Opening up a Swanscombe terrace starts with how much house there is

There is less of it than the borough average. The Dartford Plan to 2037 records that Swanscombe has smaller sized homes than the borough and county average, with a predominance of terraced houses and, to a lesser extent, flats. In a small terrace, removing the wall between two rooms changes the whole plan of the floor. Where the beam sits, and how far it hangs down, decides whether the result reads as one room or as two joined together.

That is a decision taken before the props go in. A downstand boarded square reads as a beam. Set flush, or picked up as a bulkhead across the full width of the room, it reads as ceiling. Steel loses strength in a fire and has to be protected, so the finished beam sits deeper than the bare section suggests. We agree that depth at the start rather than discover it at the end.

It went up as post-war housing, constructed from 1947. A coherent estate is not a mixed era street. The party walls, the floors and the internal partitions repeat from house to house, so a survey of your own house tells you a good deal about what to expect behind the plaster. It does not remove the need for that survey, and we would not treat it as though it did.

We do not decide which walls are structural. The engineer we appoint inspects, establishes what the wall carries and designs the support. Where the opening reaches the wall you share with the house next door, cutting a bearing pocket into it is notifiable under the Party Wall etc. Act 1996, and serving that notice is your duty as building owner.

Opening up a house is not a conversion in the planning sense

The two words mean different things in The Dartford Plan to 2037. Conversion there means turning one existing dwelling into more than one. The plan states that conversions of existing dwellings will only be allowed where the original property is more than 120 square metres. Knocking two reception rooms into one is not that, and it stays a Building Regulations matter rather than a planning one.

The distinction matters if your plans move on later. A ground floor opened into one space, and a self contained unit created inside the same building, are two different applications. If the second is where you are heading, establish the floor area first. Can the internal wall come out while a rear extension is being built?

Yes, and running them together saves opening the ground floor twice. They are two consents, though, on different timetables. The extension needs planning, judged against guidance in The Dartford Plan to 2037 that single storey rear extensions on semi-detached and terraced properties should generally not be greater than 3.5 metres in depth on a common boundary. The wall removal needs building regulations approval, through a building notice or full plans.

Does opening up the ground floor of a house you let to sharers need planning permission?

A second direction covering the area south of the A2 takes effect on 10 December 2026, from which date planning permission is required to convert a house into an HMO for up to six occupants.

The wall you want removed has a chimney breast in it. Does that change the job?

Yes, into two structural decisions rather than one. The wall's load has to be carried by the new beam, and whatever remains of the stack above has to be supported separately, to the same engineer's design. Both are inspected before they are covered.
