Across Newham the kitchen extension question splits in two. 39% of homes are terraced houses and only 2% are semi-detached or detached, so the house jobs are narrow: a side return infill or a single-storey rear addition on a terrace. 59% of homes are flats, and a flat has no householder permitted development rights to extend. We build the shell, the steel into the house, the drainage and the new kitchen as one programme.
In Newham, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Newham: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

Which kitchen extension fits a Newham terrace
On a Newham terrace the answer is usually set by the plot width, because the house is narrow and a semi-detached plot with side space is rare. 39% of homes in the borough are terraced and 2% are semi-detached or detached. That leaves two shapes: filling the side return alongside the back addition, or pushing the kitchen out across the full width at the rear. A wraparound joins the two and gives the widest room, with the most steel and the most party wall work.
The choice drives everything after it. A side return infill opens the old kitchen sideways and keeps the garden length, but the new room depends on roof glazing for light because the flank wall faces a neighbour. A full width rear addition gives a deeper room with doors onto the garden, and the old back wall becomes the line where the steel goes. We price and programme each option separately so you can compare the build sequence, not just the floor area.
Housing in Newham
Newham has about 132,650 homes on the Council Tax list: 37% pre-1919, 5% interwar and 58% post-war, with flats making up 59% and houses 41%. Most homes here are flats, and only a ground floor flat in Newham with its own garden can extend its kitchen.
Permitted development limits and where Newham needs a planning application
A terraced house in Newham can take a single-storey rear extension of up to three metres beyond the original rear wall under permitted development, and no more than four metres high, where those rights have not been removed. With prior approval, and outside Article 2(3) designated land, that depth rises to six metres for any house other than a detached one. Side extensions are different: on designated land, such as a conservation area, every side extension needs householder planning permission.
Newham adds its own layer. Its Altering and Extending your Home SPD lists the documents that are mandatory for every householder application at the point of submission, so an application missing one of them can be returned as invalid. Since 1 December 2024 Newham, not the LLDC, determines all planning applications, which matters for houses near Stratford and the Olympic Park. The owner or their designer submits; we build to the approved drawings.
Extension rules in the Woodgrange and Durham Road conservation areas of Newham
In two of Newham's conservation areas the design guides set the extension for you. The Woodgrange Estate has carried a comprehensive Article 4 Direction since May 1977. Its design guide permits only ground floor single storey rear extensions, and a full width ground floor extension to the main house may be supported subject to conditions, the first being a maximum depth of 3m. That rules out a two storey kitchen scheme on the Woodgrange Estate and caps the depth of a full width room.
The Durham Road guide in Manor Park says side extensions should generally be single storey and set back behind the building line of the original house. On an end of terrace or corner plot that means a single storey side room stepped back from the front, not one flush with it. Durham Road, Romford Road and Woodgrange are the conservation areas where Newham applies Article 4 directions, so adding an extension, or demolishing or rebuilding a wall or fence, needs consent there. We set out the brickwork and roof to the approved drawing.
Sewers, steel and the kitchen fit in one Newham programme
The drainage decides the building control route in Newham before anything else. An extension over a sewer needs a full plans application because a building notice is not suitable, and on a terrace a shared run can cross the back of the plot. Building over a public sewer also needs the water company's agreement. A full plans submission needs two copies of scale plans, the specification and the structural calculations, so we ask for the drainage survey early and let the engineer's design follow it.
Once work starts, Newham must be told when the extension is deemed commenced: when the foundations are built and the lowest floor structure is complete. The steel into the house follows, sized by the structural engineer we appoint, then the roof, the glazing and first fix. Because we run the kitchen fit in the same programme, the plumbing and electrical positions are fixed before plastering, and the worktops are templated once the walls are true.
- Steel beams and goalpost frames into the existing house
- The kitchen itself fitted under the same contract as the build
- Foundations, drainage and slab with the kitchen services cast in

Trusted Kitchen Extensions in Newham
We take the kitchen extension from the empty site to the fitted kitchen under one programme, so the groundworks, drainage, steel, roof, glazing and the kitchen itself follow one sequence with no gap between trades. The structural engineer we appoint designs the steel and we build it. We work from your approved drawings and building control route, keep the building control inspections in the programme, and give you a written programme and a single contact for the whole job.
- Building control and Part P certificates handed over together at the end
- Waste cleared as we go, not left piled up outside
- Cooker extract taken outside through the new roof or flank wall, not recirculated

FAQ
Frequently Asked Questions about Kitchen Extensions Newham
How do you price kitchen extensions in Newham?
GS Renovation prices kitchen extensions in Newham project by project, never by the day, against £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative). After the E15 survey the figure is built up from labour, materials, the engineer's design, and the Newham Council building control fee, each priced in the order the work runs: the kitchen layout is fixed before the slab, so the waste, ducts and island services are cast in the right place.
How deep can a Newham terraced house extend at the back without planning permission?
Up to three metres beyond the original rear wall under permitted development, and no more than four metres high. With prior approval, and outside designated land such as a conservation area, the limit for a house that is not detached rises to six metres. In the Durham Road, Romford Road and Woodgrange conservation areas, Newham's Article 4 directions bring extensions under consent, so a planning application is needed there.
Can the kitchen of a flat in Newham be extended?
Yes, with planning permission, because householder permitted development rules for extensions apply to houses only, not flats and maisonettes. 59% of homes in Newham are flats, so this is a common starting point. A ground floor flat also normally needs the freeholder's consent under the lease, and the drawings go to planning before we can programme the build.
How deep can a full width kitchen extension be on the Woodgrange Estate in Newham?
The Woodgrange conservation area design guide may support a full width ground floor extension to the main house subject to conditions, and the first condition is a maximum depth of 3m. The guide permits only ground floor single storey rear extensions, so a two storey scheme is not an option there.
What should a side extension look like in the Durham Road conservation area?
The Durham Road Conservation Area design guide says side extensions should generally be single storey and set back behind the building line of the original house. On Article 2(3) designated land such as a conservation area, all side extensions need householder planning permission, so the drawings have to show that set back.
Does a Newham extension over a sewer change the building control route?
Yes. Newham says an extension over a sewer needs a full plans application because a building notice is not suitable. That means scale plans in two copies, a specification and structural calculations before work starts, so the drainage needs surveying before the drawings are finished, and the water company's agreement to build over a public sewer runs alongside.
Who decides planning for a kitchen extension near Stratford and the Olympic Park?
The London Borough of Newham does. On 1 December 2024 planning powers returned from the LLDC to the London Borough of Newham, which now determines all planning applications. Older approvals near Stratford may carry LLDC references, but any new application goes to Newham, and its householder guidance and validation list are the ones the drawings must follow.
Can the new kitchen be fitted as part of the same extension job?
Yes, and it saves time. We fix the sink, hob and socket positions before first fix, so the pipes and cables run once. The worktops are templated after plastering, and the units go in once the floor is down. You deal with one programme and one contact rather than a builder and a separate fitter.
When does a Newham kitchen extension count as started for building control?
Newham must be told when works are deemed commenced, which for an extension is when the foundations are constructed and the lowest floor structure is complete. A notice of completion then has to be submitted within 5 days of the work being completed, so both dates sit in our programme.
