Dartford inspects the steel with its own building control surveyors
Building control here is not outsourced. The council states that Dartford Building Control has a dedicated team of building control surveyors, and that it is part of LABC. For a steel beam that matters in one practical way. The inspector wants to see the bearings, the padstones and the beam itself while they are still open, so we book the visit around the exposed stage rather than boarding the steel in and hoping.
The figures are worth knowing before you plan around them. An RSJ alone, in one straightforward opening, runs to between £1,500 and £4,000 (indicative London ranges, MyBuilder and Checkatrade, 2026). A full knock-through, including the wall removal, the engineer's fee and making good, runs £2,500 to £6,500+. What the beam lands on under Dartford town centre
It lands on masonry, and in the older streets that masonry has a recorded character. The Dartford Town Centre Conservation Area Appraisal records yellow brick walling generally laid in Flemish bond as a characteristic historic material of the conservation area, with slate and occasionally pan tile roofs. Below all of that, British Geological Survey 1:50,000 mapping records the bedrock beneath the town centre as the Seaford Chalk Formation.
Flemish bond in a soft yellow stock takes a concentrated point load differently from modern brickwork. That is why the engineer we appoint specifies the padstone or the pier, and why we expose the bearing before anything is sized. Where the existing masonry will not carry the load, we rebuild the bearing in engineering brick or concrete to the engineer's detail. That is not a call a contractor should make alone.
Some town centre buildings are framed, not solid brick
Where that is the case, a steel into brickwork is the wrong detail. The Dartford Town Centre Conservation Area Appraisal records that timber framed and weatherboarded construction persisted into the 19th century in the conservation area, reflecting cheap Baltic timber arriving into London along the Thames. The load path, the bearing and the fixings are all different in a framed building, and the survey establishes which you have before anything is priced.
Where a building is framed, the engineer we appoint decides how the new opening is supported and what the beam bears onto, and we build to that. If the work also affects the external appearance of a listed building, or of a building in a conservation area, that becomes a planning matter as well as a Building Regulations one. It is settled before the props go in, not after.
