Open-Plan Conversions Slough

Open-plan kitchen, diner and living conversions in Slough. Trusted, professional, 30+ years' hands-on experience.

An open plan conversion is a structural job with a kitchen fitted afterwards. Walls come out, a beam goes in, the services move, and all of it has to be approved. We appoint the structural engineer, build to the calculations, and coordinate the building control application and inspections. We never produce structural calculations ourselves. This page covers the Slough rules that shape what the finished room can be.

Slough Borough Council decides the planning side, borough wide

The local planning authority for Slough is Slough Borough Council, which determines householder planning applications across the borough, including Cippenham, Langley, Britwell, Chalvey, Colnbrook and Poyle. If your open plan scheme includes a rear extension, that is the authority you are dealing with.

Slough Borough Council adopted its Residential Extensions Guidelines Supplementary Planning Document in January 2010, and it remains the document your extension design is judged against. Where an open plan room reaches into a new rear extension, that is what the depth, the height and the roof form are measured against.

An existing rear extension counts against the new one

If your Slough house already has a single storey rear extension, the council will allow a further one only where the combined depth of the existing and proposed extensions stays inside the guideline maximum depth. Leap-frogging past the guideline is not permitted.

That changes the design conversation on a house that has already been added to. The depth available to you is the guideline maximum less what has already been built, not a fresh allowance from the back of the current addition. We take that measurement at survey, so the layout you are pricing is the layout that can be approved.

Openings in a wall next to the boundary are restricted

Slough Borough Council states that under current building regulations there are restrictions on windows and openings in any wall adjoining a boundary, for fire safety purposes. An open plan room that wants glass down one flank is the design that runs into that first.

It is a question to settle at design stage. The alternative is a rooflight strategy worked out after the walls are up. We raise it before the drawings are fixed, and we price the glazing that can be built.

Planning and building regulations are two separate consents

Slough Borough Council reminds householders that planning permission may not be required for certain house extensions. It states that this does not remove the requirement to make an application under the building regulations, which deal with the health and safety and structural aspects of the building.

On an open plan job the building regulations side is the larger of the two. The beam, the bearings, the fire separation to any stair, the ventilation and the drainage all sit there. We make that application and book the inspections against the programme.

Trusted Open-Plan Conversions in Slough

An open plan room is finished by the trades that follow the steel, so the order of work matters more than it does on a single wall. We survey, appoint the structural engineer, agree the beam and the bearings, apply to Slough Borough Council's building control service, then run the propping, the removal, the services and the making good against one written programme. Where the room reaches into a new extension, the 2010 Residential Extensions Guidelines shape what the plan can be, and we say so before drawings are fixed rather than after. FAQ

Frequently Asked Questions about Open-Plan Conversions Slough

How much should a Slough homeowner set aside for open-plan conversion?

Budget for structure, trades and approvals separately and you will not be caught out. That is how the open-plan conversion quotation for a Slough property is laid out, so each element can be checked or deferred. The engineer's fee, where the design needs one, sits on the SL1 quotation too. GS Renovation explains all of it before any commitment across Slough. Ring 07472 424 226 and GS Renovation will show how the SL1 lines are built up. As a rough guide, open-plan conversion in London typically costs from roughly £3,000 to £8,000 or more, including the steel beam and finishing (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

How much rear garden do you have to keep if the open plan room extends outwards?

Slough will not permit a rear extension unless the usable retained rear garden keeps a minimum depth. That is 7 metres for a one bedroom house, 9 metres for a two or three bedroom house, and 15 metres for a house of four bedrooms or more. Where an irregular boundary makes that impossible, the council may relax the standard if the retained garden exceeds 40, 50 or 100 square metres on the same bedroom bands.

Does the ground under a Langley house differ from the rest of Slough?

Yes, in the bedrock. British Geological Survey 1:50 000 mapping shows Langley and Langley Marish sitting on the Langley Silt Member over London Clay Formation bedrock, a different bedrock from the rest of central Slough. The silt member takes its formal name and its type section from a gravel pit at Langley. Where an open plan scheme adds a pad or a new footing, that difference is a question for a trial hole.

How high can the ceiling be in an open plan rear extension?

The roof height governs it. Where a single storey rear extension abuts a residential boundary, Slough's guideline maximum height is 3 metres for a flat roof, and 3 metres at the mid-point of the pitch at the side boundary for a pitched roof. That number sets what is left for the structure, the insulation and the finished ceiling. Settle it before the beam and the rooflights are drawn.

Is a lawful development certificate worth having for an open plan rear extension?

It gives you the position in writing. Slough Borough Council offers a Lawful Development Certificate where you want to be certain that your proposal is permitted development. That certainty is worth having when the house is sold, because the alternative is a view rather than a decision. It answers the planning question only, so the building control side of the beam and the bearings still has to be applied for.

Does a tree at the back of the garden hold the work up?

It can, in a conservation area. Slough Borough Council requires six weeks' written notice before work to a tree in a conservation area where the stem diameter exceeds 75mm, measured 1.5 metres above ground level. Six weeks sits in front of any scaffold position, skip position or rear access route that depends on that tree. A tree can also carry its own preservation order, so confirm the position before the programme is agreed.
