RSJ and Steel Beam Installation Slough

Steel beam installation, RSJ and structural alterations in Slough. Trusted, professional, 30+ years' hands-on experience.

An RSJ is the steel beam that carries the load once a wall is taken out. Our part is the survey, the propping, the beam, the padstones, the making good and the inspections that sign the work off. We appoint a structural engineer for the calculations and build to what they issue. We never write those calculations ourselves. This page sets out how the approval side of an RSJ works on a Slough property, and the dates you can plan around.

Slough Borough Council runs its own building control, with four ways in

Slough Borough Council operates its own building control service, and it offers four application routes: a full plan check, a building notice, regularisation for work already carried out, and reversion from an approved inspector. For a steel beam the choice between a full plan check and a building notice is worth making deliberately, because a plan check puts the engineer's calculations in front of the council before anyone starts propping.

The council states that your inspection plan should normally arrive within 10 working days of your application. It also states that you can request an inspection 48 hours after you submit. Those two numbers give you a usable timetable. We make the application and set the beam date against them, rather than hoping an inspector is free on the morning the steel arrives.

Booking the inspections around the steel

Slough Building Control asks for site inspection visits to be requested 24 hours in advance, so that it can plan its site visits more effectively. An RSJ has stages that cannot be seen once they are covered: the bearing, the padstone, the beam seated and packed, and the fire protection. Each of those wants a booking rather than a phone call on the day.

The council publishes a list of charges for common building projects, covering fees for most types of work, and quotes for anything outside that list through buildingcontrol@slough.gov.uk. We put the correct fee into the quotation instead of leaving it as an extra for you to find later.

No planning permission does not mean no building regulations

Slough Borough Council reminds householders that planning permission may not be required for certain house extensions. It states that this does not remove the requirement to make an application under the building regulations, which deal with the health and safety and structural aspects of the building. The same separation applies to a beam inside your own house.

So an internal opening with a steel over it is a building control matter whatever the planning position turns out to be. We treat the two as separate consents from the first visit, and we tell you which one your job needs before any price is agreed.

Why Choose GS Renovation in Slough

For a Slough beam the building control application goes to Slough Borough Council's own service. We make it, we agree the route with you, and we book the inspections around the propping sequence rather than after it. We are a contractor and not an engineering practice: we appoint the structural engineer, build to the calculations issued, and hold the props until the beam is bearing correctly. That gives you one point of contact for the engineer, the steel and the inspector. GS Renovation Ltd is fully insured and registered in England, company number 14611254, and rated 4.9 from 31 reviews on MyBuilder. Quotations are free and carry no obligation.

FAQ

Frequently Asked Questions about RSJ and Steel Beam Installation Slough

What is the going rate for RSJ and steel beam installation around Slough?

There is no going rate worth quoting, because scope varies more than the market does. A simple RSJ and steel beam installation job near SL1 and a complicated one elsewhere in Slough are different pieces of work. GS Renovation surveys and prices each on its merits, with the Slough Borough Council element shown separately. Ring 07472 424 226 for an honest steer on your 1930s and interwar property, or email info@gsrenovationltd.co.uk with the SL1 address and we will book a free survey. As a rough guide, RSJ and steel beam installation in London runs roughly £1,500 to £4,000 for the beam itself on a single straightforward opening, covering supply, installation and building control sign-off; a full knock-through including taking the wall out, the structural engineer's fee and making good more typically comes to £2,500 to £6,500 or more (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Can the new beam bear into the party wall with next door?

That is settled by the structural engineer, and it brings a duty to your neighbour with it. Slough Borough Council states that applicants are required to comply with the Party Wall Act and other civil laws, and that notice must be served on the neighbouring occupier where encroachment beyond the curtilage is proposed. Cutting a bearing pocket into a shared wall is that kind of work. We are not party wall surveyors, so we raise it at survey.

What is under the end of the beam if the house is in Chalvey?

Shepperton Gravel. British Geological Survey 1:50 000 mapping shows Chalvey sitting on the Shepperton Gravel Member, sand and gravel, over Lambeth Group bedrock. BGS records that member as gravel with clay and sand, 0 to 8 metres thick and locally 12 to 14 metres. A beam concentrates the load of a whole wall onto two bearings, so what the pier or pad sits on is a trial hole question for the engineer.

Can Slough Borough Council take over a beam job if your approved inspector stops?

Yes. Reversion from an approved inspector is one of the routes into Slough Borough Council's own building control service. It is a different route from regularisation, which the council takes for unauthorised work carried out on or after 11 November 1985, and which can require you to uncover parts of the work. So the moment to move is before the beam is boxed in, not after. We keep the props and the paperwork aligned.

Does an internal steel beam need conservation area consent in Upton or Colnbrook?

No, not for work that stays inside the house. Slough Borough Council has five conservation areas in the borough: Upton Park and Upton Village, Colnbrook, Sussex Place and Clifton Road, St Bernard's School, and St Mary's Church, Langley. Inside those boundaries the council states that consent is needed to demolish a building with a volume greater than 115 cubic metres. An internal opening does not reach that threshold, so the beam remains a building regulations matter.

Is a beam still needed if the wall turns out not to be load bearing?

The structural engineer answers that after the survey, not the builder on the day. Slough Borough Council states that changes to an existing building, such as removing a wall or a chimney, will probably need building regulations approval. So the application question stands whatever the wall is carrying. We establish what sits above it and where the load lands, pass that to the engineer, and price the opening from the answer given.
