Builders in Enfield

Renovations, extensions and structural work across Enfield. 30+ years' hands-on experience, fully insured, building control compliant.

GS Renovation works across Enfield from a registered office in Potters Bar, EN6, which is a short run up the A10 from Enfield Town. That proximity is the practical reason we take on so much work here: an early start in EN1 or EN2 does not begin with an hour of the North Circular, and a snagging visit is a genuine possibility rather than a scheduling problem. We cover EN1, EN2 and EN3 and the N9, N13, N14 and N21 postcodes, from Edmonton and Palmers Green up through Enfield Town, Southgate and Winchmore Hill.

The firm is run by Abdelaaziz Saaid, who has more than 30 years of hands-on experience on London properties. GS Renovation Ltd was incorporated in 2023 to formalise that trade. We are a building contractor with a structural specialism, which means we install the steel beams and take out the load-bearing walls ourselves rather than subcontracting the part of the job that carries the most risk. We are not structural engineers: on any structural work we appoint an independent engineer, build to their calculations and put the work in front of building control.

The building work Enfield houses actually need

Enfield's housing is dominated by interwar semis and detached houses, with Victorian terraces closer in around Edmonton and substantial period homes on the northern edge near Forty Hall and Clay Hill. The 1930s semi is the borough's defining house type, and it comes with a predictable set of problems and a predictable set of opportunities.

The problems are usually services. Original wiring, lead or early copper pipework, single skin rear additions and gas fires blocked up rather than removed are all common. The opportunity is the layout. Interwar semis were built with a front room, a back room and a small galley kitchen, and the wall between the two receptions is almost always the one homeowners want gone. It is frequently load bearing, so it needs a steel beam sized by a structural engineer, propping and building control sign-off, which is the part of the job we do ourselves rather than subcontract.

The other Enfield advantage is garden depth. Plots here are generally longer than the inner London average, so a single storey rear extension often works comfortably within permitted development rather than needing a full planning application. A wraparound usually does not: joining the side return to the rear extension normally falls outside Class A and needs a planning application. That is worth checking properly before you commission drawings.

  • Full house refurbishments, rewiring, replumbing, heating, plastering and decoration
  • Kitchen and bathroom installation, from strip out to final seal
  • Steel beam (RSJ) installation and load-bearing wall removal
  • Chimney breast removal with the stack above properly supported
  • Rear, side return and double storey extensions
  • Structural openings, new joists and supported alterations
  • Building control notification, inspection and sign-off on all notifiable work

Enfield Council, planning and party walls

Building control for the borough sits with Enfield Council, and notifiable work has to be notified before it starts, inspected at the defined stages and certified on completion. We handle that notification and the inspections as part of the job.

Enfield has a number of conservation areas, including around Forty Hill, Enfield Town and Clay Hill, where permitted development rights are usually restricted and external changes need consent. On the semi-detached streets outside those areas, most single storey rear extensions fall within permitted development, but the limits on depth, height and eaves are specific and worth confirming rather than assuming.

On any semi-detached or terraced house, cutting a beam into the shared wall or removing a chimney breast built into it triggers the Party Wall Act, and notice has to be served on the neighbour before work starts. We flag this at quotation stage, not once the scaffold is up.

Working on Enfield streets

Most of the borough is not in a controlled parking zone, so deliveries, skips and a materials van are usually straightforward. Skips still need a licence from the council where they stand on the highway, and we arrange that.

Access on interwar semis is generally good, with a side passage on one flank, which makes muck away and materials handling far easier than on a mid-terrace. Where the passage is shared or gated, we agree access with the neighbour before we start rather than on the day.

FAQ

Frequently Asked Questions

Do you cover the whole of Enfield?

Yes. We work across EN1, EN2 and EN3 and the N9, N13, N14 and N21 postcodes, which covers Enfield Town, Edmonton, Palmers Green, Southgate, Winchmore Hill, Bush Hill Park and Enfield Highway. Our registered office is in Potters Bar, EN6, a short run up the A10, so Enfield is one of our closest working areas.

Do I need planning permission for a rear extension in Enfield?

Many single storey rear extensions on Enfield's semi-detached and detached houses fall within permitted development, and plot depths in the borough are generally generous enough to make that work. The limits on depth, height and eaves are specific, and permitted development rights are usually restricted inside Enfield's conservation areas, such as around Forty Hill and Enfield Town. We check the position for your property before any drawings are commissioned.

Can you take out the wall between the two reception rooms in a 1930s semi?

This is one of the most requested jobs in Enfield and yes, we do it regularly. That wall is usually load bearing, so a steel beam sized by an independent structural engineer carries the load, the structure is propped temporarily, and building control inspects and signs the work off. Because the house is semi-detached, a Party Wall Act notice is normally required as well.

Do I need to tell my neighbour before work starts?

Where the work affects the shared wall, which includes inserting a beam into it or removing a chimney breast built into it, the Party Wall Act requires formal notice to be served on the neighbour before work begins. We identify this at quotation stage so there is time to serve notice without delaying the start.

How much does building work cost in Enfield?

Enfield work is priced at London rates. As a guide, a steel beam over a single opening is £1,500 to £4,000, a full knock-through £2,500 to £6,500 or more, a mid-range bathroom £7,500 to £12,000, a mid-range kitchen £20,000 to £40,000, and a mid-range full refurbishment £1,500 to £2,200 per square metre. These are indicative London ranges from MyBuilder and Checkatrade, 2026. Every job is quoted from a survey.
