Terraces and semis behave differently in N20
In a Whetstone Victorian terrace the wall you want gone usually runs between the front and back reception rooms, and it lands on both party walls, one on each flank. That is the difference from a semi. The bearing at each end is somebody else's wall too, so both adjoining owners are involved. The engineer we appoint checks what the wall carries, sizes the beam and specifies the padstone bearings, and we cut the pockets only once the propping is in and the load above is genuinely held.
The 1930s semis on the later N20 roads are a simpler proposition. They have a cavity front and back, concrete lintels over the openings and a single spine wall carrying the first floor joists down to reasonable footings. There is one shared flank rather than two. What catches people out in the semis is the roof, because a cut roof with purlins often drops a strut onto the very wall being removed, and that load has to go into the new steel rather than being quietly forgotten.
Propping a Whetstone terrace without wrecking the ceilings
Victorian terraces here have lath and plaster ceilings and suspended timber floors on honeycomb sleeper walls. Neither takes kindly to careless propping. Props set straight onto a lath and plaster ceiling will punch through it, so we prop off strongbacks bearing on the joists themselves, and at ground level we spread the prop feet across the floor boards onto the sleeper walls below rather than trusting a single board span. Where the airbricks under the front bay have been blocked by a raised path, we open them up while the floor is lifted.
The other terrace surprise is what sits over the existing openings. Original internal doorways in these houses are often carried on a timber lintel or on nothing more than a shallow brick arch, and once the wall around it is disturbed the arch loses its abutment. We check every existing opening in the run before demolition starts, and where the engineer calls for it we replace an undersized original lintel at the same time rather than leaving a weak spot two feet from the new steel.
