Kitchen Extensions Wanstead

Rear, side return and wraparound kitchen extensions in Wanstead, the room, the services and the kitchen built as one job.

Wanstead's houses divide between terraces, at 36% of homes, and semi-detached or detached houses, at 32%, and the house type decides the kitchen extension: a side infill or wraparound on a terrace, a rear or wraparound extension on a semi. Redbridge Council is the planning and building control authority for Wanstead, and its Housing Design SPD sets the depth, height and eaves figures a new kitchen has to sit within. We build the shell, the steel into the back of the house, the drainage and the kitchen itself as one programme.

In Wanstead, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Wanstead: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

How deep and how tall a Wanstead kitchen extension can go

The depth is set first, because Redbridge's Housing Design SPD gives a maximum single-storey rear extension depth of 3.5m for terraced and semi-detached houses and 4.5m for detached houses. For a Wanstead semi that means planning the new kitchen, the island and the dining end inside 3.5m of new floor, then borrowing the rest of the length from the old back room once the rear wall comes out. The drawings should show that figure before a single unit is chosen.

Height follows. The same SPD says flat roof extensions should generally be 3m high, with any parapet wall no more than 150mm. That fixes the build-up of joists, insulation and membrane, and so the finished ceiling height inside. Where a roof lantern or roof lights go in, the upstand has to fit within that envelope too, so we set out the kerb levels with the designer before the roof is framed rather than on the day the glazing arrives.

Housing in Wanstead

Take the 4,680 or so homes the valuation list gives Wanstead: 31% flats, 69% houses, 43% from before 1919, 20% interwar and 36% post-war. 36% of homes here are terraced; a terrace kitchen extension in Wanstead starts in a narrow side return.

Side returns and wraparounds on Wanstead's terraces and semis

A wraparound or side infill kitchen in Wanstead is shaped by the eaves line. Redbridge asks for wrap-around and rear projection infill extensions to have low eaves and shallow pitched roofs, with eaves kept to 2.4m above ground level. On a terrace with a closet wing, the infill usually runs along the boundary wall, so the low eaves face the neighbour and the extra height sits towards your own house, where the roof pitch rises. Building on or against that boundary wall is party wall work: you, as building owner, serve the notices, and Redbridge treats the Party Wall Act as a civil matter it takes no part in.

That shallow pitch matters for the finish. Roof lights on a low slope need the right flashing kit and a minimum pitch from the manufacturer, and the gutter at 2.4m sits close to the boundary, so the rainwater has to discharge on your side. We agree the gutter route, the fall to the existing gully and the glazing make with you at the drawing stage, because each one changes what gets ordered and when it arrives on site.

Conservation areas and Article 4 around Wanstead Park

Inside a conservation area the permitted development route narrows, so check which side of the boundary your street falls before you commit to a kitchen layout or order any glazing. Nationally, all side extensions on Article 2(3) designated land, such as a conservation area, require householder planning permission. The Wanstead Grove Conservation Area Appraisal and Management Plan says the same for side extensions and adds that all two storey rear extensions need planning permission as well.

Aldersbrook, beside Wanstead Flats, goes further. The Aldersbrook and Lake House Conservation Area Article 4 direction removes permitted development for enlargement or alteration of a dwellinghouse affecting its front, side or rear elevations. A single-storey kitchen that would be permitted development elsewhere needs a planning consent there, and the decision date becomes the start date for our programme. Trees count too: in a Redbridge conservation area, any tree with a trunk diameter over 75mm is automatically protected, and works to one need notice to Redbridge first, so a tree near the new rear wall can move a footing.

Steel, drainage and inspections on a Wanstead kitchen build

Opening the back of a Wanstead house into the new kitchen means a beam or a frame, and Redbridge's site inspection booking list includes foundations or excavations and lintols or beams or RSJs among the inspection types. The structural engineer we appoint specifies the steel, we install it, and the inspector sees the trench and the bearings before either is covered. Where Redbridge is the building control body, it offers same day inspections if booked before 10am, so an early booking keeps the concrete lorry on the right day.

