Chimney breasts in a Hadley Wood villa are not on a party wall, because there is no party wall. They sit on internal spine walls or against a gable, often serving four or more flues in one stack. That changes the support, and it means the stack above the roof is visible from the road in a conservation area.
Supporting the stack in a detached EN4 house
In a semi the standard answer used to be gallows brackets bolted into the shared wall. That route is largely closed now, because LABC withdrew its standard bracket detail in 2024, and in a detached Hadley Wood villa the brackets often have nowhere sound to go anyway. The conservation area decides what happens above the roofline
Removing the internal breast is a Building Regulations job that Barnet Council building control inspects and certifies. Taking the stack off the roof is a planning question as well, and in Hadley Wood that matters, because the tall corbelled stacks and clay pots on the Edwardian villas are part of what the conservation area appraisal is protecting. We check with Barnet's planning department before assuming a prominent stack can come down, and where it cannot, the alternative is to support the retained masonry and leave the roofline as it is.
Plan for the room to be redecorated end to end. Lath and plaster walls either side of an Edwardian breast rarely sit flush with the new board, the reinstated ceiling line needs a run of new cornice matched to the original profile, and old emulsion has faded unevenly so a patch will always read as a patch. Making good is ours. Decoration and cornice matching are often better placed with a specialist plasterer, and we say which is which at survey rather than at the end of the job.
