Office fit-out in Kensington and Chelsea tends to be small-scale work in old buildings: a floor above a shop, a suite in a converted townhouse, a studio or a professional office for a practice or a clinic's back office. The borough's Class MA Article 4 direction covers core locations in larger town centres, important neighbourhood centres, Employment Zones and clusters of office and light industrial uses, which is a fair guide to where its office stock is. We strip out, partition, light and finish the space to your drawings, under a non-domestic building control approval.
For Kensington and Chelsea, the construction part of an office fit-out is published at £70 to £120 per sq ft as a UK guide, and an all-in London office fit-out at £148 to £359 per sq ft (Oktra and Cushman and Wakefield, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Kensington and Chelsea: we build the office partitions, ceilings, lighting and finishes as one contract and coordinate the IT supplier and specialist trades around them.

Where office space sits in Kensington and Chelsea
Office space here is scattered rather than concentrated. The Secretary of State's modified Class MA Article 4 direction for Kensington and Chelsea covers core locations in larger town centres, important neighbourhood centres, Employment Zones and clusters of office and light industrial uses. That list is a useful public guide to where business floorspace is protected. In practice an office tenant here is often taking upper floors on a shopping street or a suite in a building that was once a house.
The direction matters to you only as background. It means an owner cannot turn offices in those locations into flats under permitted development, because conversion from Class E to homes there needs planning permission. That is meant to keep the stock in business use. For the tenant the practical issues are elsewhere: the lease, the landlord's licence for alterations and the building's own constraints. Read the user clause in the lease as well, since it can limit what the space may be used for.
Cat A and Cat B in a Kensington and Chelsea period office
Cat A is the landlord's base finish: ceilings, lighting, heating and cooling, floor boxes and decorated walls, ready for a tenant. Cat B is the tenant's own layout on top: partitions and glazed screens, meeting rooms, a tea point or kitchenette, extra small power, data routes and signage inside. In a Kensington and Chelsea period building, a lot of Cat A is compromise, because suspended ceilings and raised floors rarely fit under cornices and over old timber floors.
Listing is the other limit. The borough has over 4,000 listed buildings, and in a listed building even internal partitions, new ceilings and service routes can need listed building consent. Where the office is in one, your agent settles the consent first, your designer draws the Cat B around what the building allows, and we build it: freestanding glass screens, surface-run trunking and lighting that does not cut into plaster. Data cabling is co-ordinated with your IT supplier.
Building control and CDM duties for Kensington and Chelsea offices
An office cannot use the quick domestic route. In Kensington and Chelsea the Building Notice route is for internal alterations to domestic premises only, so non-domestic building work goes through a Full Plans application, or to a registered building control approver instead. The drawings covering means of escape, fire separation, ventilation and access are checked against the regulations, and the approval sets what is inspected on site. Aim to have it before partitions and doors are ordered.
Part B shapes the layout: a new meeting room must not trap anyone behind an inner room, and escape routes keep their fire doors and signs. Part M covers level access and an accessible WC where one is provided, and Part L covers the new lighting and controls. A business client also carries its own duties under the Construction (Design and Management) Regulations, including giving us the pre-construction information about the building and allowing enough time.
Occupied buildings, noisy hours and handing the space back
Many office fit-outs in Kensington and Chelsea happen above or beside people who are still working or living there. The council's Final Draft Code of Construction Practice keeps noisy work audible at the site boundary to 8am to 6pm on weekdays, and demolition and concrete-breaking to 9am to noon and 2pm to 5:30pm. Loud strip-out therefore stays in the working day, while quiet tasks such as cabling, decorating and snagging can be agreed for evenings with the landlord.
Think about the end of the lease at the start. A lease usually requires the tenant to hand the space back in repair and, if the landlord asks, with the tenant's alterations removed. Dilapidations claims are cheaper to settle when the fit-out was designed to come out cleanly. We keep a record of what was installed and where, so reinstatement can be priced and programmed from the drawings rather than discovered on site.

Trusted Office Fit-Out in Kensington and Chelsea
Office tenants pay rent from the day the lease starts, so the fit-out has to run to a fixed date. We price from your drawings after a site visit, agree a written programme with the landlord's surveyor, and co-ordinate the electrician, fire alarm and data specialists so they arrive in order. You deal with one contact from strip-out to handover. We build to the approvals your designer obtains and collect the test certificates for electrics, emergency lighting and fire alarm as each system is finished.

FAQ
Frequently Asked Questions about Office Fit-Out Kensington and Chelsea
How much does an office fit-out cost in Kensington and Chelsea?
Published guides put the construction part of an office fit-out at £70 to £120 per square foot (Oktra, 2026) and an all-in London fit-out at £148 to £359 per square foot (Cushman and Wakefield, 2026). The survey and your layout fix the scope, and the quote itemises strip-out, partitions, ceilings, lighting, power and making good.
Can an office fit-out in Kensington and Chelsea use a Building Notice?
No. The council's Building Notice route is for internal alterations to domestic premises only, so office work goes through a Full Plans application or a registered building control approver. Your designer submits the drawings, and the approval covers escape, fire separation and access. We build to the approved plans and call the inspections as each stage is reached.
What is the difference between Cat A and Cat B fit-out?
Cat A is the landlord's finished shell: services, ceilings, lighting and decorated walls with no tenant layout. Cat B is the tenant's own fit-out on top, with partitions, meeting rooms, kitchenette, extra power and data, furniture and branding. Many small offices are let in between, so we check what the landlord provides before pricing your part.
Does fitting out an office in a listed Kensington and Chelsea building need consent?
It can. With over 4,000 listed buildings in the borough, some offices sit in one, and internal works that affect its character, such as new partitions or ceilings, can need listed building consent. Your agent confirms the position and makes any application. We then build within what the consent allows.
Can office fit-out work run at night in Kensington and Chelsea?
Quiet work can, where the landlord and neighbours agree. The Final Draft Code of Construction Practice limits noisy work audible at the site boundary to 8am to 6pm, Monday to Friday, with none at weekends. We keep strip-out and drilling to those hours and use evenings for cabling, decorating and snagging where agreed.
Could our Kensington and Chelsea office building be turned into flats by the landlord?
Not without planning permission in the locations the Article 4 direction covers. The modified direction includes core locations in larger town centres, important neighbourhood centres, Employment Zones and office clusters, and there conversion from Class E to homes needs a planning decision. Outside those areas the national Class MA right can apply, subject to prior approval and its other conditions.
What duties does a business have under CDM on an office fit-out?
A commercial client has client duties under the Construction (Design and Management) Regulations that a homeowner does not. They include making suitable arrangements for the project, allowing enough time and resources, and providing pre-construction information about the building, such as asbestos surveys and drawings. We plan the work from that information and run the site safely.
What do the building regulations ask of a small Kensington and Chelsea office?
Chiefly fire safety, access and energy. Non-domestic work here goes through a Full Plans application, which checks means of escape and fire separation under Part B, access and WCs under Part M, and lighting and controls under Part L. We build to those approved details and leave the fire alarm and emergency lighting certified.
What happens to the fit-out when the office lease ends?
The lease decides whether the landlord can ask for the tenant's alterations to be removed and the space reinstated. Designing partitions and services to come out cleanly keeps dilapidations lower. We keep an as-built record of what was installed, so reinstatement can be priced from the drawings when the time comes.
