Open-Plan Conversions Hertford

Open-plan kitchen, diner and living conversions in Hertford. Trusted, professional, 30+ years' hands-on experience.

Open plan work is a structural job wearing a design brief. Walls come out, a beam goes in, and the finished room has to work with the house around it. Hertford's stock is documented ward by ward, which gives a clear starting point for what you are dealing with.

The house types behind an open plan ground floor here

Terraced and semi detached houses are the two largest categories in the ward with published figures. At the 2011 census, Hertford Kingsmead ward had 2,167 household spaces, of which 37.6 per cent were terraced, 29.4 per cent semi detached and 12.92 per cent purpose built or converted flats.

Kingsmead also grew outwards in stages, and each stage gives a different plan form. There is Victorian and Edwardian housing on the roads at the bottom of Gallows Hill, and 1930s housing on Woodlands Road and its surrounds. There is 1970s housing built by the Greater London Council at Pinehurst, and 1990s housing at Foxholes. The wall you want to remove sits somewhere in that sequence, and the answer moves with it.

The older streets near the station and in Lower Bengeo

Two parts of town carry the tightest terraced plans. Identity Area 6 of the conservation area covers late 19th and early 20th century development along Ware Road and south of the railway. It takes in Hertford East station, Railway Place, Villiers Street, Townshend Street, Talbot Street, Currie Street and Raynham Street. In Bengeo, the neighbourhood plan records Victorian housing on the narrow streets of Lower Bengeo and on Folly Island.

In houses of that plan the ground floor is a set of small rooms with a spine wall and a rear addition. Opening it up is a question of one beam or two, and the stair position decides how far the space can run. We survey that before anything is drawn.

What the terrace fabric asks of the design

The appraisal describes the fabric of specific terraces, and that constrains the finish. Numbers 8 to 18 Bengeo Street are a 19th century terrace of yellow brick with slate roofs, carrying a central plaque reading WATERLOO TERRACE PORT HILL 1851. Numbers 65 to 89 Port Vale are a late 19th century two storey terrace of yellow brick, since rendered, with slate roofs and prominent chimneys.

Inside houses like those, floor levels, joist directions and chimney breasts all have to be planned around. A full knock through, including wall removal, the engineer's fee and making good, runs from £2,500 to £6,500+ (indicative London ranges, MyBuilder and Checkatrade, 2026). Span and the number of openings move that figure.

FAQ

Frequently Asked Questions about Open-Plan Conversions Hertford

What is the going rate for open-plan conversion around Hertford?

There is no going rate worth quoting, because scope varies more than the market does. A simple open-plan conversion job near SG13 and a complicated one elsewhere in Hertford are different pieces of work. GS Renovation surveys and prices each on its merits, with the East Herts District Council element shown separately. Ring 07472 424 226 for an honest steer on your listed and conservation-area property, or email info@gsrenovationltd.co.uk with the SG13 address and we will book a free survey. As a rough guide, open-plan conversion in London typically costs from roughly £3,000 to £8,000 or more, including the steel beam and finishing (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Does the drainage on Rowleys Road change an open plan ground floor?

It shapes the floor build up and where new runs are taken. The Kingsmead plan states that flood risk to properties in Mead Lane, Tamworth Road, Rowleys Road and Cromwell Road comes from heavy rainfall overwhelming existing drainage capacity rather than from river flooding. An open plan floor at one level throughout, with a low threshold to the garden and new waste runs, has to answer that. Levels, thresholds and the drainage strategy are settled at design stage.

In a Bengeo semi, does the shared wall limit how far the opening can run?

It shapes how the work is done rather than the size of the finished room. Semi detached houses accounted for 32.8 per cent of the 3,347 household spaces in Hertford Bengeo ward at the 2011 census. Where a beam bears near or into the shared wall, your neighbour has a formal interest, and notice is a matter for a party wall surveyor rather than for us. The engineer designs the bearing so the load stays on your side.

The houses west of Thieves Lane were the second stage of Sele Farm. Does that change the opening up?

It changes what you are opening. The second stage of the estate covered Calton Avenue and all the roads west of Thieves Lane, built after the first stage. The Sele plan describes the predominant architectural style in the ward as modern. A later house can carry the floor above on a different arrangement from a Victorian terrace. The survey establishes that, and the engineer sizes what is needed.

Is taking down the rear garden wall part of the same approval as opening up the back of the house?

Yes, and it can need its own permission. In a conservation area, demolishing walls and railings requires permission where they stand 1 metre or more high abutting a highway, footpath, bridleway, waterway or open space, or 2 metres or more elsewhere. That is a planning matter, separate from the building regulations submission covering the beam. Height and what the wall abuts decide it, so both are measured before the programme is set.

Can an apartment in the converted Balls Park mansion be opened up internally?

Only through listed building consent, because the mansion is listed grade I. It was built between 1637 and 1640, possibly to designs by Nicholas Stone, the king's master mason. The Mansion, Coach House and Stables were converted into 40 apartments under a permission granted in 2010, with 132 new homes built alongside them. Grade I control covers internal fabric, and the freeholder's consent is needed too. Both are settled before structural design is commissioned.
