Thurrock operates next-day inspections, and asks you to book on or before 4pm to secure a next-day visit. That is workable if someone is watching the programme daily. We hold the booking calendar against our own sequence, so the follow-on trades are not standing still while a visit is arranged.

An approval lasts three years, and the charge assumes a two year build

A Thurrock Council building control plan approval is valid for 3 years from the date the plans are deposited, and the work must commence within that time. If you are approving now and building later, that is the window to work back from.

The council's charges are set on the basis that the work takes no more than 24 months from start to finish, and that the cost estimate excludes professional fees and VAT. So the figure the charge is banded against is the building work, not the engineer. We set the two out separately in the quotation.

Chimney work and shared walls each bring their own consent

Thurrock Council's internal alterations guidance lists both total and partial removal of a chimney breast and stack as work requiring a building regulations application. A breast taken out on one floor only is not a cosmetic job in the council's eyes, and neither is a partial removal.

The council also advises that work on an existing wall or structure shared with another property, and excavating near a neighbouring building, may fall within the Party Wall etc Act 1996 and require notice to affected neighbours. We raise that at the survey. We are contractors rather than party wall surveyors, and we say so before the work is priced.

Thurrock Council records 13 Grade I listed buildings in the borough, 19 Grade II star and 212 Grade II. The Dell in Grays is among them, first listed on 27 April 2000. We say this at quotation stage rather than later.

Is there a conservation area or an Article 4 direction in Grays that could catch the work?

No to both. Thurrock's seven conservation areas are Horndon on the Hill, Corringham, Orsett, Fobbing, Purfleet, West Tilbury and East Tilbury, and none of them is in Grays.
