Commercial Fit-Out Lambeth

Shop, cafe, restaurant, salon and clinic fit-outs in Lambeth, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Lambeth means the customer-facing units on its high roads and parades: shops, cafes, restaurants, salons, clinics and gym studios in Brixton, Streatham and the parades between. Some sit under flats, and some are inside conservation areas, including Streatham High Road and Streatham Hill and Brixton. The shopfront, the use class and the neighbours upstairs shape the job as much as the counter and the lighting.

For Lambeth, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Lambeth: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Lambeth shopfronts and the rule against solid shutters

If your fit-out includes a new shopfront, plan the security without a solid shutter. Lambeth Local Plan Policy Q16 says shop fronts should not have solid or perforated roller shutters or exposed externally mounted shutter housings. That rules out the familiar steel box over the fascia, and it pushes the design towards laminated or toughened glazing, internal open-mesh grilles behind the glass and good lighting inside the unit after hours.

The practical effect is on the order of works. The glazing specification, the door hardware and any internal grille need to be fixed before the shopfront is ordered, because they depend on each other. Signage and the fascia follow once the frame is in, and an illuminated sign may need advertisement consent, which the owner or designer applies for. We coordinate the shopfront maker, the electrician and the signwriter so the front goes in once.

Shop units in Streatham and Brixton conservation areas

Lambeth has conservation areas named for Streatham High Road and Streatham Hill and for Brixton, which raises the bar for anything visible from the pavement inside them. Streatham High Road and Streatham Hill was first designated on 7 December 1999, with boundary changes in January 2024. The Brixton conservation area was first designated on 20 October 1980 and its boundary last changed in January 2024. Check the current boundary for your unit, as both were redrawn recently.

Inside a conservation area a replacement shopfront, new signage or external lighting is judged against the character of the street, so a like-for-like repair of an older frame may be a better route than a new one. Internal fit-out work is usually unaffected unless the building is listed, and Lambeth has over 2,000 statutory listed buildings. The kitchen, the counter and the toilets can progress while any external consent is decided, so we programme the two strands separately.

Use classes, takeaways and extraction on a Lambeth parade

Check the use class before you sign the lease on a Lambeth unit. Class E covers shops, cafes, restaurants, clinics, gyms and offices, so moving between those uses does not normally need planning permission unless a condition says otherwise. A hot food takeaway, a pub or a bar is sui generis, and changing a unit to one of those needs planning permission, which the owner or their agent applies for.

Food brings its own work. A cooking kitchen needs extraction and odour control, and on a parade with flats above the duct route, the fan position and the noise at night are what neighbours notice. Drainage from a commercial kitchen usually needs a grease trap. We build the extraction and drainage to the approved design and sequence them early in a Lambeth unit, because they pass through the floors and walls that get finished last.

Hoarding, deliveries and trading neighbours on a Lambeth parade

A shop fit-out on a Lambeth high road happens in public view, beside units that are still trading. The London Plan ranks larger town centres from International down to District, and Local and Neighbourhood centres are designated in Local Plans, so your unit may be on a busy high street or a short parade. If the frontage needs a hoarding, scaffolding or a gantry on the pavement, or materials stored on the road, Lambeth issues a highways licence for it.

Building control for a shop or cafe runs on full plans, which Lambeth sends on to the fire and water authorities. The drawings therefore need to show that altered entrances and WCs leave access no worse under Part M, with any new customer WC to Approved Document M, escape and fire separation from any flat above under Part B, and the kitchen drainage. We book deliveries before the neighbouring shops open, agree the hoarding line with them and the landlord, and keep noisy work inside the permitted hours so the flats upstairs get quiet evenings.

FAQ

Frequently Asked Questions about Commercial Fit-Out Lambeth

How much does a shop or cafe fit-out cost in Lambeth?

Published UK guides put refurbishing a retail space at £1,500 to £3,000 per square metre and a restaurant or cafe at £2,000 to £4,500 per square metre (MyBuilder, 2026), and London units usually cost more. For a Lambeth unit the biggest variables are the kitchen and extraction, the shopfront, the electrical supply and accessible WC work. The quote after the survey itemises each of them.

Are roller shutters allowed on a Lambeth shopfront?

Solid and perforated roller shutters are not. Lambeth Local Plan Policy Q16 says shop fronts should not have solid or perforated roller shutters or exposed externally mounted shutter housings. Internal open-mesh grilles behind the glass, laminated glazing and interior lighting are the usual alternatives. Ask your designer to show the security approach on the shopfront drawing.

Is a shopfront in the Streatham High Road conservation area treated differently?

Yes. Streatham High Road and Streatham Hill conservation area was first designated on 7 December 1999, with boundary changes in January 2024. A new shopfront there is judged against the character of the street. Internal work can usually go ahead while any external consent is decided, so the programme splits inside and outside.

Does turning a Lambeth shop into a takeaway need planning permission?

Yes. A hot food takeaway is sui generis, outside Class E, so the change of use needs planning permission. A move between shop, cafe, restaurant or clinic uses within Class E does not normally need it, unless a planning condition on the unit says otherwise. Check the planning history before you commit to the lease.

Can a cafe fit-out in Lambeth start on a building notice?

No. Lambeth needs a full plans application for building work on commercial premises and recommends sending it at least five weeks before work starts. The quicker building notice route is for work at home. Start the application as soon as the counter, kitchen and WC layout is fixed, and order the shopfront while it is being checked.

Who else looks at the plans for a cafe or restaurant fit-out in Lambeth?

The fire and water authorities, among others. Lambeth passes commercial full plans to other authorities in the borough for comment. For a food unit the water authority's interest is the kitchen drainage and any grease trap, and the fire authority looks at escape and separation from flats above. Settle both on the drawings before they go in.

What hours can a shop fit-out run on a Lambeth high road?

Between 8.00am and 6.00pm on weekdays and 8.00am and 1.00pm on Saturdays, with no building work on Sundays or bank holidays. If a neighbouring shop needs quiet during trading, the noisy strip-out goes early in the day. Noisy work outside those hours needs the council's agreement, usually through a prior consent under the Control of Pollution Act, and only quiet work runs later.

Does a restaurant kitchen need a grease trap?

Usually, where food preparation sends fats down the drain. The water company and the building control drawings set the requirement. A grease trap or separator is sized for the kitchen, fitted where it can be emptied, and connected before the floor is finished, so it belongs early in the programme.

Who applies for advertisement consent for a new shop sign?

The owner, the tenant or their designer. An illuminated or projecting sign often needs advertisement consent, and the council looks at its size, materials and lighting against the street. We fit the sign to the approved drawing, and wire any illumination through the unit's new circuits.
