A flat conversion in Wanstead starts with Redbridge Local Plan policy LP6. It supports dividing a larger home into self-contained flats only where a list of criteria is met, the first being a location in a Metropolitan, District or Local Centre. Across the VOA areas of Wanstead and Wanstead Flats, 69% of homes are houses, but that test narrows the candidates to larger houses inside a designated centre, such as the Wanstead District Centre. We build conversions to the planning consent the owner or their designer secures, and we also turn converted flats back into one house.
In Wanstead, converting a house into two or three flats is published at £50,000 to £120,000 including professional and council fees, and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone, which is the part a builder prices (indicative London ranges, Architectural Drawings and Mayfair Studio, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Wanstead: we build the conversion to the approved drawings, building control inspects the fire and sound separation, and a registered electrician certifies each flat's electrics.

Which Wanstead houses Redbridge's LP6 policy allows to be converted
Floor area is the first test for a Wanstead conversion. Under LP6 a two-flat scheme needs a gross floor area above 130 sq.m, and three or more flats need more than 180 sq.m. A large double-fronted Victorian house may clear the higher figure, while a modest two-up two-down terrace will not reach even the lower one, so the existing house is measured before any layout is drawn or any money is spent on drawings.
The same policy protects family housing. One of the new homes must be a ground floor, three-bedroom-plus flat of at least 74 sq.m, with its own rear garden. That shapes the whole scheme in Wanstead: the ground floor stays a larger flat with the garden, and the smaller units go above. The stair, the meters and the bin store then have to be planned around that ground floor home rather than through it.
Housing in Wanstead
The stock in Wanstead runs to roughly 4,680 dwellings, 31% of them flats and 69% houses, built 43% before 1919, 20% between 1919 and 1939 and 36% after 1945. A converted terrace in Wanstead has two party walls to consider for sound, and 36% of homes here are terraced.
Space standards and room stacking in a Wanstead conversion
Every new flat has to meet the space standard. Redbridge's Housing Design SPD applies the national minimums to conversions, and the London Plan table treats a conversion as a new dwelling. Under Policy D6 a single bedroom for one person needs 7.5 sq.m of floor and a width of 2.15m, while a double or twin needs 11.5 sq.m. In a Wanstead house with a narrow back addition, those widths often decide where the bedrooms can go.
Stacking is the next rule. The SPD wants bedrooms over bedrooms and kitchens over kitchens, lined up across and between floors, which limits noise passing between flats. That keeps noisy rooms away from sleeping rooms and keeps soil stacks in one riser. Redbridge also wants every flat reached from inside the building rather than by an outside stair, which it does not generally support, so the hall and stair are designed early.
Fire separation and sound insulation between Wanstead flats
A converted house needs each flat separated from the others and from the shared stair, under Part B of the Building Regulations. In a Wanstead period house that means upgrading the timber floors between flats with fire-rated boards and insulation, fitting self-closing fire doors to each flat entrance, and linked smoke detection in the common parts. Where lath and plaster ceilings remain, they are usually overboarded or replaced, because their fire resistance cannot be relied on.
Sound follows the same floor build-up. For flats formed by a material change of use, Approved Document E asks for at least 43 dB of airborne sound insulation through separating walls and through floors and stairs. Impact sound through floors and stairs must be no more than 64 dB. A pre-completion sound test proves it. We build the floor with resilient bars, acoustic insulation and a heavier ceiling, and seal the service penetrations before the ceiling closes, because a failed test means opening it up again.
Meters, addresses and party walls in a Wanstead conversion
Each new flat in Wanstead needs its own supplies and its own address. The owner applies for a separate electricity supply and meter for each flat, usually a separate water supply, and a gas meter where gas is used. The order dates often set the programme, because a flat cannot be handed over on a builder's supply. Redbridge's street naming and numbering service then allocates flat numbers, which the utilities and the Land Registry need. We run the new risers, meter positions and consumer units to suit the supply offers, and keep one shared stair lit on a landlord's supply.
Neighbours come in where the work touches a party wall. Cutting pockets for new beams, building off the party wall or inserting fire-rated linings fixed into it can fall under the Party Wall Act. Redbridge's party wall page says the Act is a civil matter and the council plays no part in it, so the building owner serves the notices and appoints a surveyor where one is needed. We then work to the agreed award and the schedule of condition.

