Dartford offers two routes to building regulations approval
Those routes are the building notice route and the full plans route, and the council offers both. Full plans has the design checked before the work starts, which is worth having where the alteration carries more than one thing, or where what is behind the plaster is uncertain. A building notice suits simpler, well understood work. We coordinate the application either way, and book the inspections around the stages that need to be seen open.
The council also keeps an emergency team of experienced building surveyors on call outside normal hours, to inspect buildings reported as dangerous. That service exists because structural work can expose things nobody expected. The bedrock changes from one part of the borough to the next
It is not one formation. At Temple Hill the British Geological Survey records the bedrock as the Thanet Formation, a sand rather than a chalk. The BGS describes the Thanet Formation as homogeneous, bioturbated, glauconitic silty fine grained sand, with a basal Bullhead Bed of green coated flints in glauconite rich clayey sand. Its Lexicon gives the formation a thickness of about 20 to 30 metres in North Kent.
Greenhithe is not uniform either. The superficial deposit there is the Boyn Hill Gravel Member, a sand and gravel, and the bedrock beneath is mapped as Seaford Chalk over most of the area and as the Thanet Formation in places. At Bean and at Hook Green the bedrock is the Lambeth Group, described as sand, silt and clay. An assumption taken from one address does not carry to the next.
The chalk under the built up area has been worked before
The council records that history in its own documents. The Dartford Plan to 2037 describes the built up areas of Dartford, Greenhithe, Stone and Swanscombe as interspersed with former chalk quarries and industrial land. The Town Centre Conservation Area Appraisal records that chalk extraction has influenced the topography of the town, with large pits on West Hill and Overy Street.
Deneholes are chalk shafts with chambers opening off the base. They are a documented feature of the chalk along the lower Thames in north Kent and south Essex, with recorded groups in the Bexley and Gravesend districts either side of Dartford. Their origin is pre-Roman, with later working in Roman, medieval and post-medieval times. Where old workings are suspected, purpose-designed ground investigation comes before any design, and that is a specialist appointment rather than something a contractor should assume away.
What the older walls are actually made of
In the High Street area, a mixture. The Dartford Town Centre Conservation Area Appraisal lists the historic walling materials there as yellow stock brick, red brick, stone, stucco and weatherboarding, with peg and pan tile roof coverings. Those do not behave alike under a concentrated load, and they are not made good alike either.
So the alteration gets designed around what is actually there. We open up, the engineer we appoint inspects what has been exposed, and the support is specified against the real structure rather than the assumed one. Making good is part of that same decision, because a bearing cut into stucco or a stone dressing is not put back with a bag of sand and cement.
