Removing load-bearing walls in Uxbridge homes

Uxbridge semis, the 1930s houses and many post-war ones, were built with distinct front and rear rooms separated by a load-bearing wall. Opening that wall to create a through room is a common job in UB8. A structural engineer calculates the load and specifies the steel, we install temporary props to carry the floors and roof above, then remove the masonry in safe, staged sections rather than in one go.

Once the opening is clear, the beam is lifted into place and bears onto padstones designed to spread the load into the remaining brickwork. A scheme that also changes an opening does, and Hillingdon's conservation area guidance warns that alterations there are likely to require planning permission, so raise the opening with Hillingdon before the steel is designed around it. If the building is listed, the internal steel matters too, because working on a listed building without consent from the council first is a criminal offence, Hillingdon says. Check both before the beam is ordered.
