How far a kitchen extension can go at the back

Slough's guideline maximum depth for a single storey rear extension is 3.65 metres for a terraced house and 4.25 metres for a semi-detached or detached house, measured from the rear main wall of the original house. That figure decides whether an island fits, so it belongs in the conversation before the kitchen is designed rather than after.

Height is limited too. Where the extension abuts a residential boundary, Slough's guideline maximum is 3 metres for a flat roof, and 3 metres at the mid-point of the pitch at the side boundary for a pitched roof. That constrains the ceiling height and the rooflight detail on the boundary side, so settle it before the ceiling is drawn.

What the new floor is bearing on

The British Geological Survey takes the type section of the Langley Silt Member, its formal name for the Thames valley brickearth, from a gravel pit at Langley in Slough. BGS records the member as 1 to 5 metres thick with an average of 3 metres, varying from silt to clay, and notes that its previous name was Brickearth. A footing in that material behaves differently from a footing in gravel.

The answer changes across the borough. BGS 1:50 000 mapping shows the Shepperton Gravel Member, sand and gravel, over Lambeth Group bedrock across Cippenham. The Taplow Gravel Member appears to the north towards Burnham Lane, and the Langley Silt Member along the eastern edge towards Slough. That is why the trial hole comes before the price rather than after it.

Drainage decides how much garden you can build on

Slough Borough Council states that its minimum garden depths are set so that soakaways can be built for the correct disposal of surface water from approved extensions. It states that a soakaway needs to sit at least 5 metres from the completed extension. A kitchen extension roof produces surface water that has to go somewhere.

So the drainage strategy and the extension depth are one decision rather than two. We take the levels and the garden dimensions at survey and put them in front of the design, which costs less than moving a soakaway once the slab is down.

Slough Borough Council's stated position is that a mid-terraced property has no potential for a first floor or two storey rear extension. Its reasons are the adverse impact on adjacent properties and the pattern of development around it. Where a first floor addition is possible on another house type, the council requires a pitched roof tied into the main roof, and states that flat roofs will not be acceptable at that level.

Is there an Article 4 direction in Slough that removes permitted development?

Not for house extensions. The only Article 4 direction Slough Borough Council publishes covers the stationing of caravans and moveable structures, and it applies to the whole borough. It does not remove permitted development rights for house extensions. So a kitchen extension is assessed against the ordinary permitted development limits, and against the council's guidelines where an application is needed. Conservation area status is a separate question from an Article 4 direction.

Can the kitchen extension have glazing down the side wall next to the boundary?

Not without checking the fire restrictions first. Slough Borough Council states that under current building regulations there are restrictions on windows and openings in any wall adjoining a boundary, for fire safety purposes. A kitchen laid out around a run of glass on that side meets that rule early. The alternative is a rooflight strategy, decided at drawing stage rather than once the glazing is on order.
