Office Fit-Out Mayfair

Office fit-outs for small and medium office suites in Mayfair, partitions, ceilings, lighting and small power for your office, with the IT and specialist trades coordinated.

Office fit-out in Mayfair can mean working on period townhouse floors or upper-floor suites near Berkeley Square and the streets off Bond Street, sometimes in buildings shared with homes and shops. The landlord's licence for alterations comes first, and in a listed building listed building consent covers the interior as well as the outside, so panelling, cornices and shutters shape where partitions and cable routes can go. Our part is the fit-out itself: strip-out, partitions, ceilings, lighting and small power, meeting rooms and tea points, built inside a building with rules of its own.

For Mayfair, the construction part of an office fit-out is published at £70 to £120 per sq ft as a UK guide, and an all-in London office fit-out at £148 to £359 per sq ft (Oktra and Cushman and Wakefield, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Mayfair: we build the office partitions, ceilings, lighting and finishes as one contract and coordinate the IT supplier and specialist trades around them.

Cat A and Cat B fit-out in a Mayfair townhouse office

Cat A and Cat B describe how far a fit-out goes. Cat A is the landlord's base: services, ceilings, floor finishes, lighting and WCs ready for a tenant. Cat B is the tenant's layout: partitions and glazed screens, meeting rooms, the tea point, desk power, data containment for the IT supplier's cabling, and signage inside. In a Mayfair townhouse office the two blur, because the period rooms already set the layout and the work is fitting modern services around cornices, panelling and shutters without damaging them. If the building is listed, listed building consent covers that interior work as well as the outside.

Westminster building control defines a fit out as alterations to an existing office or shop where no structural alterations take place, and that line decides the route. Once the design adds a beam, a new stair or a floor opening, the work becomes structural and needs calculations from a structural engineer. On a Mayfair office floor we confirm early which side of the line the scheme sits, because it changes the inspections and the lead time. Painting and decorating are not notifiable, so they stay out of the estimated cost of works.

Fire, access and building control for a Mayfair office

An office is covered by the Fire Safety Order, and Westminster accepts a building notice only where that order does not apply, so a Mayfair office fit-out goes through full plans when Westminster is the building control body. It aims to contact applicants with a decision within 5 weeks but says this may take longer, and a registered building control approver is the other route. We use that period for the measured survey, long-lead orders such as glazed screens, and access arrangements with the landlord.

The design has to satisfy several parts of the Building Regulations at once. Part B covers fire separation, detection and means of escape, which in a narrow Mayfair townhouse served by a single stair can limit how a floor is used. Part M covers access and WCs, and Part L covers lighting efficiency and controls when the lighting is renewed. New partitions must not block escape routes or cut through fire-stopping, so we mark the protected routes on site before the first stud goes up and check them again before ceilings close.

Hours, landlord consent and CDM duties in an occupied Mayfair building

An office fit-out seldom has the building to itself. Other tenants, residents on upper floors and the landlord's managing agent all have a say, and the landlord must grant a licence for alterations before work begins. Westminster's normal hours for noisy work are Monday to Friday 8am to 6pm and Saturday 8am to 1pm. Noisy work outside them, such as a weekend strip-out in a Mayfair building that is busy on weekdays, needs a Section 61 application at least 28 days ahead.

A commercial client carries duties of its own under the CDM Regulations. The tenant, as client, must make sure the project is properly managed and, where more than one contractor works on it, appoint a principal designer and a principal contractor in writing. We run the construction phase plan when appointed as principal contractor. In Mayfair, deliveries need planning too: scaffolding, cranes or cherry pickers in the road or on the pavement need a Westminster temporary structure licence, so materials often come in by hand at quiet times.

Class MA in the Mayfair Special Policy Area, and lease end

Office floors in the Mayfair Special Policy Area cannot switch to homes under Class MA permitted development. Westminster's Article 4 Direction removing Class E to C3 rights in the Central Activities Zone was made on 14 July 2021 and modified by the Secretary of State on 22 July 2022. As modified, it covers the Soho, Savile Row, Harley Street, Mayfair and St James's Special Policy Areas. The London Plan's office policy asks boroughs for directions like this so that office clusters are not undermined.

For a tenant, that context matters in two ways. The floor is likely to be let again as an office, so a fit-out with durable services, sensible cable routes and demountable partitions serves the next occupier as well. At lease end, the landlord's dilapidations claim will ask for reinstatement to the terms of the lease. We therefore record the condition before work starts, keep the licence drawings, and plan the strip-out of Cat B work in a Mayfair office as carefully as the install.

FAQ

Frequently Asked Questions about Office Fit-Out Mayfair

What should a business budget for an office fit-out in Mayfair?

Treat the UK guide of £70 to £120 per square foot for the construction work (Oktra, 2026) as a floor; London all-in figures run £148 to £359 per square foot (Cushman and Wakefield, 2026). Add the landlord's fees for the licence for alterations, any dilapidations at lease end, and your IT and furniture, which sit outside the building work. A Mayfair quote follows a survey of the space.

What is the difference between Cat A and Cat B office fit-out?

Cat A leaves a floor ready for any tenant: services, ceilings, lighting, floor finishes and WCs. Cat B turns it into your office: partitions, meeting rooms, tea point, desk power, data containment and signage inside. A townhouse office is often let somewhere between the two, so we list what the landlord has provided before pricing what you need added.

Can a Mayfair office be converted to flats under permitted development?

Not inside the Mayfair Special Policy Area or the West End International Centre. Westminster's CAZ Article 4 direction, as modified by the Secretary of State, removes the Class MA right to change from Class E to homes in those areas, so a conversion there needs a planning application. For a tenant, it mainly means the floor is more likely to be re-let as an office.

What does Westminster building control count as an office fit-out?

Alterations to an existing office or shop where no structural alterations take place. Once a scheme adds a beam, a stair or a floor opening, it goes beyond that definition and needs structural calculations from a structural engineer. We check this at survey stage, so the application and the programme match what is actually being built.

How long does Westminster take on full plans for a Mayfair office fit-out?

Westminster aims to contact applicants with a decision within 5 weeks, but says it may take longer. An office falls under the Fire Safety Order, so a building notice is not available there. We allow for the wait in the programme and use it for surveys, long-lead orders and access arrangements, so work starts when approval allows.

Can noisy office fit-out work run at weekends in Mayfair?

Saturday 8am to 1pm is within Westminster's normal hours for noisy work, alongside Monday to Friday 8am to 6pm. Noisy work beyond those hours, such as a Sunday strip-out, needs a Section 61 application at least 28 days before. Quiet trades such as decorating can often run later, within the building's rules and with residents upstairs in mind.

Does a Mayfair office tenant have duties under the CDM Regulations?

Yes. A business commissioning construction work is a client under CDM and must make sure the project is managed safely, with enough time and resources. Where more than one contractor is involved, the client appoints a principal designer and a principal contractor in writing. We explain those duties at the outset and run the site safety arrangements when appointed.

What happens to a Mayfair office fit-out at the end of the lease?

The lease decides. Many office leases ask the tenant to remove its alterations and reinstate the floor, and the landlord's dilapidations schedule sets out what is claimed. Keeping the licence for alterations, the drawings and a record of the original condition makes that negotiation simpler. We can strip out and reinstate to the lease terms when you leave.

Are painting and decorating part of the building control estimate?

No. Westminster building control says painting and decorating are not notifiable works and should be excluded, along with VAT, from the estimated cost of works. On an office fit-out we split the schedule so the notifiable items, such as partitions, fire-stopping, lighting and WCs, are clear from the first submission.
