The ground under a Dartford wall removal is not London Clay
That assumption travels in from London and does not hold here. The British Geological Survey mapped the bedrock at twelve points across the borough. At Dartford town centre, West Hill, Dartford Heath, Temple Hill, Greenhithe, Stone, Swanscombe, Wilmington, Darenth, Bean, Hook Green and Southfleet it is Seaford Chalk, Thanet Formation or Lambeth Group, not London Clay. Foundation assumptions carried over from a clay borough do not apply.
The superficial cover changes over short distances too. Through the town centre, along the line of the River Darent, the mapped superficial deposit is Alluvium, classified as silt. At West Hill it is the Boyn Hill Gravel Member, a sand and gravel, over Seaford Chalk bedrock. Where a new opening puts a concentrated load onto a new pier, what sits under the existing footing decides the design. A trial hole answers that, and a map does not.
Who inspects the work, and who to ring if something moves
Dartford Borough Council inspects it. Its building control team can be contacted at building.control@dartford.gov.uk. Removing a load bearing wall is Building Regulations work, so the application goes in before the props do, and the beam and its bearings are inspected while they are still open. We coordinate the application and book the inspections around the exposed stage.
The council takes dangerous structure reports on 01322 343434 between 8.45am and 5.15pm, and on 0345 634 1212 outside those hours. Those numbers are worth writing down before any structural work starts, whoever is carrying it out. We do not expect you to need them. Controlled propping, staged removal and a beam sized by an engineer are what keep them unused.
Terraced houses in Swanscombe and the wall you share
In Swanscombe there is less house to work with. The Dartford Plan to 2037 records that Swanscombe has smaller sized homes than the borough and county average, with a predominance of terraced houses and, to a lesser extent, flats. A terrace changes the job in two ways. The wall being opened may run to the boundary, and the house next door is physically attached to yours.
Cutting a bearing pocket into a party wall is notifiable under the Party Wall etc. Act 1996. Serving that notice is your duty as building owner rather than ours. What we do is have the structural detail ready for your surveyor, and sequence the work so the notice period is not the thing holding up your start date.
In the town centre, the wall may not be solid brickwork at all
Some of the older buildings are framed. The Dartford Town Centre Conservation Area Appraisal records that timber framed and weatherboarded construction persisted into the 19th century in the conservation area. It names 57 Spital Street, which is the Royal Oak public house, the rear element of 24 High Street, and 1, 3, 5 and 9 Overy Street as 16th to 17th century timber framed buildings.
