Commercial fit-out in Dartford means fitting out the units customers walk into: shops, cafes, restaurants, salons, clinics and small gym studios on the High Street, in the district centres and on local parades. The primary shopping area is the Core Frontage on the High Street, and it lies wholly within the conservation area, so the frontage matters as much as the fit-out behind it. We build counters, service areas, floors, lighting, WCs and kitchens to the approved drawings, and we plan around trading neighbours and the flats above.
For Dartford, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m² (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Dartford: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

The shopping centres and parades of Dartford
Customer-facing units in Dartford sit in a clear hierarchy of centres. The Dartford Plan's network of retail centres includes Dartford Town Centre and Bluewater, District Centres at Dartford, Ebbsfleet, Swanscombe and Longfield, and Local Centres in the urban area and villages. Within the town centre, the Core Frontage focused on the High Street is the primary shopping area the Local Plan identifies under national policy. The unit you have taken, and where it sits in that order, shapes the planning context of the fit-out.
For a fit-out that tells you what to expect. A High Street unit brings conservation area scrutiny of the frontage and an old building behind it. A parade shop in a local centre is usually a simpler shell with flats above. A unit in a managed shopping centre comes with the landlord's own fit-out guide, approval of drawings and set hours for deliveries. We price the job once we know which of these you have taken on.
Shopfronts and signs on Dartford High Street
In the Dartford Core Frontage the plan expects development to keep or sensitively refurbish original shopfronts, with signage sympathetic in scale and form. Because that frontage lies wholly within the conservation area, a new shopfront, an external shutter or a lit sign is judged against the character of the street. Until new town centre design guidance is ready, the Dartford Town Centre Framework SPD adopted in 2018 still applies, and your designer draws the frontage to it.
Before we strip anything we record what survives: pilasters, corbels, a fascia hidden behind later panels, the stall riser and the old door. Those pieces are repaired and redecorated rather than skipped. A new shopfront normally needs planning permission and an illuminated sign needs advertisement consent; the owner or their designer applies, and we fit the timberwork, glazing, fascia and lettering to the approved drawings. The Dartford Town Centre Conservation Area contains approximately 40 listed buildings and structures, and in one of those, listed building consent covers the shopfront and the interior as well. Where the landlord has a fit-out guide as well, we reconcile it with the consent before ordering materials.
Use classes, extraction and old Dartford plots
The use of the unit decides the paperwork before the fit-out begins. Class E covers shops, cafes, restaurants, clinics, gyms and offices, so moving between those uses does not usually need planning permission for the use itself. A hot food takeaway, pub or bar is sui generis, and changing a Dartford unit to one of them needs planning permission, which the owner or their agent applies for. Kitchen extraction and odour control are normally dealt with in that application, and an external flue on a cafe or restaurant that stays in Class E can need planning permission of its own.
Where the extract duct goes is often the hardest part in the old centre. The Dartford Plan records that the medieval market town layout is still evident, with the crossroads of the High Street, Spital Street and Hythe Street still prominent. Old plots in the centre can be narrow, leaving few routes for a flue, a grease trap, stores and a rear exit, so we survey the back of the building before the kitchen layout is fixed.
Access, fire and trading neighbours in a Dartford unit
A Dartford shop or cafe fit-out is building work under Part M and Part B as well as a decorating job. Part M covers the entrance, a level or ramped threshold where it can be achieved and an accessible WC, and Part B covers the escape route, fire separation to the flats or offices above and emergency lighting. A shop falls under the Regulatory Reform (Fire Safety) Order, so the application goes in as full plans rather than a building notice. Where food is served, drainage and a grease trap are designed in from the start rather than added later.
Parade units share walls with trading neighbours and homes above, so the noisiest days are announced to them in advance. Cutting and breaking out stay inside the council's construction noise hours, and we agree loading and delivery times with the landlord so the parade is not blocked while neighbours trade. You will need the landlord's consent for the works, and as a commercial client you carry duties under the CDM Regulations, which we explain at the start.

The GS Renovation Difference in Dartford
A shop or cafe loses money every day it is not open, so the fit-out is built around the opening date. We give you a written programme, run strip out, services, counters, floors, lighting and finishes in one sequence, and repair a surviving shopfront rather than replacing it by default. The founder has more than thirty years of hands-on experience and runs the site. We keep neighbours and the flats above informed, and hand over the electrical and fire alarm certificates at the end.
- Counter, display and back of house built by our own trades
- One point of contact on the phone, not a call centre
- Handover file with the certificates your insurer and landlord will ask for

FAQ
Frequently Asked Questions about Commercial Fit-Out Dartford
What should I budget to fit out a unit in Dartford?
Start from the UK guide of £1,500 to £3,000 per square metre for a retail refurbishment, or £2,000 to £4,500 for a restaurant or cafe (MyBuilder, 2026). Consent fees, the landlord's costs and equipment such as ovens and tills sit outside the building work. A Dartford quote follows a survey of the unit and your layout.
What shopfront rules apply to a unit on Dartford High Street?
In the Core Frontage, which lies wholly within the conservation area, the plan expects original shopfronts to be kept or sensitively refurbished, with signage sympathetic in scale and form. Your designer draws the frontage to that standard, and we repair surviving features and fit the approved fascia.
Which Dartford centres does the local plan recognise for shops?
Dartford Town Centre and Bluewater, District Centres at Dartford, Ebbsfleet, Swanscombe and Longfield, and Local Centres in the urban area and villages. The Core Frontage on the High Street is the primary shopping area. The type of centre sets the planning context for your unit.
Does turning a shop into a takeaway need planning permission?
Yes. A hot food takeaway is sui generis, outside Class E, so changing a shop, cafe or other Class E unit to a takeaway needs planning permission. The owner or their agent applies, and the application normally covers the extraction and odour control. We build the kitchen and ductwork to what is approved.
Is there design guidance for a Dartford town centre shop fit-out?
The Dartford Town Centre Framework SPD adopted in 2018 still applies while new guidance for the centre is prepared. Your designer checks the frontage, signs and any external plant against it. We then build to the approved drawings, so nothing on the front has to be redone.
Why is an extract duct hard to route in old Dartford High Street buildings?
Because the plots follow a very old street plan. The Dartford Plan notes the medieval market town layout is still evident around the High Street, Spital Street and Hythe Street crossroads. Long, narrow buildings with rear additions leave limited space, so the duct route is agreed before the kitchen is set out.
Does a lit shop sign in a Dartford conservation area need consent?
Usually, yes. Dartford has six conservation areas, including Dartford Town Centre and Greenhithe, and an illuminated sign in one of them generally needs advertisement consent. The owner or designer applies with drawings of the sign and lighting, and we fix it once consent is granted.
Can we fit out a Dartford shop while the neighbours keep trading?
Yes, with the loud work confined to the times the council allows: weekdays from 08:00 to 18:00 and Saturday mornings from 08:00 to 13:00, never Sundays or public holidays. We screen the shop window, keep the pavement clear and time deliveries around the busy trading hours of the shops either side.
What does Part M ask of a small shop or cafe?
Reasonable access into the unit and to its facilities. That usually means a suitable entrance door and threshold, clear routes to the counter and, where customer toilets are provided, an accessible WC. On an old building with a step at the door, the designer agrees what is achievable with building control.
