Home Renovation Hertford

Full refurbishments and whole-house renovations in Hertford. Trusted, professional, 30+ years' hands-on experience.

A whole house renovation in Hertford crosses old fabric, protected buildings and a town where four rivers meet. We coordinate the structural engineer, the building control applications and the trades, and you deal with one person throughout rather than a list of numbers.

How old the buildings you are renovating are

Hertford's protected stock is weighted to the 19th century and earlier. The conservation area was first designated in 1967, revised in 1981 and further amended in 1996. Of the listed building groups inside it, 38 per cent date from the 19th century, 22 per cent from the 18th century and 18 per cent from the 17th century.

That spread matters because construction changes with the century. Lime mortar, solid walls, timber frames and later brickwork each want different treatment when services are rerouted, floors are lifted and plaster comes off.

Listed and locally important buildings in Bengeo

Bengeo has its own concentration of protected buildings. The Bengeo neighbourhood plan records at least one hundred listed buildings and structures in Hertford Bengeo ward. They include the 15th century Old Verger's House, the oldest surviving domestic building in Hertford.

Protection reaches buildings that are not listed as well. The Bengeo plan lists ten non listed buildings and structures of local historic or architectural importance, among them Bengeo Water Tower, the Old British School and the Lodge Close wall. In the wider conservation area, the 2017 appraisal lists 23 buildings as grade II star. One of those, the Friends Meeting House in Railway Street, was upgraded to grade I in May 2019, so 22 of that group remain at grade II star.

The rivers and the drainage

Water is a design input on a Hertford renovation. The Environment Agency runs four separate flood warning areas that name the town, one for each river. They are the River Beane at Hertford, the River Lee at Hertford and Ware, the River Rib at Wadesmill to Hertford, and the River Mimram from Tewin to Hertford.

Not all of the risk is river risk. The Kingsmead neighbourhood plan states that flood risk to properties in Mead Lane, Tamworth Road, Rowleys Road and Cromwell Road comes from heavy rainfall overwhelming the existing drainage capacity, rather than from river flooding. On a renovation that shapes floor build ups, damp proofing and where new rainwater and waste runs are taken.

The policy your renovation is judged against

East Herts District Council is the local planning authority, and it adopted its District Plan on 23 October 2018 for the period 2011 to 2033. Anything that changes the outside of the house is read against it.

Garden work has its own notice period. You must give the council six weeks notice under section 211 before carrying out work to a tree in a conservation area that is not already covered by a Tree Preservation Order. On a full renovation with scaffolding and access to arrange, those six weeks are booked at the start.

FAQ

Frequently Asked Questions about Home Renovation Hertford

How does your home renovation price in Hertford compare with a national firm's?

The totals are usually closer than the structures behind them. A national firm subcontracts the home renovation work in Hertford and prices its own overhead into your quotation, whereas GS Renovation carries out the SG13 job with its own team. That also means one named project manager rather than a call centre. Ask both quotations for the same itemised breakdown. Ring 07472 424 226 and GS Renovation will explain who would actually be on your SG13 site in Hertford. As a rough guide, home renovation in London ranges from roughly £40,000 to £150,000 or more for a full refurbishment (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Does a whole house renovation need one building regulations application or one for each trade?

One application can cover the notifiable work across the house. It goes to Hertfordshire Building Control, which East Herts owns jointly with seven other Hertfordshire local authorities, through the portal at submitaplan.com. The operations team number is 01438 879990. Structural openings, drainage alterations, new circuits, insulation and replacement windows are then inspected at their own stages against that single application. We submit it, book the visits and keep the trades in step with the inspector.

The house is in the conservation area but is not listed. Is internal work restricted?

Internal alteration to an unlisted house is not controlled by the conservation area designation. Hertford also has no Article 4 direction in force, so permitted development rights have not been withdrawn here as they were for Bishop's Stortford in 2017. External work is where the designation bites. There the General Permitted Development Order is more restrictive, and dormer windows on roof slopes, various types of cladding and a reduced size of extension all need permission.

How do you check whether a house is listed before the work is planned?

Look up the address on the National Heritage List for England, then check the council's conservation area boundary. That check earns its time here. East Hertfordshire holds 42 conservation areas and approximately 4,000 listed buildings. The 2017 appraisal records nearly 280 listed building groups in Hertford alone, including Hertford Castle, Shire Hall at 15 Fore Street and the Church of St Leonard at Bengeo. We confirm the position for your address before quoting.

A house on Sadlers Way was built on an old coal yard. Does that history matter?

It matters once floors come up and new slabs go down. Sadlers Way, Chandlers Way and Alexander Road were built in the early 1960s on the site of Sadler's coal yard and chicken farm. What lies under a floor on a reused site is confirmed by opening up, not assumed from the street. Where the ground gives cause for concern, the engineer specifies the slab detail and the council's environmental team is the right referral.

There are cracks above the doors. Does the ground under Bengeo explain them?

The ground is one candidate, and the mapping changes over short distances. On the higher ground at Port Hill and Bengeo Street the British Geological Survey maps Kesgrave Catchment Subgroup sand and gravel above the chalk. Molewood Road is mixed, with that sand and gravel at its southern end and alluvium further down. Cracking is diagnosed by a structural engineer, who we appoint. We are a contractor and build to the design that follows.
