Redbridge's houses set the brief for a kitchen extension here. The VOA list puts 42% of the borough's homes in terraces and 20% in semis or detached houses. Behind an Ilford terrace that often means a side return infill; on a Woodford or Gants Hill semi, a rear or wraparound addition. Redbridge's Housing Design SPD sets its own depth, roof height and eaves figures for both, and we build the shell, the steel and the kitchen in one programme.
In Redbridge, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Redbridge: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

How deep a single storey kitchen extension can go in Redbridge
Redbridge's Housing Design SPD gives a maximum single-storey rear extension depth of 3.5m for terraced and semi-detached houses and 4.5m for detached houses. Those are the figures an officer reads a householder application against. They sit between the two national permitted development tiers: three metres on a terrace or semi and four metres on a detached house with no application at all, and up to six and eight metres through prior approval.
What this means for your kitchen: the depth you want decides which route the designer takes. Within the basic permitted development limit no planning application is needed, although building regulations still apply and a Lawful Development Certificate is worth having for a later sale. Beyond it, the choice is prior approval, where neighbours are notified, or a householder application, where the SPD figure is the yardstick. We set out the foundations to the approved drawing only, because a trench dug half a metre too long is an expensive mistake to undo.
A listed building is the exception: work that affects its character, inside or out, including an extension or taking out a wall or chimney breast, needs listed building consent from Redbridge Council, and doing it without consent is a criminal offence.
Housing in Redbridge
The Council Tax list puts Redbridge at about 108,080 homes, 36% flats against 64% houses; 27% went up before 1919, 34% between the wars and 38% after 1945. A terrace kitchen extension in Redbridge starts in a narrow side return, and 42% of homes here are terraced.
Roof height, eaves and wraparounds under Redbridge guidance
Redbridge asks for a flat roof extension to be generally 3m high, with any parapet wall no more than 150mm. Wrap-around and rear projection infill extensions should have low eaves and shallow pitched roofs, with eaves kept to 2.4m above ground level. That shapes the kitchen inside. A 3m flat roof leaves room for a warm deck, a roof light upstand and a level ceiling, but not for a deep dropped bulkhead.
On a wraparound, the 2.4m eaves line sits along the boundary and the roof pitches up towards the house, so the ceiling slopes. Wall units and tall larder units go on the house side, and the lower run sits under the eaves. We agree the roof build-up, the insulation depth and the roof light kerbs before the joists are cut, so the finished height matches the drawing the council approved.
Wanstead, Aldersbrook and other Redbridge designations
Some Redbridge streets lose the permitted development shortcut entirely. The Aldersbrook and Lake House Conservation Area Article 4 direction removes permitted development for enlargement or alteration of a dwellinghouse affecting its front, side or rear elevations, so a rear kitchen extension there needs a householder application whatever its size. The Wanstead Grove appraisal notes that side extensions in conservation areas need planning permission, and a side return infill counts as a side extension, whether the house is mid-terrace or on an end plot.
If your house is in one of the borough's conservation areas, allow for a planning decision before the building control drawings are finalised, and expect the officer to look at brick, roof covering and the glazing pattern facing the garden. Trees count too: in a Redbridge conservation area any tree with a trunk over 75mm across is automatically protected, which matters when the new footings run near a garden tree.
Steel, inspections and the kitchen fit-out in one Redbridge programme
Opening the back of a Redbridge house into the extension means steel, and Redbridge building control lists foundations or excavations and lintols or beams or RSJs among its inspection types. The steel is sized by the structural engineer we appoint, and we book each inspection at the stage it covers, so the beam is seen before it is boxed in and the trench is seen before concrete goes in. Nothing is covered until the inspector has seen it.
Drainage often has to move too, because the old back wall is where the gully and the soil pipe tend to sit. We reroute it early, before the slab, and bring the sink and dishwasher wastes to where the kitchen plan puts them. If the extension goes over or near a public sewer, the water company's build-over rules apply, so the designer checks the sewer records first. Once the shell is watertight, the same team plasters, lays the floor and fits the units and worktops, so one programme runs from footings to finished kitchen.

