How Cheshunt came to be built the way it is

Cheshunt grew as a railway suburb and as a nursery town. Cheshunt railway station opened in 1846, which is the point from which commuter housing began to spread through the parish. The first glasshouses in the area were built in 1806, and by 1967 the Cheshunt area held a quarter of the country's glasshouses.

The older fabric has thinned out around that growth. Cheshunt Great House, a 15th century manor house, was destroyed by fire in 1965, and only the listed remains survive at list entry 1348371. At Theobalds, the grounds were given for public use in 1919, and Cedars Park opened to the public in 1921. What is left to renovate in Cheshunt is a 20th century town.

Conservation areas and the plan you are working under

Cheshunt householders are lightly caught by conservation area controls. The Borough of Broxbourne has six conservation areas in total: Churchgate, Broxbourne, Wormley, New River, Wentworth Cottages and Hoddesdon town centre. Churchgate is the only one that falls inside the Cheshunt built-up area, so the other five place no controls on Cheshunt homes.

Churchgate itself has a gap in its paperwork. The plan in force is the Broxbourne Local Plan 2018 to 2033, adopted on 23 June 2020, and the national register records a housing requirement of 7,718 homes under it.

Post-war houses and flues with no job left

A third of the town's houses come from two post-war decades. Across the six Cheshunt middle layer super output areas, 32.3 per cent of council tax properties date from 1945 to 1964. Fireplaces in those houses are decoration now. At the 2021 census, 78.4 per cent of Cheshunt households had mains gas as their only form of central heating, which leaves original fireplace flues with no working purpose.
