RSJ and Steel Beam Installation Epping

Steel beam installation, RSJ and structural alterations in Epping. Trusted, professional, 30+ years' hands-on experience.

An RSJ is only as good as the calculation behind it and the bearings at each end. We appoint the structural engineer, build to the calculations they issue, and coordinate the building regulations application and site inspections with Epping Forest District Council. We are a contractor, so we never produce structural calculations ourselves. Quotations are free and carry no obligation, and the company is fully insured.

Who inspects the beam in Epping, and how quickly

Epping Forest District Council runs its own building control service from the Civic Offices at 323 High Street, and takes inspection bookings on 01992 564141. That matters on a steel job, because the things an inspector needs to see, the bearings and the padstones, are only open for a short window. The council can carry out a same day inspection on current and valid work if you book before 10am, although it prefers 24 hours notice. We book around the steel going in, not after the fact.

What the bearings actually sit on

Under the High Street and Hemnall Street, the British Geological Survey maps the bedrock as the Claygate Member, a sequence of clay, silt and sand rather than pure clay. The survey records that member in Essex as 17 to 25 metres thick, with dark grey clays passing up into alternating clays, silts and fine grained sand. On the southern side of the town, at Bridge Hill, Sunnyside Road, Western Avenue, Charles Street, Crossing Road and Centre Drive, the mapped bedrock is London Clay instead. At Bell Common it is the Claygate Member again.

This only becomes your problem where a beam brings a concentrated point load down onto a new pier or pad rather than spreading it along an existing wall. The engineer sizes the bearing and specifies what sits beneath it. Where the ground needs confirming, a trial hole answers it before the steel is ordered.

Steel into a building that has been opened up before

Epping Forest District Council records that the listed buildings lining both sides of the High Street were substantially altered internally during the 19th century. So the plan form behind an older front is not necessarily the original one, and the wall carrying load today may not be the wall the house was built with. We open up and check what is actually there before anything is ordered or cut. Where the building is listed, the work is a listed building consent question as well as a building regulations one.

FAQ

Frequently Asked Questions about RSJ and Steel Beam Installation Epping

What is the going rate for RSJ and steel beam installation around Epping?

There is no going rate worth quoting, because scope varies more than the market does. A simple RSJ and steel beam installation job near CM16 and a complicated one elsewhere in Epping are different pieces of work. GS Renovation surveys and prices each on its merits, with the Epping Forest District Council element shown separately. Ring 07472 424 226 for an honest steer on your Georgian and early Victorian property, or email info@gsrenovationltd.co.uk with the CM16 address and we will book a free survey. As a rough guide, RSJ and steel beam installation in London runs roughly £1,500 to £4,000 for the beam itself on a single straightforward opening, covering supply, installation and building control sign-off; a full knock-through including taking the wall out, the structural engineer's fee and making good more typically comes to £2,500 to £6,500 or more (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

When do you pay Epping Forest District Council for a building control application on a beam?

In two stages. The council charges a full plans building control application as a plan charge payable on submission, then an inspection charge invoiced after the first site inspection. The first payment therefore falls when the engineer's calculations and drawings go in, before any steel is ordered, and the second follows once an inspector has attended. We prepare and submit the application and tell you which charge lands at which point.

Does the ground at Lower Swaines matter if the beam needs a new pier at one end?

Yes, where that pier needs its own foundation. The British Geological Survey maps Head at Lower Swaines, Ivy Chimneys Road, Brook Road and Stewards Green Road. Head is a hillwash and soil creep deposit, poorly sorted, and its composition varies with the ground upslope. That variability is why a trial hole is worth digging before the engineer fixes the pad size, rather than after the steel is on order.

Do soft old bricks change how a steel beam bears?

They change the padstone rather than the beam. The Cottis family ran a brickworks next to Epping station, and the neighbourhood plan records houses in the town built from Cottis bricks. Older brickwork bedded in lime mortar spreads a concentrated load less predictably than modern engineering brick, which is why the engineer sizes a padstone or specifies a pier beneath the bearing. We open up the bearing zone and report what is there before the calculation is finalised.

Is a beam simpler in the parts of the High Street rebuilt in the 1960s?

Not automatically. Two large sections of Epping High Street between the George and Dragon and Station Road were completely rebuilt during the 1960s and 1970s. Construction of that period can bring concrete floors, blockwork and load paths that differ from the older buildings either side. That changes where a bearing can land and how the propping is arranged. The engineer works from what the opening up shows, not from the age of the frontage.