Drainage usually decides the kitchen layout more than the units do. The sink and dishwasher want to sit near the existing stack or a new connection, and a run under the new floor needs falls, access points and sometimes a build-over arrangement with the water company. We expose the existing run first, confirm levels, then fix the sink wall. The kitchen fitting, tiling and worktop template follow on in the same programme once the floor screed has dried.

  • Island units with power and waste run through the slab
  • Sliding, bifold and steel-framed glazed doors to the garden
  • Soil stack and gully rerouting beneath the new floor

The GS Renovation Difference in Wanstead

We run a kitchen extension as a single job, from the footings and the steel through to the last cabinet door, so there is one programme and one team on site rather than a builder handing over to a kitchen fitter. The structural engineer we appoint sizes the beam, and we build to the consent and the drawings you have. You get a written quotation after a site visit, and the founder, with more than three decades of hands-on building work, is involved in how the job is run.

  • Screed left to dry before the kitchen floor finish goes down
  • Free follow-up visit after completion if anything needs attention
  • New floor level matched to the existing house, with no step at the opening

FAQ

Frequently Asked Questions about Kitchen Extensions Wanstead

Are there hidden costs with kitchen extensions in Wanstead?

Every extra cost on kitchen extensions in Wanstead needs your written agreement, and the foreseeable ones are already priced within £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative). Work in Victorian or Edwardian housing around E11 occasionally reveals something behind plaster; when it does, GS Renovation stops, costs it and waits for your decision. The sequence of work stays fixed: the shell is made watertight before the old rear wall is opened and the existing kitchen comes out.

How far back can a single-storey kitchen extension go on a Wanstead semi?

Redbridge's Housing Design SPD gives a maximum single-storey rear extension depth of 3.5m for terraced and semi-detached houses, and 4.5m for detached houses. Separately, national permitted development allows three metres beyond the original rear wall of a house that is not detached. Your designer works to whichever route the scheme uses, and we build to the approved drawings.

Can a ground floor flat in Wanstead add a kitchen extension without planning permission?

No. Householder permitted development rules for extensions apply to houses only and not to flats and maisonettes, so a flat in Wanstead needs planning permission for a rear kitchen extension. The landlord's consent under the lease is normally needed as well. Once both are in place, we can price and programme the build.

How high can the flat roof on a Wanstead kitchen extension be?

Redbridge's Housing Design SPD says flat roof extensions should generally be 3m high, with any parapet wall no more than 150mm. That sets the space available for joists, insulation and the roof finish, so the internal ceiling height and any lantern upstand are worked out from it at the drawing stage.

Does a side return kitchen in Wanstead Grove need planning permission?

Yes. The Wanstead Grove Conservation Area Appraisal and Management Plan says side extensions in conservation areas need planning permission, as do all two storey rear extensions, and the national rules say the same for all side extensions on Article 2(3) land. A side return infill extends beyond the side wall of the house, so it goes through a householder application first, and our start date is set from the decision.

What does the Aldersbrook Article 4 direction mean for a new kitchen?

The Aldersbrook and Lake House Conservation Area Article 4 direction removes permitted development for enlargement or alteration of a dwellinghouse affecting its front, side or rear elevations. A rear kitchen extension that would be permitted development elsewhere therefore needs a planning application there before any work starts.

Will building control inspect the steel in a Wanstead kitchen extension?

Yes, where Redbridge is the building control body. Its site inspection booking list includes foundations or excavations and lintols or beams or RSJs among the inspection types. We book the visit for the trench before concrete goes in and for the steel before it is boxed in, so neither has to be opened up again later. A registered building control approver runs its own inspection regime.

Can the kitchen be fitted by the same team that builds the extension?

Yes. We build the shell and then fit the kitchen in the same programme, so the first fix plumbing and electrics are placed for the actual unit layout rather than a guess. A registered electrician certifies the new circuits, and any gas connection to the hob is made by an engineer on the Gas Safe Register.

Do trees in a Wanstead garden affect where the extension footings go?

They can. In Redbridge, all trees in conservation areas with a trunk diameter over 75mm are automatically protected, so a tree close to the new rear wall may shape the footing design and need notice to Redbridge before any work to the tree itself. The structural engineer we appoint designs the foundation depth around the roots and soil.
