Removing a load-bearing wall in a Hadley Wood villa
An Edwardian villa in Hadley Wood was built with solid brick internal walls, usually a spine wall running the depth of the house and a second wall between the front reception and the hall. Rooms are wide, so the opening a family wants is often five or six metres rather than the three you get in a semi. That distance changes the answer. A structural engineer establishes what the wall carries, then sizes the beam, and at those spans deflection governs the design as much as strength does.
The practical difference is weight. A 305 deep universal beam runs to about forty kilos a metre, so six metres of it is roughly a quarter of a tonne, and it will not be carried in by two people through a hallway. Hadley Wood plots help here, because the long driveways usually let a telehandler or a hiab put the steel down close to the opening. We prop first, cut the pockets, seat the beam on its padstones and pack the bearings solid, then strike the props in sequence.
Where the load goes in an EN4 detached house
Beam design is only half of it. The end reaction from a long span is a concentrated point load, and in an Edwardian villa the wall below is often nine inch solid brickwork sitting on a shallow strip footing that was never asked to take a load in one place. The engineer works the load down to the ground and may call for a reinforced concrete padstone, a spreader, brick piers, or a new pad footing formed below the floor. Ground floors in these houses are frequently suspended timber, so the bearing cannot simply land on the boards.
Barnet Council building control, or a registered building control approver, signs the work off under the Building Regulations; Approved Document A covers the structure. Planning permission is not involved in an internal alteration, even inside the conservation area, because nothing external changes. The inspector wants to see the bearings before they are hidden, so we book the visit while the steel is still exposed. The beam then needs its fire protection, normally two layers of plasterboard, to meet the thirty minutes of resistance Approved Document B expects.
