Oakwood's houses went up quickly in the mid 1930s, and in most of them a solid spine wall carries the first floor. GS Renovation takes those walls out to a structural engineer's design, which we appoint and coordinate. We prop first, cut in stages, seat the steel on its padstones, and leave the bearings open for Enfield building control to inspect.
Reading a 1930s Oakwood house before anything comes down
Oakwood was built out in batches by speculative builders after the Piccadilly line reached Bramley Road, so two houses three doors apart can differ in how their floors span. That matters. Before quoting we lift a floorboard on the landing and take a small area of plaster off the wall in question, because the direction the joists run tells you immediately whether the wall below is carrying them or simply dividing two rooms. Guessing from the layout is how people end up with a beam that is either wasted money or nowhere near enough.
The staircase is the other thing we check early. In these houses the half landing and the stair trimmer often bear on the same wall people want removed, and a stair is far less forgiving of movement than a floor is, since a few millimetres of drop shows up as a gap at the skirting or a door that binds. The engineer we appoint traces all of it, the joists, the trimmer, any masonry above, then sizes the beam and specifies the bearing at each end. We build to that drawing and nothing else.
Semi or detached: what changes in N14
Oakwood has more genuinely detached houses than most of Enfield, and that changes the paperwork rather than the engineering. In a semi off Prince George Avenue the wall taking the beam pocket is shared, so the Party Wall etc. Act 1996 applies. You serve that notice as building owner; we supply the drawings and the engineer's detail that sit behind it. In a detached house on a wide plot there is frequently no adjoining owner involved at all, and the job becomes purely a building regulations matter with Enfield Council. We tell you which position you are in at survey stage.
Either way the sign off matters more than people expect. Enfield building control, or an approved inspector, wants to see the beam sitting on its padstones with the bearings still exposed, so we book that visit before the plasterboard goes anywhere near it. The completion certificate is what a buyer's conveyancer asks for in ten years' time, and an opening formed without one is a genuine problem at sale. A wide Oakwood frontage at least makes the practical side easy: the skip sits on your own drive and the steel is unloaded off the road.