Why Choose GS Renovation in Redbridge
We run the extension and the kitchen as one job, so the drainage runs, the steel and the socket positions are fixed from the kitchen layout rather than guessed. We work to the drawings your designer produces and the calculations of the structural engineer we appoint, book the building control visits at each stage, and give you a written programme before the start. You deal with one team from the first trench to the last worktop joint.
- Screed left to dry before the kitchen floor finish goes down
- Boiler flue, soil pipe and gully moved off the rear wall in the right order
- Waste cleared as we go, not left piled up outside

FAQ
Frequently Asked Questions about Kitchen Extensions Redbridge
Is the price of kitchen extensions higher in Redbridge than elsewhere in East London?
Work on kitchen extensions in Redbridge is priced from scope, so it costs no more than the same house in Waltham Forest, typically £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative). Costs rise in period stock and with awkward access, both checked at IG1. What neither changes is the order of work: the kitchen layout is fixed before the slab, so the waste, ducts and island services are cast in the right place. GS Renovation shows each as its own line.
Can a Redbridge flat have a kitchen extension under permitted development?
No. Householder permitted development rules for extensions apply to houses only, not to flats and maisonettes. A ground floor flat in Redbridge that wants to extend into the garden needs a planning application and, under most leases, the freeholder's consent as well. We can build it once both are in place, and we price from the drawings so you can budget before the application goes in.
How long does Redbridge take to decide a full plans application for an extension?
Redbridge says it decides a full plans building regulations application within 5 to 8 weeks. That clock runs alongside any planning decision, so the designer usually submits both close together. An approval notice then stays valid for 3 years, and work started in that time can carry on to completion, which gives you room to fix a start date that suits you.
Does a Redbridge kitchen extension have to look smaller than the house?
Where planning permission is needed, yes. Redbridge's Local Plan household extensions policy supports householder development that is subordinate to the existing building in size, scale or height. For a kitchen extension that points to a roof kept below the first floor windows, a footprint that leaves the original house readable, and brick that matches the main house. Work within permitted development is measured against the national limits instead.
Is prior approval needed for a deeper rear kitchen extension in Redbridge?
Only if you go past the basic permitted development depth. Subject to prior approval, and outside designated land such as a conservation area, the single-storey limit rises to six metres for a terrace or semi and eight metres for a detached house. The height limit stays at four metres. Neighbours are consulted during prior approval, so allow for that in the programme.
Who serves the party wall notice for a Redbridge side return extension?
You do, as the building owner, or a surveyor acting for you. Redbridge's own party wall page says the Party Wall Act is a civil matter and the council is not involved in its processes. A side return infill often builds on or near the boundary wall, so allow time for the notice period before the footings are dug.
Can the kitchen be installed while the extension is still drying out?
Units go in once the plaster is dry and the floor screed has cured enough to take weight, with moisture readings inside the flooring maker's limits. Fitting earlier risks swollen carcass bases and cracked worktop joints. We sequence first fix electrics and plumbing before plastering, then the floor, then the units, so waiting time is spent on work that does not mind the damp.
Which roof light works best on a low eaves wraparound?
A flat roof light set in the flat section, or a run of pitched roof windows in the slope, depending on the drawing. With eaves held low, a lantern or large flat glazed unit over the island brings in the most light. Approved Document L limits the total glazed area of an extension against its floor area unless a calculation shows the whole extension performs as well, so a big lantern is checked at drawing stage. We fit the upstand and flashing as part of the roof build.
Does a big Redbridge kitchen extension attract Community Infrastructure Levy?
Only a large one. Redbridge says the Community Infrastructure Levy applies if you create more than 100 square metres of new floor area, even when the work is permitted development. A single-storey kitchen extension rarely reaches that, but a wide wraparound combined with other new rooms can. A homeowner extending the house they live in can claim an exemption, but the claim has to be made before work starts, so the designer checks the total early.