Trusted Flat Conversions in Wanstead
A conversion is mostly work you will not see once it is finished: the fire boarding, the acoustic floor, the separated services and the drainage for extra bathrooms. We build it in the right order so the building control inspector sees each layer before it is covered, and the sound test at the end measures a floor built to the specification. You get a written quotation after a site visit and one team running the job from strip-out to the handover of each flat.
- Separating floors built to the acoustic detail the sound test checks
- Each flat numbered and supplied before the keys are handed over
- One point of contact on the phone, not a call centre

FAQ
Frequently Asked Questions about Flat Conversions Wanstead
How much does it cost to convert a house into flats in Wanstead?
Published London figures put converting a house into two or three flats at £50,000 to £120,000 including professional and council fees (Architectural Drawings, 2026), and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone (Mayfair Studio, 2026). A Wanstead scheme moves with the number of flats, the separating floors and the new services. Design, planning and building control fees sit outside our building quote.
Is a Wanstead house big enough to convert into two flats?
Only if its gross floor area is above 130 sq.m, which is the LP6 test in the Redbridge Local Plan for a two-flat scheme; three or more flats need more than 180 sq.m. The house must also pass the policy's location and family housing tests. Your designer measures the existing gross area, and the answer decides whether a scheme is worth drawing at all.
Does a Wanstead flat conversion have to keep a family home?
Yes. Under Policy LP6 the ground floor must hold at least one family home of 74 sq.m or more, with three or more bedrooms and a rear garden of its own. The ground floor flat is therefore usually the largest, and the smaller units sit on the upper floors with a shared stair.
Can each flat in a Wanstead conversion have its own outside staircase?
Not usually. Redbridge expects every flat in a converted house to have a separate internal access, and it does not generally support external staircases. The shared hall and stair are therefore planned inside the house, with a protected route from each flat door to the front door.
Can a converted house in Wanstead be turned back into a single home?
Yes, and the work is largely the conversion in reverse. We take out the extra kitchens, remove partition walls and redundant fire lobbies, and reopen the stair to the rest of the house, while the owner arranges with the suppliers for the meters to be merged. Merging flats reduces the number of homes, so the owner's designer settles with Redbridge whether planning permission is needed before we start.
Does a Wanstead house outside the District Centre qualify for conversion into flats?
Redbridge policy LP6 only supports converting larger homes into smaller self-contained flats where the property is in a Metropolitan, District or Local Centre, among other criteria. A house on a quiet residential street away from the High Street is therefore a harder case, and the owner's designer should test it against the full policy before any layout is drawn.
What sound insulation must floors meet between flats in a Wanstead conversion?
For flats formed by a material change of use, Approved Document E sets at least 43 dB airborne insulation for separating walls, floors and stairs, and no more than 64 dB impact sound through floors and stairs. A pre-completion test checks the result, so we build and seal the floor to pass it first time.
How long does Redbridge building control take to approve a conversion?
Redbridge says it decides a full plans building regulations application within 5 to 8 weeks, and the approval lasts 3 years for work started within that time. A conversion is a material change of use with fire and sound requirements, so full plans with approved drawings is the sensible route before the strip-out begins.
Do flats in a converted house need their own outdoor space?
Where the borough sets no higher standard, London Plan Policy D6 asks for at least 5 square metres of private outdoor space for a 1 to 2 person home, plus 1 square metre for each additional occupant. In Redbridge the ground floor family flat also needs its own rear garden under LP6, so the upper flats often rely on a balcony or terrace where one is acceptable.
