The jobs divide by age. An Edwardian villa has solid nine inch external walls, no cavity, lime mortar and a cut roof with purlins strutted off the internal walls, so taking a wall out often means picking up a roof load as well as a floor. The later detached houses off Beech Hill are cavity built with trussed or half trussed roofs and behave differently, though their internal walls may still be doing bracing work. We have the engineer establish which is which before anything is priced.
Movement is the other regular call. Hadley Wood sits on London Clay, and the large gardens here are full of mature oaks, limes and conifers that were small when the houses went up. Clay shrinks as those roots draw water out in a dry summer, and a corner or a bay drops. Not every crack is subsidence. We get an engineer to look before anyone talks about underpinning, because the honest answer is often root management, a repaired drain or seasonal movement that has been going on for decades.

Internal structural alteration is a Building Regulations matter, signed off by Barnet Council or a registered building control approver, and it is not affected by conservation area status. External work is a different question entirely. Much of Hadley Wood lies within a conservation area, which means alterations to elevations, the removal of a prominent chimney stack and work to trees all need checking with Barnet's planning department first. Trees in a conservation area carry six weeks' statutory notice before anything is felled, lopped or topped.
Party wall matters look different here than they do in a terrace. There is usually no shared wall at all, but section 6 of the Party Wall etc. Act 1996 still applies where you excavate within three metres of a neighbour's building and go deeper than its foundations, or within six metres on the forty five degree rule. On a big Hadley Wood plot that mostly catches basements and garage foundations near a boundary. Serving notice is your duty as building owner; we provide the engineer's drawings the surveyor needs.
