takeaways, pubs and bars are sui generis, and changing to them needs planning permission. Some single buildings also carry their own controls: Redbridge lists an Article 4 direction for The If Bar at 71 Ilford Hill, Ilford. Check the planning history of the unit before signing, because the fit-out depends on what the use allows.

Food units bring the heaviest services. A commercial kitchen needs extraction and odour control, usually a duct taken up the rear elevation to discharge above the roof, which in a building with flats above is a planning and neighbour question as much as a building one. Where food is served, a grease trap on the waste protects the drains. We coordinate the extract installer, the registered gas engineer and the electrician so the ductwork, supply and fire stopping go in before the ceiling closes.

Heritage frontages and building control for a Redbridge shop

The Redbridge Local Plan says the borough has over 200 statutory listed buildings, 200 locally listed buildings and 16 conservation areas, and the council's published guidance covers the Wanstead Park, Wanstead Grove and Wanstead Village conservation areas. A shop in one of those places is judged against its character, so expect surviving pilasters, consoles, cornices and old doors to be kept and worked around. A listed building needs listed building consent for works affecting its character, inside or out, before joinery is ordered.

Inside the unit, the building regulations points that shape a shop are access and fire. Part M asks for an entrance a wheelchair user can get through, which on a parade with a step at the door means a ramp or a regraded threshold, and an accessible WC where the layout allows. Part B deals with escape from the shop floor and the fire separation from any flat above. Redbridge offers same day inspections if booked before 10am, which keeps each stage moving, and issues completion certificates in-house.

Why Choose GS Renovation in Redbridge

A shop tenant is usually paying rent before the first customer comes through the door, so the programme matters more than on a house. We agree the sequence before the keys are handed over, order the long-lead items such as shopfront glazing, shutters and extract equipment first, and keep one point of contact for the landlord, the managing agent and building control. Your designer provides the drawings and you obtain the consents. We build to them and to the landlord's licence for alterations, and carry out the contractor's duties under the CDM Regulations.

  • Building control applications and inspections coordinated for you
  • Programme worked back from the date you want to open to customers
  • Till, fridge and coffee machine circuits certified by a registered electrician

FAQ

Frequently Asked Questions about Commercial Fit-Out Redbridge

What should I budget to fit out a unit in Redbridge?

Start from the UK guide of £1,500 to £3,000 per square metre for a retail refurbishment, or £2,000 to £4,500 for a restaurant or cafe (MyBuilder, 2026), and add for London prices. Consent fees, the landlord's costs and equipment such as ovens and tills sit outside the building work. A Redbridge quote follows a survey of the unit and your layout.

Does a new shop shutter in Redbridge have to meet a council policy?

Yes. Redbridge Local Plan policy LP28 supports shopfronts that use appropriate lighting and security shutters so they do not become dark, unwelcoming frontages at night. An open-grille or perforated shutter, or one fitted behind the glazing, fits that aim better than a solid shutter across the front. A new external shutter generally needs planning permission, and your designer shows it on the drawing.

Does turning a Redbridge shop into a hot food takeaway need planning permission?

Yes. Shops, cafes and restaurants sit in Class E, but hot food takeaways are sui generis, so the change needs planning permission. The application will look at extraction, odour control, opening hours and waste storage. You or your designer apply, and we build the extract route, kitchen and drainage to what the permission allows.

Can a Redbridge shop fit-out go on while neighbouring units trade?

Yes, with the noisy work planned carefully. Redbridge's permitted hours for building work are 8am to 6pm Monday to Friday and 8am to 2pm on Saturdays, with no noisy works on Sundays and Bank Holidays. We keep deliveries off the busiest trading times, protect the pavement at the entrance and run dusty cutting with extraction so neighbouring shops and the flats above are disturbed as little as possible.

Does a shop in a listed Redbridge building need extra consent to fit out?

Yes, for works that affect its character, and that includes the inside. The Redbridge Local Plan says the borough has over 200 statutory listed buildings and 200 locally listed buildings. A listed building needs listed building consent before original joinery, plaster or shopfront parts are altered. Local listing adds no separate consent, but the council weighs it in any planning decision. Your designer applies, and we order joinery only once consent is in hand.

Is a shop in a Wanstead conservation area in Redbridge harder to fit out?

It takes more care at the front. Redbridge's published guidance covers the Wanstead Park, Wanstead Grove and Wanstead Village conservation areas, and a new shopfront there is judged against the area's character. Expect original features to be retained, materials chosen to suit the building, and more time for the planning decision before the shopfront can be ordered.

Does a cafe or restaurant need a grease trap?

Where food is prepared and served, a grease trap or separator on the kitchen waste is the normal way to stop fats blocking the drains, and the water company can act where they do. Its size depends on the menu and the number of sinks and dishwashers. We fit it under the sink or in the floor where it can be emptied easily.

What does fire separation between a Redbridge shop and the flat above involve?

The floor between the shop and the flat, and any stair enclosure they share, need the fire resistance the approved drawing sets. That can mean a new fire-rated ceiling in the shop, sealed service holes, and fire doors on shared routes. We build and have these inspected before the decorative ceiling goes up, so the fire line is not hidden before anyone has seen it.

How quickly can Redbridge building control inspect a shop fit-out?

Redbridge building control offers same day inspections if booked before 10am, and issues completion certificates in-house. We book each inspection as the stage closes, before anything is covered, so the programme does not stall. The completion inspection is booked once the electrical, emergency lighting and fire alarm certificates are ready, so you can open on the planned date.
