Commercial Fit-Out Mayfair

Shop, cafe, restaurant, salon and clinic fit-outs in Mayfair, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Mayfair covers the customer-facing units: boutiques, galleries and showrooms on and around Bond Street, and the cafes, restaurants and small shops of Shepherd Market. Each is fitted out inside an older shell, sometimes below flats, on streets where Westminster's shopfront guide governs fronts, shutters and signs. Our part is the unit itself, from strip-out to counters, trading floors, lighting and the kitchen extract, built so the unit opens on the date the business has set.

For Mayfair, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Mayfair: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Bond Street and Shepherd Market: two kinds of Mayfair commercial unit

Westminster's CAZ Article 4 names the International Centre of the West End, the top tier of the London Plan town centre network, and your agent confirms from the City Plan policies map whether a Bond Street unit falls inside it. A fit-out there runs to the tenant's opening date and the landlord's rules for the building, and a brand's own design team often sets the finishes. We build to their drawings, coordinate display lighting and security with their suppliers, and keep the shopfront on its own consent track while the interior proceeds.

Shepherd Market is smaller in scale: cafes, restaurants and independent shops in low buildings on narrow lanes. A fit-out there means kitchen extract routes, fire separation from any flats above and deliveries by hand, and an external extract duct usually needs planning permission. A restaurant in Shepherd Market and a gallery near Bond Street need different trades, lead times and sequences even when the floor area is similar, so each Mayfair unit gets its own method statement.

Shopfronts, shutters, canopies and signs on a Mayfair street

Changing a Mayfair shopfront generally needs planning permission. Westminster's shopfront design guide says the alteration and replacement of shopfronts generally requires permission, and that advertisements may need separate advertisement consent. Security shutters normally need permission too, and the guide says roller shutters will not normally be given consent, so the design plans for internal grilles or laminated glass instead. The Mayfair conservation area was first designated in 1969 and has since been extended, so for a unit inside it the fascia, stallriser and glazing bars need getting right first time.

Even a plain canopy without lettering needs planning permission in Westminster. For a tenant, that means the shopfront package runs on a longer track than the interior. We split the programme: the interior fit-out proceeds under building control while the shopfront, signs and canopy wait for their consents, which your designer or agent applies for. The front then goes in near the end, so the opening date is not tied to the slowest approval. In a building on the statutory list the interior may need listed building consent too, which changes that order.

Use class, extraction and the flats above a Mayfair unit

Shops, cafes, restaurants, clinics and gyms fall within Class E, the commercial, business and service class, so moving between them needs no planning permission for the use itself, unless a planning condition says otherwise. Hot food takeaways, pubs and bars sit outside it as sui generis uses, so turning a Mayfair unit into one needs a planning application. The Mayfair Neighbourhood Plan was adopted on 24 December 2019, and applications here must respond to its policies as well as the City Plan, so your agent checks both before a lease is signed.

Food units bring the heaviest services. A restaurant kitchen needs extraction and odour control designed for the cooking planned, with the duct route agreed before the ceiling is fixed, and grease traps or separators on the drainage where food is prepared. In a Mayfair building with flats above, the extract, the plant noise and the fire separation between the unit and the homes upstairs need the most care. We build the separation and acoustic linings to the approved design and leave access for testing before the ceilings close.

Access, fire escape and trading-hours working in Mayfair

The trading floor has to work for every customer. Part M asks for an accessible entrance and, where toilets are provided for customers, an accessible WC, which in a Mayfair period shop with a step at the door needs early design thought. Part B sets the fire separation and escape routes, including from a lower-ground sales floor. Counters, display, floor finishes and lighting then go in around those fixed points. Where the building is on the statutory list, which holds around 11,000 buildings and structures in Westminster, internal changes can need listed building consent too.

On a Mayfair street that trades long hours, the programme works around neighbours and deliveries. Westminster's normal hours for noisy work end at 6pm on weekdays and 1pm on Saturdays, and noisy work beyond them needs a Section 61 application at least 28 days ahead. Deliveries to a parade or a lane are booked for quiet periods, and loading follows the restrictions on the street outside. The landlord's consent, and the business's own duties as a CDM client, are settled before the hoarding goes up.

Trusted Commercial Fit-Out in Mayfair

A shop, gallery or restaurant here has to open on a set date without disturbing residents above or the street outside. We plan the fit-out from a survey and your designer's drawings, split the interior from the consent-led shopfront work, and coordinate the extract, drainage and fire separation that food units need. The founder, Abdelaaziz Saaid, oversees the sequencing, and the certificates from the registered electrician and any engineer on the Gas Safe Register are gathered as each trade finishes, so trading can start on the day planned.

FAQ

Frequently Asked Questions about Commercial Fit-Out Mayfair

Why do shop fit-out quotes in Mayfair differ?

They rarely price the same scope. One includes the extract route, the grease trap, an accessible WC and making good to the landlord's specification; another leaves them out. The published UK guide of £1,500 to £3,000 per square metre for a retail refurbishment (MyBuilder, 2026) is a starting point, not a Mayfair price. Compare quotes against one written scope.

Does a new Mayfair shopfront need planning permission?

In most cases, yes. Westminster's shopfront design guide says altering or replacing a shopfront generally requires planning permission, and signs may also need advertisement consent. A building on the statutory list needs listed building consent for the change as well. Your designer or agent prepares the applications, and we build and install the shopfront to the approved drawings once consent is in place.

Can a Mayfair shop fit roller shutters?

Not normally. Westminster says security shutters normally need planning permission and roller shutters will not normally be given consent. Internal open-mesh grilles, laminated glazing and good lighting are the usual alternatives, and we can build those into the fit-out so the security plan does not wait on a consent that may never come.

Does a canopy over a Mayfair shop need permission if it carries no sign?

Yes. Westminster says a canopy to a shopfront with no advertisements still requires planning permission. If the canopy carries lettering, advertisement consent may be needed too, so both are best settled together as part of the shopfront package. We then fix the canopy in one visit near the end of the programme.

Can a Mayfair unit become a hot food takeaway without planning permission?

No. Class E covers commercial, business and service uses such as shops, cafes and restaurants, but a hot food takeaway, pub or bar is a sui generis use, so changing to one needs a planning application. The extraction and odour control design usually forms part of that application, so it is settled before the kitchen is priced.

Where do Mayfair shops sit in the London Plan town centre network?

The London Plan classes larger centres as International, Metropolitan, Major and District centres plus CAZ retail clusters, and Westminster's CAZ Article 4 direction names the International Centre of the West End. Your agent confirms from the City Plan whether a Mayfair unit falls in a designated centre, because that shapes which uses are acceptable there.

Does a Shepherd Market restaurant fit-out need a new extract duct?

Where food is cooked on site, a kitchen needs extraction and odour control sized for the menu. An external duct or roof fan usually needs planning permission and can be the slowest item to agree, so the route is designed early. Inside, we build the canopy, ductwork enclosures, fire-rated casings and grease management to the approved design.

Can fit-out materials be craned in on a Mayfair street?

Only under licence. Westminster requires a temporary structure licence for cranes, cherry pickers, scaffolding and construction fencing on the road or pavement. Where a crane is not worth that, counters, glass and display units go in through the front by hand or by a small internal hoist, booked outside the busiest trading hours.

Does the Mayfair Neighbourhood Plan affect a shop or restaurant fit-out?

It can, where the scheme needs planning permission. The Mayfair Neighbourhood Plan was adopted on 24 December 2019, and applications in the area must respond to its policies as well as Westminster's City Plan. A like-for-like interior refit needs no planning, but a new shopfront, a change of use or external plant does.
